Just returned home yesterday, after a lovely 4 day break in this beautiful city.
The hotel was perfectly situated.
It was nice, clean, and quirky.
The breakfast set you up for the day.
Will definitely return, and recommend.
Just one teeny thing to complain about, just would have been nice to have had tea and coffee making facilities in our room, but it didn’t matter that much☺️

Charming little hotel a short walk from St Mark's Square. $200 for 4 with breakfast in the middle of August is very reasonable.
The hotel is very clean and quiet. Breakfast in buffet form is fine.
Finally the welcome is nice and the staff listen.
You will understand I recommend it.

It is very well located, right at the end of the street there is a vaporetto stop where you can also buy the ticket right there. There are restaurants in the nearby streets where you can eat and dine for a good price.

All or almost all small like most things in Italy but enough, well put and with taste.
The location is very close to the big canal and Piazza San Marco but in a very quiet area.

This classy place was a gem we will definitely return!

Great location, very cold air conditioning, friendly staff, and decent breakfast. The size of the room is good for how tiny things in Venice can be. There were squished bugs and some questionable spots on the walls. Shower heads were in desperate need of cleaning. And there was an odd square of cieling in the bathroom that was taken for repairs and never properly patched back. Overall not a horrible place but could use some help.

My husband and I stayed here twice before and after a cruise. The best things about this hotel is it's location and it's staff. It really is right in the thick of things but also peacefully situated in a little courtyard. The reception staff work 25 hours straight but always manage to smile and were very helpful. Yes the rooms are smaller if you purchase from the lower scale but for us this was offset by location. The bathrooms are tiny but efficiently designed. My biggest let down was no iron to borrow. Ex Military husband wad not happy. Looking in the facilities I don't see one listed but it would be the only suggestion I'd make to the owner… oh and perhaps efficient hairdryers. The ones they have are ancient attached to the wall types. Still I would recommend this place. We enjoyed it!

Great location, central, but in a quiet street. Good breakfast. Decent sized rooms. Good balance of price and comfort/quality.

A little dated for the decoration. Decent breakfast price in standard. Missing a bar or hot drinks in the room.

The location is fantastic, just around the bridge of sighs and very close to the square. To get there from the ferry stop there Q walk a block. The rooms are very small, picturesque.

Location is excellent, breakfast was good but the room was extremely small. The size of a closet. The full size bed basically covered the entire area. No space to walk.

Excellent very good location as it is two blocks from the Plaza San Marcos.

Off the site no positive to remember…

The hotel room has a small size but quite acceptable for short stays.
The breakfast is acceptable for those who have no special demands with packed cakes and breads and croissants "Frozen". Disappointing that in the breakfast area the number of tables is limited, we happened to have to wait 15 minutes for someone to end up eating breakfast.
The hotel overall is mediocre, but the location is really great for those who want to be a stone's throw from St. Mark's Square!

Excellent rooms although a little hidden.

Quiet, very close to the piers of Piazza San Marco. Own. A flat: Tables (2 people) of breakfast cramped if you want to enjoy this first meal of the day.

Great location (5 min walk to St Macro's Square, 1 min walk from ACTV stop, which saved us lots of effort strolling luggage around on the rocky road in Venice), excellent breakfast (fresh baked CROISSANTS are must try), good security (entrance 30 sec walk from main street, hotel gate is locked after dark, opening on guests' request), helpful staff (front desk helped store our luggage after we checked out and before our train departure in the evening, the lady working in cafeteria delivered cute Christmas cookies during breakfast, she also provided us hot water before we checked out). The room is very clean and tidy (we got a free upgrade to the deluxe room with a rooftop balcony on Christmas Eve, a nice surprise! )

Central Hotel, cozy, comfortable: In the mini apartment bathroom with 2 washbasins, bathtub and shower! Breakfast!

Good position, clean and very compact (couldn't use the shower it was such a small area). The staff weren't very friendly though.

Hotel near St. Mark's Square… great location and great hotel.

We stayed at the hotel for 3 days on the last of our 3 city vacation. The hotel is in a great location but our travel agency did not help us with the transfer from the train station. It's not a bad walk without luggage but with, would not be fun. The hotel a is a little dated and I would love to give a higher rating but I just can't get past the fact that I was told they turn off the AC in October although it was on in the hallways and reception area. We where miserable at night trying to sleep. It would have been great if we could open the windows, BUT when we did it let mosquitoes in the room and we where getting ate alive. We had to wake up every night to kill mosquitoes buzzing around our heads and biting us. Again this is the only bad thing I can say about the hotel. But this is a deal breaker for us. The guest come 1st. Honestly I would stay again but would confirm the AC was working before I booked the stay.

The staff were very nice and the service was good. The rooms were comfortable, yet compact. The hotel is close to several tourists spots.

Amazing location and huge apartment (5001). Rest rooms are small. Nice hotel but service is hugely lacking.

Wonderful breakfast. Funny tiny little bathroom with toilet putting your legs under the sink. Nice facility overall with very nice and helpful staff. Couldn't find our reservation at first but were prepared to honor the reservation anyway, but then they found it so all was well. Very close to shopping and eating and the San Marco area.

The Boss & I were there last fall (Oct 2016). Words fail me on praising this OUTSTANDING Hotel & its staff. The room that we had was large, clean with an outstanding bathroom. The staff especially Romano was above reproach. The Breakfasts wh had there was easily the best I have ever had in Europe. (I have been there on vacation over 15 times so far by the way. ) It location was perfect as it is easy walking distance to St Marks Square. Also since I am a cripple it has a very useful elevator. Bottom line this place is well worth your consideration.

We had an incredible apartment for four of us. It was huge, clean, beautiful yet simple and conveniently located. The staff at the hotel was incredibly helpful and friendly. Breakfast was included which was also nice.

Wow, perfect location. Short walk to Piazza San Marco and the center of the most popular attractions, but slightly tucked away for quiet and privacy from the crowds. Yes, our room is small, but very clean and very charming. The gentleman at the front desk is delightful.

Comfortable rooms, bathrooms with large shower, breakfast a little poor. It is convenient to warn the hotel in case of intolerances or allergies (in our case they had nothing for those who are lactose intolerant, not even soy milk)

Stayed at this hotel 3 nights end May 2016 which was enough don't get us wrong the location perfect & bed comfortable. Room smelt musty and the employees gave the impression they really didn't want to be there… hard to even acknowledge you when you entered the hotel. Faces as long as kites. Breakfast nothing exciting very sparse what was offered and the seating all pushed in like sardines.

Great great great location. Only a short easy walk from. San Zaccaria boat dock. Close to Saint Marks Square, yet far enough away in a quiet alley Rooms were lovely, no complaints. Lift is small
For those of you who are claustrophobic. Breakfast and breakfast area and staff were friendly. Thomas greeted us at the front desk when we checked in. He was very friendly and helpful with suggestions for lunch places. However, he was the last nice front desk person we encountered. The others were not friendly at all.

The room quadruple abuhardlllada is fantastic for a family of four people. It has a curious almost as large as the room bathroom.

The room was very clean and spacious (especially for Venice) with a comfy double bed. The bathroom, just as clean, was equipped with a nice shower. The continental breakfast (buffet) was good. The hotel accepts without issue to keep the luggages after the checkout. Plus, a vaporetto station is 1 minute walk away from the hotel, with no stairs, which is really practical when arriving from the airport and also to go to the other islands (Burano, Murano, Lido…) We were happily surprised!

Great hotel in a very central point and served. At 100 metres from the ferry stop Zaccaria-San marco. The staff were very helpful and friendly from the start in providing information and tourist map. Clean and spacious rooms with bath and shower. Overall very satisfied. I recommend it.

Clean and very close to St. Marks. I would stay here again. Just a heads up though, the breakfast staff are very rude and don't offer much help.

Extremely close to the San Zaccaria stop and San Marco square. We stayed in their apartment which was useful to store some food and make tea during the day/at night. Breakfast was included and had a good variety.

Excellent small independently owned Hotel steps from San Marco and everything else Venice has to offer. The main building has rooms and a lovely breakfast room — — the breakfast is very good. The hotel also owns a couple of apartments across the street, which is where I stayed. They're large, include kitchens and Internet service, and are perfect for a longer stay in Venice. I'd stay here again.
