Excellent service, a wonderful crew of workers striving to make your experience at the Villa the best. The beach is easily accessed from the Villa, and is good for young children. It’s beautiful white sand and crystal clear water is very inviting. There are many fish to see, especially near the rocks. It’s pretty shallow, maybe 3 feet in some areas for viewing them. The waves are a little rough near the rocks so you need to be careful. Many activities to participate in like kayaking and jet skiing. Also lots of activities around the beautiful pool for the kids. I would highly recommend Fiesta Americana Cancun!

Everything! Outstanding Customer Service from all of the staff that works here. Who doesn’t love all the servers in the restaurants, pool and Beach? You get to know them all pretty well and they become family and you exchange gifts. This SHOUT OUT is for the ones you don’t have everyday contact with. You get greeted immediately at the front door. The Bell Service takes your luggage immediately when you arrive, and takes it up to your room for you. You don’t even have to ask. The front desk are very friendly and helpful throughout your stay. Have a question? they will help you as well as the Concierge. Yes, there are Timeshare agents here, and at every single hotel here in Mexico on the coast. I can tell you that they do not harass you here. Just say no. It’s really that easy. Thank you André for all of your help and answering all of our questions. Housekeeping, The rooms were spotless everyday. Maintenance, and The Ground Keepers. Unbelievable. Sweeping the beach and the pool areas. Cleaning up behind people who can’t do it themselves. FA Villas has such a special place in my heart. Everyone knows your name and treats you like family. My concierge Cristy was MORE THAN INCREDIBLE.
The location is perfect! Close to everything and most important the beach is a gorgeous pool. By far, FA Villas is the best value and quality in Cancun. SO CLEAN and serene.
One little observation…closets, doors and furniture need a fresh coat of paint.

Incredible place, and the attention is very good plus everything is very clean and loves the area where it is located because we have many things nearby so it is very practical.

The transportation service is very nefarious they left us in another airport terminal and the hotel is not responsible for the service they provide because they hire externals beware of garbage service!

We stayed. One week, and terrible attention, we were treated much better in another hotel than in this one in which we are partners. I don't recommend it.

Low quality foods without excessively expensive flavor. The receptionist didn't do the right thing about leaving the voucher open and they went after us like we were criminals. They put people super close without keeping their distance in the restaurant. I don't recommend it at all.

Always a great place to stay, very clean facility & rooms, beach cafe, family friendly, internet in every room, close to upscale mall shopping or local sovereign shopping, fine dining in the hotel or at nearby restaurants, large rooms with kitchens & balconies, close to Cancun nightlife clubs, and the option of all inclusive or not.

We once again enjoyed the hospitality of the whole team of this beautiful place. Now with the new protocols and you really feel safe and see the staff's care in taking care of you and taking care of yourself. I highly recommend it for its beautiful beach, super clean facilities, warm service and excellent food. We spent our spring break at Fiesta Americana Villas. It was a greatest experience ever. Everything was too good. We are pure vegetarian people, but chef Omar at the restaurant took so good care of us. The staff at the restaurant, spa and reception I remember few names Alejandra, Lili, Erica, Gaudacio and all others are amazing people. If given a chance I would like to go again… highly recommended.

Amazing place, all the staff very welcoming and helpful, very well located within a ten minutes walk from the major night clubs. Food is also very good and served in generous portions. Definitely will comeback soon!

My stay at Fiesta Americana was a pleasant one. Very quiet, very clean and excellent service. All are used and workers are very friendly and optimistic.

For the price, not worth it. When I arrived, I explained I was coming from another property in Cancun that I had a horrible experience at & was VERY hopeful that since I had upgraded to a higher star hotel, I would feel the difference. The room I booked was a king sized bed with an ocean view, jacuzzi tub with a full kitchen. Beautiful! What I received was a room facing the pool with a view of palm trees, pool view, and an extremely obnoxious pool announcer. The a/c had not cooled after over a hour, and found out the tub would not hold water. Looked at 3 more rooms, and finally the 4th one had a working tub. The jacuzzi tub itself is not large enough to fit more than one person & being 5’3”, I could not fit in the tub either. I walked about the property multiple times and never once felt an overwhelming amount of acceptance or welcoming attitude. In my room, facing Riu, they had a band that played rather late. Not a resort to come if you want to relax & be pampered!

We acquired one and it is nothing of what we were promised in the presentation, very high maintenance fees and the worst of all is that we could not use our membership freely because there was never availability, so after years of suffering finally we found out to cancel it, If someone else is going through something similar and want to get rid of their timeshare do not hesitate to send me an inbox, I'll gladly give you the information, greetings and never return to fiesta americana resorts.

Absolutely a quality attention and warmth of all the staff from the time you receive you to your departure. Always the people attentive to your needs in the restaurants and giving the best in customer service with an excellent attitude and encouragement. All very clean. Pleasantly surprised and satisfied. The dinner that was made to the diners of the palapa was of the best. Thank you.

Beautiful and extremely clean resort nestled on a small beach with beautiful safe waters. Great spa to choose from many inexpensive (compared to the States) treatments. All of the staff were friendly, knowledgeable and professional. Would highly recommend staying here.

Nice place, little beach area and the building shows that it has its years. Anyway, he's remodeling and I've had a bad chance to touch one room next to another they were reworking. I took a very good massage and the super friendly and available staff.

Nice older hotel in the perfect spot in the northern hotel zone. Lots of locals here, very comfortable and good pricing on food and drink. Nice beach, pools areas a little crowded but cool.

Hotel has access to beach with fine sand and clear waters. Location is close to a supermarket and good and authentic Mexican restaurants. Room is very clean with great views. The bathroom is a little small.

Great location, very clean hotel inside & out, friendly staff with a great pool with a spectacular view of the ocean. Plenty of seating around pool and beach. Local supermarket that's above and beyond for all your needs. Wine, cheese, pateries, fresh seafood to farmacia. Anything you need this place has and more.

This resort is excellent, the service is over the top. Everyone is so nice and hospitable. Our room was amazing, it was huge with a beautiful soaking tub and lovely balcony overlooking the ocean. The food at the restaurant by the pool was absolutely delicious. The ambiance is very family oriented. The resort is close to all the shops and many restaurants. Our overall experience was excellent. We highly recommend this resort to everyone.

I hardly ever write reviews but this place really deserves it. From the minute we checked in the whole staff was great. Dafina was simply amazing! She went above and beyond to ensure that we were taken care of. They gave us a complimentary bottle of wine for our anniversary along with strawberries. The rooms were clean and well taken care of. Absolutely loved it!

Very nice, pool area this great, has a direct area to the beach. It's all excellent. The only thing that surprised us on our visit was the incident, where someone entered the bedroom with a master key. And I take some things, when I checked the system, he was surprised, he was a worker there… In short, the hotel took matters into the matter. Everything else well. :)

For now the SPA is in remodeling. There is no steam and the spa services are given in a room suitable to spa.

I loved it, the clean rooms in excellent condition and equipped with refrigerator, oven and kitchen utensils. The pool area very well as the pool temperature, the best is your beach, children can swim at ease without current or swell.

Nice definitely, but not new. Fairly well maintained but not Cerro perfect. Pay a little ' the position, in the sense that, is excellent, close to the center, but also right next to hotel of other caliber and the comparison is inevitable.

It is a nice hotel but the harassment to acquire their times shared this canyon, besides that my daughter broke a lamp and we were charged expensive. We definitely didn't come back there.

Fiesta Americana Villas is a smaller option compared to the other mega hotels. The stay is affordable. The lobby and the rooms are quite nice. There is a single restaurant by the beach that serves breakfast, launch and dinner. Their menu has a wide selection and the food was very good while the prices were reasonable. The beach is on a concrete platform and has steps that go down to the ocean, exactly as seen in photos. While not ideal I think it works well. Due to its location, waves are minimal, works great for families with small kids. Also, the beach gets more sunlight in the evening because it faces northwest. Neighboring hotels go under their own shade early in the evening when Fiesta Americana does not. The staff made sure we were happy and comfortable. They changed our room to one that had a great view of the ocean at our request. We are very happy with this hotel overall.

It depends on what you like and enjoy. For me it is not worth the price per night. Maybe if I were to find a good deal or a package would have been better. Staff are nice and kind. Rooms are clean but need improvement, I believe they are going through renovations so rooms will be better. Other than that, this hotel is ok.

Came with my wife for our honeymoon. Rooms are very beautiful, AMAZING views. Staff is super friendly. The beach is right next to their semi detached restaurant and pool area. Convenient to shops etc. In the area too.

Stayed at this hotel in February on 7days. The room consisted of a bedroom and a kitchen-living room. King-size bed. The kitchen has everything you need. The only thing missing a small bucket to make porridge in the morning to cook. But it's not that important. Just keep in mind who it is fundamentally. The hotel has a restaurant. You can eat in it. We basically ate in a café on 2jetazhe at the store Chedraui. Prices are democratic. The hotel is almost in the center of Party life. If the windows are near the road, then the music at night is audible. But we closed them and in principle it was normal. The beach at the hotel itself I would say that no, because you need to go down the steps and immediately the sea. But we went to the beaches of neighboring hotels without problems. There are gorgeous beaches. No one is chasing. Sunbathe as much as you want. The centre of Cancun can be reached by buses R1, R2. Walk about every 5 minutes on 4-8 buses.

Showers are a trickle. Older building that needs a little maintenance. Neighbors were smoking which filled out room with smoke. Hotel didn't seem to do anything about it. Staff is very friendly. The concierge is awesome. I strongly recommend seeing them before you go to dinner. They give out coupons and make the reservation. Three stars for the hotel, five stars for the concierge.

A great family friendly resort. The staff is very accommodating and the entertainment staff at the pool became my kids best friends for the week. The rooms were very clean and the kitchen in the room suited our needs. We will definitely be coming back!

Excellent place for recreation and great comfort. We can't complain. The staff was very attentive very friendly always willing to remediate your needs. Highly recommended. Some other maintenance little something but nothing that takes away the sleep.

The hotel is very well located. It has everything inside, restaurants and swimming pool in which you can relax. The rooms are spacious, with minibar and self-service adaptations. The bathroom has a shower, some with a bathtub. Sea views in almost every room. Opposite is the Plaza Caracol shopping mall and the Chedraui Selecto supermarket. Also a few steps away are the most popular nightclubs in Cancun.

It is a Vuen place: Located in a good area, excellent care and service, but to be villas, not in all cuatos there are all inclusive packages, because they have kitchen to prepare food, great to go with family. The access to the beach I did not like so much, because there is very little beach, is direct the sea. The décor is a bit outdated, but it's in good shape.

It's good because it makes you enjoy your family since it provides an familiar environment, the rooms are very good compared to their price.

The staff is quite friendly and helps you with everything you ask for. In the room I had several drawbacks: the iron was not properly served, the room had an excessive unpleasant odour (humidity). I asked for room change and they did it, only two nights later. I was told that they had a problem with the magnetic keys, so I did not have a key for those two nights (the staff opened the door to me every time I needed to get in, although sometimes it took a while to do so). I hope that with the next remodel, these problems are left behind.

Fabulous place. I've decided it's my house. It's on the beach by the sea. With pool and jacuzzi. The restaurants are very good and the best of all is the great friendliness of the staff.

The service and attention of the staff is excellent, polite and always smiling; Tasty food, Comfortable rooms, clean and beautiful, some with equipped kitchen, microwave, toaster bread and coffee maker. Beachfront and clean pool with play Area. Besides if for you it is a special day or you celebrate something and someone of staff hears you surprise you. They are very attentive and they love to make us happy.

Rooms are basic and look a little worn. Service is good, but the typical translation issues. Off season difficulties-restaurant and sofa and gym relocated.

I loved my experience here so much! Me and my husband were there for 5 days 4 nights and I couldn't have a better time the food is AMAZING all the staff is so friendly and they adjust to any needs that you have the rooms are so nice and clean! The only thing that bothered me was that I made a reservation 6 months in advance and when I arrived they didn't have my room ready I had to wait around and hour for it but they gave us drinks while we waited! I totally recommend this hotel to anyone wanting to have a great time in beautiful Cancun!

This is paradise on earth. Check wad fast and easy. Our room was amazing. The views are unbelievably beautiful. The food was deliciously good. The staff was very accommodating. The concierge was very helpful and full of suggestions of what to do and where to go. I couldn't ask for a better place to relax by the pool and or beach.

Very good location and the staff of the restaurant the palapa attentive… the captain lorenzo, them waiting gaudencio and alejandro but very especially to cindy very attentive, helpful and super fast…

The hotel was damaged due to a hard rain and wasn't responsible enough to let us know before arrival. Their solution was to tell us to book another hotel when we were already there, and all other hotels were almost fully booked and overpriced. Bad service.

Lousy service had a purchased reservation and wanted me to send to another hotel, claiming that they had no rooms cuanfo continued to check in new guests.

Very nice resort. Only one pool and small beach. Rooms are nice, staff is usually helpful. Mostly Spanish spoken.

The bedroom is very good and the service is very good and attentive. But for those who are not in the all inclusive mode, the food and beverage are very expensive (such as 250 pesos for one breakfast). I have solved this problem buying my own breakfast in one of the many markets close to the hotel.

Nice but sort of vintage. Not in the cool way, though. Hard to find a complaint but nothing stands out as a wow-thing. I'd get a room here but only at a bargain price.

Reqquiere maintenance, however the service and the staff is excellent. It has a good location since it is close to the area of clubs, restaurants and there is a select chedraui where you can restock the pantry. Recommended to be a couple of days locked up and the rest of your stay by visiting parks or squares.

The hotel requires a complete and urgent update. They have only one restaurant and is fully open, when it rains, guest can’t eat there nor leave the hotel to a near restaurant. Service is acceptable.

Smell of ammonia in the room and moisture in the room.

This is an older facility that needs upgrades badly. E had the strong smell of raw sewer has in our room several times during or stay. Our refrigerator had to be replaced because it was so noisy and our room flooded with rain on the second floor. I am surprised that Hilton issues such a dated facility for its vacation club here. The sewer has was the worst.

The all inclusive plan is great. Excellent service.
