Great location, nice private beach, friendly staff, nice pool, room was nice just what was needed. Only complaint is their food, we didn’t like their breakfast and the other restaurant is average. Overall I recommend it.

It is a very comfortable, clean hotel, excellent employee service, bar food is delicious and the beach is wonderful.

Do not waste your money in this hotel, all a fraud, the arrogant staff, mamona especially a receptionist who gave me an old, dirty room and the air conditioning was not working and when I went to claim him he went to hide, the beach has a lot of sargassum.

Small rooms are offering to more than capacity. Hotel staff is not helpful. It’s 20 mins away from main attraction. I highly recommend not to stay in this resort. Toilet are too small that you can’t shut door easily.

Traditionally every time I go to Cancun, without exception, I stay in that place. Close to everything, quiet and the coexistence with other guests is very bearable.

Very nice place, its rooms and facilities very clean. I loved the pool and all the staff very friendly… except for one girl who was at the breakfast buffet, there was no attended buffet ad, no staff at the food bar. So we continue to serve each other and suddenly she arrives and unkind and annoys tells us.! you cannot be served! it should be noted that already before other people. Foreigners by the way. They were served without problem. But we will certainly come back first God… the twin boys or cuates. Very kind Enrique and Victor but I am wrong. The beach is beautiful and very clean! Loved it!

I've been coming here for over 20 years. It's my favorite place to stay while in Cancun. The beach is perfect for all ages. No waves, it's a calm relaxing beach. It's an ideal escape for families, couples, individual. The service and experience is exceptional and far exceeds that of all the other hotels and resorts in the area that I have stayed at before.

Not accommodating. They charged for a room we didn’t use. No activities for the family. No entertainment offered. You will think with having beaches closed down due to the nasty seaweed, they would offer something to keep the family entertained by the pool. Had to go to Islas mujeres to be able to enjoy our vacation. Rooms are not cozy, unless you get a condo.

Everything. Very bad service since we arrived, we had a suite that holds up to 6 people and they charged me $280.00 for 2 minors, In total of 2 adults and 2 minors.
II was very disappointed it was our first time in Cancun, That I wanted to cancel the reservation the same day that I arrived.

Friendly staff, clean and the beach within walking distance. Everything was close and easily accessible. Wifi worked great and breakfast was good.

My husband and I came here for our honeymoon and had the best time! The beach is beautiful and our room was very nice! We had a 1 bedroom suite. Housekeeping was great and so was staff at front desk. Our check in took maybe 5 minutes and we actually got here about 15 minutes before check in and they let us in our room because it was ready. They brought our luggage right to our room. The restaurants were delicious and very affordable! The wait staff would also wait on you at your lounge chairs on the beach and that made the stay even better! The water is clear and the view is beautiful! We also had a massage at the spa from Lorena and Rosy while we were here and it was my husbands first and they were wonderfully. We highly recommend this place for a great vacation!

If anybody is trying to find good deals on hotels visit HoteIBully. Com booked a hotel on there and they had the best rates anywhere! Very nice place and nice people but the prices is not very accessible is you compare it against services/facilities. For instance, you need to pay for bottles of water to brush your teeth which kind of sucks being the fact that even the water from the sink is unhealthy and I was not able to make coffee since both machines at my room were damaged.

Very bad hotel to sleep in. Old rooms, not clean, very bad service in the reception, acting rudely with no respect. Breakfast is disaster! Don't wate your money.

We've been to Cancun three times and each time we stayed here. It says something that we keep returning. Each of the apartments that we had were quite large, comfortable, and well-appointed. The staff have always been friendly and helpful. The pool is wonderful. The restaurant is so good that we'll eat there two or three times in the course of the week's vacation. The grouper is my favorite on the menu. The only thing I don't like about the place is that the swimming area at the beach is cordoned off defining where you can go. Although I don't really have a big problem with that, the water within the defined area is tops about 24" deep. It's nowhere even near waist level. Just trying to submerge your whole body for a plunge is a challenge. I'd definitely recommend staying here. It is a short walk to the hub-bub of the Cancun strip, but away from all the noise and activity. It's a quiet place. And it's easy to get to by car from the airport.

From the moment we arrived, to the day we checked out, the employees were extremely attentive. From the bellboys, Daniel, Viviana and Carolina at the front desk, to employees like waitress Cecilia in the restaurant to William, Sergio, Eddie, Arturo in bar area as well as other employees who were very welcoming.
It was the first time staying there and we plan to stay again when we visit. The first day we had a minor issue that was taken care of immediately. Everyone was very professional, helpful and the room we stayed in was very comfortable and clean. The hotel is very family oriented and kid friendly too.
Food was delicious and drink prices were reasonable.

The hotel is excellent. We had half board with breakfast only, very varied and the friendliness of the staff in general makes one feel very comfortable. The room has 2 double beds of the best quality, the private balconies are very good. The best without hesitation of the hotel is the beach you have and the service that is provided within it.
I'll come back when it doesn't rain and it's highly recommended!

This hotel is disgusting. It looks good from the outside, but I had high hopes of having an ocean view, didn't happen, which I can deal with, the room, didn't have 2 beds like I asked, but I can deal with it. But the room and the hallway to it smelled like mold BAD! We asked for a new room and they told us they didn't have any. I don't mind getting jipped on a few things here and there but the smell of mold was unbearable. I do mold remediation for work, so I know what it smells like and what it means. I was extremely disappointed after spending so much money. I will NEVER come here again. 110% unprofessional. Good luck to anyone else that gives this place a try. PS restaurant staff was amazing they deserve a raise for working for such a crummy place.

Unbeatable rooms, spacious, perfect Wi-Fi, cable TV, air conditioning, very clean, safe, iron, coffee maker, kitchenware, refrigerator, microwave oven, change of bed linen daily, nice big pool with Many chairs, great beach, breakfast buffet delicious and very varied at reasonable price, located very close to the center of the hotel zone which is reached by walking in a few minutes.

In the room only on the first day there is water and a bag of coffee, then offer to buy at a price of 3 times higher than it is in the nearest shop on the territory of the hotel. Very not friendly this is especially because the tap water is very bad and local do not recommend it to use when brushing teeth.
Another point: If you can ask for a room in the building 5 (the quietest and all rooms with sea view options) and refuse any of the room options in building 4 (almost all with exit to the track even at night noisy or local trash and other objects)

Nice quiet place to stay people are very friendly Beach right out back snorkeling right off the shore all you need in one place even a tasty pizza place across the street about a block-and-a-half Down Pizza & Tacos burritos lovely Place very friendly.

The hotel has one of the best beaches of Cancun and the location is also very good… close to where the night clubs are as well as close to downtown. That is why I gave 4 stars. Locals go to their beach. White sand, and most of the time is clean. The rooms are old and small, unless you get a suite, which are more expensive. You will get charged extra for beach view, first floor, etc. They are accommodating to your requests (i. E. Add an additional bed to your room). The service is also not very good, be prepare to wait. The food is good and they have a very convenient restaurant on the beach and has room service up to 11pm.

My girlfriend and I were visiting Cancun for the first time and decided to book this hotel with all inclusive. Let's just say I wouldn't stay here again unless strictly necessary. We were paying an average of £170 per night to have all inclusive. The room: fairly large with 2 queen size beds. TV and a safe. We had a small bathroom with shower. If you expect to have a warm and relaxing shower forget that idea as you will have to shower in cold water. Even if you report to the reception they simply will send someone to tell you that you need to wait to warm up (never did). There was a balcony, luckily there was no one next door, otherwise we would have to share the balcony. And our view were just the apartment right opposite us. Beach: they have a beach, small but pleasant. White sand and a beautiful sea. Quite and relaxing if you plan to spent your time just sun bathing. Restaurants and services: We were really excited to go on a trip with all inclusive, when we got there we just felt as part of a scam. They have two restaurants but you only can use one (as you are all inclusive). They have a specific menu for the all inclusive guests, which is way more restrictive than the other guests, food was tasty tho and we hope you like "cheesecake" and jelly because is all you getting as options for dessert. Luckily we understand Spanish and manage to talk a little bit, some of them don't speak English or don't bother to. Entertainment: forget it.

Very good location, the beach, the sea without waves, Plus you've got 100mts in shallow waters, it is excellent! the bus door is very convenient. I recommend the suites to make a life at home but in that place. The breakfast is good. The prices of the bar are accessible.

The most beautiful beach in Cancun, clean and functional rooms, 5 min walk from the centre where you will find all the shops and pubs including the famous Cocobongo.

It was the first time me and my husband visit Cancun… the hotel that we stayed in was very clean, service was great. We ate every day at the restaurant outside, food was great, we had our anniversary and the staff made us ice cream plate… super cute. All the activities that we had, they will pick us in the front of the hotel and staff will always help us out and give us information about places to go and visit. The beach view was fantastic. I will highly recommend. We had a good time…

What one expects from a hotel and much more, friendliness from the arrival by Gilberto, at the reception always cordial and willing to give information, the super comfortable room, excellent breakfast and with a traditional touch, and the facilities with its Great pool and walking distance to the beach which is no other add you never stop seeing security and caregivers. A hotel of medium size. Nice pool directly adjacent to the sea. Rooms and facilities more than need renovation. The food is rather moderate to bad. In all in service no espresso or bottle of water, although water is very favorable in Mexico. Service is a lot of trouble. I wouldn't come back.

I personally loved the place nice rooms, pool, restaurants, very nice silver, facilities and service. The location is very good as it is very close to the clubs in the hotel zone easy to get to the city center as Front is a highly recommended whereabouts with familiar atmosphere.

Good spacious and clean rooms. They provided 3 hrs early check in since we were with a baby. Restaurant is good n reasonable price… did not have microwave in room, but restaurant was always ready to let us use der microwave whenever needed. Very good experience overall.

Location of the hotel perfect, with direct access to the beach from our terrace.
The room was huge, superbly decorated with large living-kitchen and large room, all overlooking a terrace, giving it even on the sea.
The pool, is perfect (little used considering the presence of the 10m beach further away, so perfect for swimming and relaxing) The staff are very attentive a hotel that I recommend without problem.

Lousy service we had to wait several hours for room, despite indicating that the room expires at twelve and assigned to the 15 hours, there was a leak in the ceiling in front of the closet the report and did not repair it in the week I was, the last day a puddle of more than a metre and a half in diameter. The staff were very friendly and helpful, the location was great. I used computer in the store to print my ticket and I charge 35 minutes and only five were in addition to the copies that were printed; Very slow to check in and check out.

The buildings do not have an elevator and you can touch on the 4th floor. This is tiring. Otherwise everything is fine and good place!

April 2011, I still remember this hotel, its breakfast buffet fascinated me a lot, its pool with play area and the rooms were literally apartments, and dressing room next to large bathrooms, the downside is that the Wi-Fi was not free or had to go to the lobby But great hotel near the Caribbean and nice Ambien as good food.

The hotel is cute but they are on construction sites getting to hit and do their jobs early do not let the customer rest and the people at the front desk are good to collect but are asked to do something as simple as passing a copy to their counter for that The administrative system will make you the invoice and do not if you need bill wait for it do not let the overbearing of the reception MADA only know answer the phone.

It was an incredibly beautiful place to stay. I have no complaint at all. The service was good, the personnel was always helpful, the food was always delicious! I really enjoyed staying here and recommend anyone interested in staying there as well. It is worth your money.

Front desk staff is unkind to complaints and room exchange requests are ignored.
Unfortunately, next door there is also a construction site (August 2017), so the beach can be heard on the actually very beautiful beach from 10 in the morning until evening building noise.

Staff was very friendly. The place was amazingly clean and well-kept. The room was comfortable and already cool when we arrived. Breakfast buffet was delicious, with a wide selection. Beach was clean, water clear. I don't think we could even find a place in the US this nice with this level of service for the price we paid. We were very satisfied.

Nice beach for kids, popular with locals, but often catering to tour groups that fill the place to capacity for a few days at a time. Have heard and experienced bumping of long term reservations out of the hotel, not sure if due to bus tour bookings or management problems. Thought we had found the perfect place but we're going somewhere else this year.

I booked a room for 4 people with all inclusive option… I don't think this is a good option for this hotel Location: good location, close to restaurant, coco bongo and super market Room: they are simple but everything works fine, I booked a room for 4 people we had one king size bed and a sofa and a day bed for 2 people located at the living room Pool: simple but attend needs Activities: there are no activities provided by the hotel like: parties, water sports etc… Food: I booked an all inclusive room, I had a mixed experience… during a few moments the service was good and waitress was very polite… during a few other opportunities no waitress show up and during a dinner another waitress was impolite… in another opportunity I had to wait one hour at the pool to be served … overall I don't think all inclusive is a good option for this hotel Price: if you are on all inclusive this is overpriced since food is very cheap in mexico but if you are on a regular room it's fine… I fell like people that are not on all inclusive have a better service experience.

I was unsure what to expect from reading the reviews since there were good and bad ones, but this hotel is amazing. It's a great price compared to all the other hotels around. The rooms are basic, but I did not come to Cancun to stay in a hotel. We got the all inclusive package meaning breakfast, lunch, and dinner is free plus alcoholic drinks from the restaurant on the beach. The beach is connected to the hotel, so it was only a few steps away from our room. The beach is separated into sections for every hotel, so it's quiet and private. Eveyone that works there is genuinely nice and always helpful. Only con is the flushing takes a few tries and the gym wasn't that updated. Overall great hotel!

My boyfriend and I were fortunate enough to stay at this hotel in our Mexico vacation, what about, we were really delighted with our choice. All Inclusive exceptional: breakfast, lunch and dinner served buffet with a wide choice of dishes always delicious, bar service with cocktails and snacks also these fantastic. The staff were very friendly and helpful. Very good daily housekeeping. The beach we found one of the most beautiful of Cancun, beautiful sea, very wide and quiet. What else to say. We will be there forever. Recommended!

It is very nice to go with family or friends, sandy place and beach is very clean and the general hotel atmosphere is very good, staff is attentive and friendly, and the location is good, not excellent, but you could say that it is somewhat easy to locate, in my opinion is more one place to relax that to celebrate Since the music is quiet when they reach it, and is a good place to do an event both baptisms, communions and meetings; rooms are spacious and there are some that have good views, in fact from the hotel you can see the spectacle of boats which is ddigno appreciate in overnight, however need to bring insect repellent for the night by mosquitoes. It is generally one good place both to live and to stay, and the volleyball court is fun as well as functional as all its spaces.

They are a ball of THIEVES… from the Manager to the maids, on one of my walks leave the notice outside the door of my room to do the cleaning since not collected the things of value and so let that lost the tour truck, arriving they carried out cleaning and we realized that we were missing things, to what you comment to my friend maybe them leave in house, I assure you not have left nothing. So that coming to our town review for not committing an injustice, but unfortunately we stole. A new short, 2 shirts and a ring. Call the Manager and said that his people were trusted to wanted say that a lie was my report, I would like to not be fair and put together a hot dog as soon as we realized without thinking of affect to a third party.

The beach is amazing, a nice stretch of clean soft sand and beautiful calm waters. Clean hotel with friendly staff. Restaurant also accommodated our vegetarian needs. Recommend taking the suites over the regular rooms.

We really liked this hotel, it was affordable, clean beach, we didn't even know about the seaweed until we left. Its well maintained. Id stay there again.

Overall it's a nice hotel in a good location. It also has a very beautiful beach. But the room are pretty basic and surprisingly didn't have a refrigerator.

Took the family here and loved it. The beach was awesome. And it seemed nice and quiet, way more private than some of the bigger hotel chains. Enjoyed a nice meal on the beach our last night there. It was just beautiful. If we wanted or needed anything we were so centrally located that it was a short walk to grab it. Plus the taco place across the road was amazing… and cheap. I would've eaten there the whole trip! I'd definitely stay there again!

In my whole life, I was never in a really bad Hotel. One of my biggest mistakes in my life. I had 7 nights booked and am after three nights in a different Hotel! Pay I still had all 7 nights plus 300 Euros! The pictures on the Internet, you can easily be Fooled, so I take the time to future potential customers to prevent in the "Kin Ha Villas and Suites" to remain in. To The Hotel: 1. The toilet did not work 2. For hot water in the shower you have to wait 10 minutes 3. It has no fridge (Mini-Bar) in the room 4. The security guards at the Hotel don't understand English 5. You feel not at all Welcome 6. The reception treated guests very unfriendly. It is difficult to communicate. 7. We had some concerns and questions. In any way you could help us. Then we have our questions to the Hotel next to us (Intercontinental). You were more helpful than our Hotel. 8. During our three days stay was the same dirty dishes in the hallway. 9. Kin Ha Villas and Suites has constantly problems with the payment (I had otherwise never). 10. You have our payment allegedly did not receive, so they forced us to a Depot to leave a 300 Euro. 11. As I said, we had 7 nights plus 300 Euro pay for 3 nights stay.

Bait and switch… to a certain degree anyway. We booked a beach view suite through a well known online hotel booking site. When we arrived we were told the beach view was an additional $45 USD (not Pesos. Are we in Mexico? ) Apparently, we were told the hotel was full during this Christmas holiday week. Reality, there were many empty rooms. We did splurge on the upgrade. The bed was soft and comfortable. However, both air-conditioning units were blowing moldy air. Mold growing on the vent. We woke up with a sore throat. Lovely! They also forgot to leave toilet paper when they cleaned. This is claimed to be a 4 star property. Who's giving out stars here? Time to recheck. In the morning, we thought we might grab breakfast on the property. We walked the buffet which was at most 12ft long and quite limited in choice. No expresso coffee included, only coffee flavored tea (drip style). All this for 190 pesos per person. Are they kidding? Instead, we hopped in the car and drove to a local mini marketplace just by the bridge going on the way to Puerto Juarez (right hand side). Great Mexican local spot where we got TWO full meals including fresh fruit, coffee, fresh juice, eggs, baked beans and tortillas. All for 130 pesos for two. Well worth the drive. We decided to leave this hotel after our first night.

Very nice hotel. Best beach in the area. All staff was very nice except the girl at the front desk in the lobby named Jessica. Not very helpful and pretty unfriendly during check out.

Excellent the beach of the place. The service is very good and the location is very good. The silver is wide and quiet. The waves are not large in that area.

They basically try to charge you everything extra after you booked the rooms.

My idea of an ideal vacation is to lay on the sand with a drink in my hand, a warm summer breeze and crisp clear blue water. Beachscape Kin Ha Villas offered just that. The atmosphere was very picturesque and the service was on point. The sand felt amazing and the beach itself had no rocks. I didn't bring my children on this trip, however if I would've I'd feel very comfortable allowing them to swim freely in the water without having to worry about sharp or slippery rocks. All in all, the pricing was great and we had a very enjoyable experience. Buen Viaje!

Beach super! White sand (literally). Pool very well. Quiet. Comfortable rooms. Pretty good. If he would return.

It is a place where you can relax and enjoy the weekend.

Not a high end resort but it was very nice and comfortable. Easy access to pool and beach from the room. Everything was kept clean and we'll maintained. Stayed out here for a week and had no problems. The restaurant by the beach was great! Great food for cheap price. We ate here more than we did out in the streets. Each plate we had definitely feed for 2ppl. Didn't have any issue here with the food.

I went to cancun and I ospede there.

This place was awesome! It was definitely not luxurious like some resorts can be but you get a nice comfortable room, plenty of space, super friendly staff and a truly beautiful beach that isn't crowded. We had no problem finding lounging chairs under a thatched roof cover for shade. The beach was clean and gorgeous! We ate at the restaurant once and it was good. It is at a great location to walk to attractions or local restaurants. We saw lots off American restaurants but stayed away. We wanted to be in Mexico all the way! I think my favorite place was Chedraui Supermarket. Clean, great prices (better than souvenir shops or flea market). You can walk there. Also, the food there is fantastic! We rented a car at the airport and felt very safe leaving it in the free parking provided by hotel. We walked around at night, rode the bus (day and night) and everyone we encountered was helpful and friendly. If we return to Cancun, I'm sure we will stay here again!

Excellent hotel very well located. I recommend it.

We reserved online and requested one king bed but was given two doubles, we returned to the front desk to bring it to their attention that we requested a king bed and the gentleman stated "thats all we have" and offered no other options. The gentlemen that operated the transportation to and from the airport let people skip us in line and told us to go to our rooms and come back later which we didn't want to do because we already waited for over 20 minutes we didn't want to come back and have to wait again. Those two things left a bad taste in our mouth as being the first two experiences of the staff. We dealt with the double beds and didnt let that put a damper on our 5 day vacay. Housekeeping used very strong smelling floor cleaner which gave me a headache almost daily. We did not have a chance to go by the pool or the beach. We were so close to the city life we just walked every day and spent majority of our day there. The hotel was in a wonderful location. Overall I would recommend this hotel because of its perfect location.

The most beautiful beach in the world.

Fabulous location on the best beach in cancun. Nice restaurant on the beach. Plenty of sunbeds on big beach. Free Wi-Fi in lobby and pool. As for Cancun itself — don't like it. Only here for two days on way home from Travelling. Happy it's not longer.
