It's a very nice guesthouse located in the old town with lovely and helpful staff (motorbikes, bus tickets, restaurant recommendations etc. ). You reach basically everything of interest by a 10 or 15 minute walk. For longer distances use Grab, it's convenient and cheap. The only minus of this guesthouse: you hear everything within the house or from the street and the curtains don't help much to keep the light out. So bring earplugs and eye mask.

Lovely unique traditional Thai style accommodations. I felt like we were staying a family's big house. Breakfast was amazing with lots of options and they can cook omelettes for you. My only problem was that I thought it was freakishly quiet at night so if you're looking for something more social or with more people around, I wouldn't suggest this. However, if you enjoy privacy and good breakfast, this is your place!

Friendly service, fabulous facilities. In a very quiet lane where the beautiful house was located and so handy to everything.

This was the highlight of our trip in Chiang Mai! The B&B is an old wood mansion, renovated into different rooms. Breakfast is a very serene experience in the courtyard, with yummy fresh fruits and omelette. Bedrooms are nicely sized with very comfortable beds. The ladies that ran the front desk were unreal — they were the real gems! From fixing booking errors (of my mistake), recommending and booking us tours (elephant sanctuary and cooking class), to even sending out my glasses when I left them behind. Really really recommend this place! Would come back again.

Lana style wood floor, noise when people walking round. Poor sound proof, smell of grass mat in rooms. Simple breakfast, very nice services. Try once is enough.

Nice staff, clean hotel, and the best exterior I've seen for the price in this area. Very easy to find bile rentals and walking distance from all the hot spots. If visiting Chaing Mai this is the place to stay.

This is the best place to stay in Thailand. First of all, the staff is really friendly. In addition the beds are good and the rooms have the perfect size not do small and not to big. The breakfast is amazing and you have all you need.

What a fantastic B&B. Easily, we got here the best treatment in all of Thailand :) Location, Room, breakfast (damn good + freshly pressed coffee), helpful and knowledgeable staff. I strongly recommend it!

We had a delightful stay here in May 2017.
The family room was perfect for travelling with our 2 daughters 13 & 7. Two bedrooms each side of an private entry corridor with a bathroom between.
On the ground floor it would also be perfect for travelling with elderly.
The location inside the old city was central to all. Yet quiet and tranquil. … will be recommending it to any friends travelling to Chiang Mai.

The best place we stayed in Thailand. Couldn't imagine staying anywhere else than the Baan Hanibah while in Chiang Mai. The location is perfect. Quiet, but a quick walk down the street your by the main road, different shops and restaurants. The room was beautiful and the breakfast was great. The staff were amazing and very accommodating. Also there is a shop across the street that has laundry drop-off and pick-up next day. Loved it!

My family had a very enjoyable, though brief, stay here, at this quiet but charming guest house in the old walled city. Our family of four enjoyed the two-bedroom family room in this quaint old-style Thai house. The breakfast on the outdoor patio was also a highlight for all of us. Kudos as well to the staff for helping us get re-connected with a device which we accidentally left in our taxi when we went to the airport.

Hidden gems in the heart of the city of Chiangmai. An old northern traditional house turned into lovely B&B with a lot of greenery. Love the rustic decorations and breakfast in the garden. Just a stone thrown away from walking street market, Rajdumnern and very convenient with lots of eatery around the area.

Great place! In the heart of an inner courtyard full of vegetation. Very restful. The staff is very nice and small care. Tea and cupcakes offered. The rooms are beautiful the décor all in wooden colonial style and large and clean bathroom. I really loved this place and would go back without hesitation!

Stayed at 5 nights it’s just perfect and breakfast is a treat in the little garden and the place is greeny. I love it. Good location in the old city, its quiet and its about a 7min walk to the thapae gate. I can’t wait to come back –my home in CM.

Perfectly charming and clean bedroom suites! Updated stylish baths! Comfy plush bed! Even a desk area and dressing room! Fragrant Plumeria trees in the courtyard! Fruit and eggs in the included breakfast! What more could you want!
