Great place to stay. Very clean and lovely comfy bed.
2 bedrooms, 1 with en suite, 1 with sole use of a large bathroom. We had the en suite room.
Have use of the whole downstairs including kitchen to make drinks, make use of the fridge etc.
You get your own key to the front door so you can come and go as you please.
Great host, he knew I used to keep chickens so even gave me one of his own chickens free range eggs for breakfast.
Really hope your still doing it next year.

Recently spent five days in Devon primarily to look at areas to locate to next year but also to have a short relaxing break. Decided to concentrate on towns on an estuary so chose the Riverdown Bed and Breakfast in Exton near Topsham and Exmouth as a base to explore. So glad we did. What a hidden gem. The setting is beautiful with stunning views over the River Exe.
On arrival we were warmly greeted by Tim, the owner who was very friendly, helpful and attentive.
The whole of the ground floor is for the guests with only two rooms, a double ensuite and a twin/double with a separate large bathroom. As the double ensuite was booked we stayed in the twin room which was big, comfortable and spotless. The double ensuite has its own outside patio with a table and chairs but there is another table and chairs outside the lounge/dining room for guest use.
Both rooms look out into a lovely garden.
The lounge/dining room is a room which can be used by guests anytime of the day and there is access to the kitchen which has a fridge, microwave and tea/coffee making facilities. Breakfast was served in the lounge/dining room and was very well cooked.
We loved Topsham, in fact it would be a lovely place to live. There are many nice cafes/restaurants here and a three storey antique centre at the quay. The estuary is really picturesque and well worth a visit.

A really lovely place to stay, spacious room with patio doors and own patio with table & chairs next to the Exe Estuary and use of a lovely sitting room and kitchen — perfect. Great breakfasts from the owner Tim, a brilliant host who couldn't be more helpful. Will definitely be going back. Great for leaving the car and walks away from main roads and particularly for wildlife watching. For a busy August with most places crammed this was a peaceful idyllic area with spectacular views of the Estuary around.

My wife and I booked a post lockdown stay here. There are two rooms, the owner is extremely covid 19 conscious and will only allow one room at a time to be used. There was an obvious overlap on our last night, however we did not come into contact with the other guests as breakfast was staggered by one hour. The room was very clean, the setting was beautiful, host was accommodating, breakfast enjoyable. If you enjoy cycling take or hire bikes, the bnb is in the middle of cycle route 2, very safe. Lovely pub called the Puffin Billy less than half a mile away. Also recommended. Would definitely recommend.

Tim our host was very welcoming our room was large and functional, breakfasts were good but we were disappointed that our room was not serviced, the only location in 2 weeks in Cornwall and Devon where we had to make our own beds. Dust on artificial flowers by the bedside also indicated that a good spring clean would not go astray. Regardless we would not hesitate to stay there again.
