Courteous and affable personle, spacious and recently renovated rooms, it is located a few meters from the vaporetto stop, but it is not in a noisy point, highly recommended!

A very nice hotel, a 50 yard walk away from The Grand Canal. A very comfortable room and friendly, helpful staff. The location is fantastic as a starting point for all of central Venice. The sketch is not of the hotel, I hasten to add, but a beautiful old square near The Rialto Bridge. — здесь: Campo Sant'anzolo.

Great room clean and tidy and quiet. Stayed in the annex next to the hotel. Good access to St Marks Square 20min walk. Helpful friendly staff, Would love to come back again for another visit.

The location is perfect, the hosts are outstanding. We had two stays within a short period of time, and enjoyed both rooms. Very clean, and close to everything. The breakfast is great, the courtyard is charming. We will definitely return.

If you want to enjoy the “real” Venice, without sacrificing style, this hotel is for you. Gorgeous rooms and a very charming patio where breakfast is served. All that in a quiet zone when you mingle with the locals and avoid the constant coming and going of tourists with suitcases.

Great location. Excellent restaurant 50 yards away. Quiet and elegant. Far enough away from San Marco square to limit late night crowd noise. Great breakfast too!

We loved this fab little hotel. Walter and Sandro couldn’t have been more helpful when booking and offering advice and directions before we arrived, the rooms were lovely — absolutely spotless — and really accommodating for our group’s needs: a family of four with a six and eight year old, a family of three with a six year old and a couple. It’s in an awesome location a stone’s throw from the Stae ferry stop and a great range of restaurants and bars, 10 minutes walk from Rialto and 20 minutes walk from St Marks Square. Breakfast was surprisingly comprehensive: lovely fresh fruit, yogurt, eggs, ham, gorgeous pastries and fresh pancakes. The staff were all amazing. It’s an absolute gem. We will definitely return.

Excellent hotel in a traditional area of Venice. Clean, large rooms with modern bathrooms. Delicious and generous buffet breakfast with tea and coffee served by charming staff. The location of the hotel, near to a vaporetto stop, restaurants and bars that are realistically priced serving delicious food helps to make this hotel extremely popular; and deservedly so. I can't imagine wanting to stay anywhere else. Do not be put off by its 2 star rating, I have stayed in pricier, higher rated hotels in Venice and they cannot compete.

Stayed two nights here in early September. Nice staff. Nice sized room with a view right over one of the smaller canals. AC was great. Good location out of the main tourist thouroghfares but close enough to walk or water taxi everywhere. Plenty of places nearby to get something to eat or drink from early morning to night.

Very nice hotel, our room was clean and comfortable bed, the staff very helpful, gave us good suggestions for restaurants and directions. Would definitely recommend and return.

Great location, very conveniently located. Right next to the transit station. Breakfast is amazing. Rooms are exceptionally beautiful and well kept. People working there are very friendly. Owners are very helpful and accommodating. We had a flight at 5 pm. Requested late checkout and the owner was totaly fine with that. Loved the stay.

We had a great stay here. The hospitality was excellent. We stayed at the annex and our room was beautiful. The location is good as well. Walking distance to Rialto but in a quiet area. Nice breakfast.

Fabulous hotel. Our bedroom was pure Italian opulence with a beautiful Murano Glass chandelier. Delicious breakfast with a great selection of food to choose from. Staff really friendly & helpful. Very close to San Stae Vaporetto Stop which the Alinaguna water bus from the Airport serves.

Nice hotel in a strategic position in the city, refined and elegant, professionally cared for every little detail.

Hotel in the historic district of San Stae, in the centre of Venice, next to the Grand Canal. Charming. Beautiful and impeccable rooms. Tasteful decoration. Unbeatable bathrooms. Practically new, very charming. Breakfast buffet, delicious. Connection to the direct airport with the vaporetto service of Allilaguna, practically on foot from the hotel. Communication with Venice via the grand Canal with Vaporetto Line 1, practically on foot from the hotel. Very friendly staff. Very good value for money.

Our first time in Venice and we couldn't ask for a better hotel! Very clean. Rooms are refurbished and modern but preserve the town architectural legacy. Staff is kind, smiley and informative. Location is quite yet a short walking distance from anywhere we wanted to go. Breakfast is quite continental, not glorious but good and fresh (there were a couple of assortments that were made in microwave but other than that the pastries and fruits/veg were fresh)

Upgraded to king sized room at no cost. Staff very friendly. Breakfast very good. Great location. Unusual having to leave room key at desk every time you leave the hotel. Rooms very clean. Lovely courtyard backing onto a canal. Would definitely stay again.

Very helpful and welcoming staff. Our room was beautiful and clean. The location was perfect as it was very easy to walk to places; it's also near a water taxi port. It's approx. A 15 min walk from the train station. They supplied a continental breakfast buffet which catered well to our needs. The hotel has a small peaceful courtyard area where we enjoyed a drink in the evening after a long day of sightseeing. As well as most hotels they kept our luggage after check out so we could continue to sightsee before we departed for our flight. I'd highly reccomend this hotel. Thank you for an enjoyable stay!

A friendly hotel with a comfortable and clean room. Great location for close proximity to museums and main monuments.

Place was absolutely amazing. The room was very spacious and very clean. The toilet was huge, never had a better shower during my trip. Staff was extremely friendly and helpful! Worth every dollar.

5* for the breakfast, service, and location near vaporetto stop. 3* for the room itself which was not very quiet (could hear coughing all night from person upstairs and noise from outside through the window). To be fair, they did warn about the size of the room and location near the front desk. Would recommend they decommission that particular room as they continue expanding into nearby buildings. Breakfast was outstanding. Would visit again and pay the extra money for a different room.

Absolutely amazing hotel. Breakfast was delicious and filling. Our room felt like a palace, very comfortable bed and great shower. It's right by the vaporetto stop which is very convenient. My only beef is that the Wi-Fi was not very reliable… it would work for 5 minutes and then it wouldn't work, on and off every 5 minutes it seemed. Other than that it was amazing and I would definitely stay here again.

What a fantastic stay we had here. All of the attractions are within walking distance but far enough to avoid all noise and busy crowds. It's a hidden gem and I would definitely recommend this place to anyone. Staff are so friendly and helpful, nothing is too much trouble.

This is a great little boutique hotel. The rooms are clean, updated and well decorated. The shower was a little small but that is pretty normal for Europe. The staff was friendly and very attentive. The location is excellent and very convenient. It is just 5o meters from San Stae stop which makes it easy to get to from the train and bus stops. I would highly recommend this place and would stay here again.

Such a beautiful spot to stay and still private when in your room. We had everything we needed except a cork screw in the room but we managed. Good water pressure and the many pillows eased the hardness of the bed. Spacious rooms and pleasant staff. Breakfast in a cage setting but hated and private to the B&B. Was easy to find from the train station and central to all sights. Will stay again in the future:).

An excellent value with clean, sophisticated rooms (full-size beds with real mattresses, large bathrooms, furniture, perhaps a TUB… none of which is a given in Italy). The service was very good and the included breakfast is quite good. Its close proximity to S. Stea Vaporetto and reasonable cost makes it a very attractive option in the city.

A delightful and surprising gem. Location is easy to get to and convenient to all other areas. Staff, especially, at night is very helpful. Venezia is cramped and narrow, while the hotel embraces you with space and room. Breakfast is simple, but done well.

The owner, Sandro is friendly and helpful. The rooms were charming, comfortable and clean. The hotel was quiet but convenient. Reasonably priced. I would highly recommend.

The entrance from the bridge makes it a charming and pleasant place, the professional and exquisitely friendly staff makes the stay even more enjoyable, the spotless room makes you feel at a higher level hotel, the huge shower is recommended and the bathroom Great and clean they help this feeling, altogether well above all expectations, compliments.

Great hotel, and basically the reason why I don't AIRBNB. The staff were attentive, the room was clean and well maintained, and lastly the staff were personal, helpful and friendly. We will definitely be back!

Excellent hotel. The staff were extremely friendly and helpful, the receptionist helped to carry our bags up to the room and showed us where everything was. The room was very nice and very clean with a good shower. The hotel was all of 30m from the S. Stae water bus stop which was nice. I Will definitely recommend this hotel to friends and family if they happen to be visiting Venice.

We stayed here for four nights in June. The hotel is beautiful, a real treasure in the heart of Venice. Far away enough from the crowds of San Marco to have some space but very easy to get where you need to go. The staff and owners are all friendly and helpful. Our room was lovely, well decorated and clean. We even had our own small terrace! I cannot recommend this place highly enough, we were really pleased that we chose this hotel.

Wonderful experience! We stayed in an upgraded state room on the second floor. It was my first time in Venice, so hard to compare to other hotels, but I found this location off the beaten path to be inviting and quite. The owners are readily available; the staff make a GREAT breakfast; and the location is easy access to the vaporetto stop.

This hotel was very cute. The owner of the hotel is there most of the time at front desk and he is extremely kind and helpful. He gave me many awesome suggestions on where to go, what to see, where to dine and shared some interesting things that most people don't know about the area unless a local tells them. The hotel was decorated in a nice, classic way and the breakfast (which is included in rate) was AMAZING. I have stayed in many hotels in the area and while many have breakfast included non in this price range had even close to such a beautiful one. Also I was traveling separate from my boyfriend and because he could see I was struggling with 1. Carrying my things and 2. Finding my way around this confusing city streets — the owner helped me carry my bags to the boat and showed me how to use the transit system. I would definitely stay here again and recommend this hotel highly. I am a picky person yet I was impressed and very pleased with this pick!

Stayed for 3 nights at this hotel, located in the center of Venice, in a great location, you can walk to anywhere, from the water bus is also very near. Staff were friendly, the breakfast, the room with a bedroom and a small lounge. Strongly recommended.

Is a charming small hotel. Staff were friendly and helpful, and everyone's English is very good. Away from all the attractions are very close, so you can go to any place. Both from the airport and the train station is very convenient, the station is only 50 metres from the hotel. Perfect breakfast, many types. Rooms are clean and pure, is very big, the window was open. Very quiet at night, even can sleep with the Windows open. Wi-Fi is a bit poor, others are good.

This hotel is a must. The staff is friendly, the rooms are awesome, the breakfast is something to behold and delish. We booked the room in advance after reading reviews and weren't disappointed. They sent us a personal email with clear directions along with links on what to do and where to go. The staff advised on eating locations and we enjoyed everything about Venice. Next time we stay in Venice, this will be our place.

Very convenient location near San Stae stop. Quiet area, a five minute walk you can reach San Polo or Rialto. Hotel recently renovated with taste, nice rooms clean and spacious. Staff courteous and very helpful.

The service and rooms were excellent. They made my first trip to Venezia wonderfully memorable; they even made sure to make my first Italian breakfast coffee. The rooms were fantastic, especially for the price. Will come back as often as possible.

I was staying in Room 5 with my girlfriend, and the combination of the decor, the high ceilings, the canal—it was just beautiful. I arranged with our hosts to have some champagne and lilies for the room when we got there, and it was really the perfect extra touch. Really warm and excellent service. Thank you again for having us! We will definitely be coming back next time we are in Venice.

Stayed here for three days with my wife and son in a triple room. Loved it! Clean, comfortable, friendly staff, good breakfast Great location too. It seemed a little more touristy between Rialto and San Marco. The area around this hotel was much quieter and there were still a bunch of good restaurants around. Very close to San Stae vaporetto too.

Very good service and friendly staff. The room was very comfortable and pretty. Also very central, only 10 minutes walk from Rialto bridge. Will come again for sure. P. S. The freshly baked apricot breakfast croissants are amazing.

We had a great stay. We got a lovely, spacious and comfortable room in the annex. We felt the beds were a bit hard though. The staff was friendly and gave much personal attention. We specially liked breakfast with very good Crostata die Mandorle.

Don't let the two stars put you off this excellent hotel. In a convenient and quiet position the accommodation is of a very high standard, the breakfast is excellent and the staff are very friendly. Terrific value for money. Check it out on TripAdvisor.
