Get some reasonable staff who arent rude and dismissive and actually learn to communicate in an effective and caring manner.

Hotel for a big only… Make booking for 4 nigth sleep over for a few hours and left… No hitter my son got sick. Reustarant was closed I was afraid to stay there alone I give all the monay the first Day now I know why… IWANT MY MONAY BACK!

My mum and I are still traumatised. Absolutely filthy, smelly and room was vile. We left and went somewhere else would not let my dog spend the night here.

Fabulous food & friendly staff. The rooms are clean and would highly recommend. We will defo return. P. S. The pancakes were fab.

Affordable rate for the size of the rooms but the hotel restaurant is not exceptional.

Cheap and cheerful. Comfortable enough and clean, but don't expect 5* at this price. Recommended.

Very dated hotel. Not worth the money at all. By the sounds of it this hotel was being refurbished last year. Yet had new owners this April from Romania. We booked 5 rooms. Had to wait for them to be ready and we arrived at 3pm. Curtains hanging off. Wardrobe door missing. Wardrobe had no rail. Shower dated just a pipe to the tap and this didn't work. It was like Fawlty towers. Bed was clean but that's the only decent thing. Bathroom was very dated and cracks on tiles and seals and what else. Too many to mention. Owner was polite enough. Said the shower was fixed but honestly… Didn't have the heart to complain again. Won't be going again. They said it's getting refurbished but it still wasn't looking good. All the rooms we booked were very old and not one shower worked. This is the worst hotel I have ever been in.

Needs a bit of TLC which is being done, but great food, friendly staff and good parking.

Very friendly restaurant within a hotel. Traditional home-from-home meals. There is also a cafe which I might visit next time…

Cold bedroom. Weak pressure of the shower. Outdated decor. Ghost staff, nobody at the reception welcoming you and looking after you. You've got to wait until someone eventually shows up from nowhere. Everything is really random. I have asked for a refund which it seems to be acknowledged and approved by the hotel manager but it hasn't been issued. The way the hotel is managed is really improvised and poor. Tried to get ring them but nobody picks up the phone as expected.

Nice and clean. Cosy and queit. After a long journey had a good quiet nap. Friendly staff.

Clean and comfy room, clearly recently refurbished. Basic but perfectly functional bathroom. Good facilities and space in room. Friendly staff on checking in and out. Convenient situation and ample parking. Very reasonable rate. Would stay again.

Room heater not warm enough.

Very helpful and friendly reception staff, but the rooms themselves could do with renovation. Pros: Comfortable and clean beds
Cons: dated decor, wallpaper peeling off the walls, broken curtains, fiddly shower plumbing … Overall, I had a comfortable night's sleep, and I have absolutely no faults with the staff, but I could not recommend this hotel without drastic renovation of the rooms themselves.

Dirty and cramped in a nice little area.

I turned up On Sunday hoping for a room so I could be near Potternewton Park for the Music Festival and Leeds Carnival. I just managed to get a room on the first floor, The Avenue Hotel was previously known as the Adriatic Hotel. Originally 2 buildings, the other building has been turned into apartments. Martin the new owner of the Avenue Hotel is modernising and making changes. I was able to get another room on Monday and from there, on the 2nd floor, I watched So if I want to stay there again next year and get a good view of i'd better make an early booking.

We didn't like this hotel we stoped last night and the room was freezing no heating in our room, rooms out dated bathroom was a right mess dirt in side off bath don't recommend this hotel.

Friendly service, clean rooms. Great value. Here for a couple of nights. Comfy beds.

Simple hotel in midst of refurbishment. Good place to get your head down for some sleep.

Nice hotel, stayed for 1 night, room was clean, basic and warm, bed was nice to sleep in, room was only £25 which imo is a good price.

Staff were nice but it could have done with a bit of DIY doing.

Ok for a room for the night. Very basic. Resturant highered out to next doir hotel. Didnt eat there. Had to carry cases up two flights if stairs. One person there. Nobody much about. Needs redecerating and fitting and fixing need checking. Half painted door frame. Light switches behind bed head. Clean and well aired.

Very nice room and good price too, there was no TV in the room which was advertised so we just mentioned it to reception +gave us another room straight away, very friendly on reception too.

What do you expect from a hotel that costs £32 a night? Decor is old and dated but at least mostly clean. Bed was surprisingly comfortable considering the standard in the rest of the room. Breakfast was cooked to order for a very reasonable sum. Is it a good hotel? No, but it works if you don't want to spend much money.

Really enjoyed our 3 days in Leeds. The proprietors of the hotel were so friendly and helpful. Nothing really was not too much trouble Room adequate very clean and was cleaned daily. Thoroughly recommend the breakfast. Wanted to book again for next year but have discovered the hotel is full the dates we want to go.
