Our fourth time staying here. Lovely breakfast, nice clean rooms and great location for walking into the city. Will be booking up for next year!

Great b&b, comfy bed, very clean and could not fault the staff (especially Charlie) they were very attentive and I'm sure we will definitely return in the future. Would definitely recommend to friends.

Just came back after our stay so here we go. My partner has stayed here in the past in the annexe which he said was really fab and good value for money, so when he received a message offering him special rates staying on certain dates he thought he would treat me. He paid £114 for one nights stay. We were put in room 10 which is one of the courtyard rooms. The bed was lumpy the pillows like rocks, hooks missing on the curtains, the shower doors only opened so far anybody a little bit over weight wouldn't get in, the shower head itself sprayed the water onto the tiles so really hard to get washed, the running hot water into the sink was scalding hot so definitely no health and safety checks carried out here. To be honest the breakfast was pretty rubbish as well so no we won't be coming back.

Staff very friendly. Surburb food. Highly recommend a stay here. Will certaintly revisit.

Lovely and small stayed in the courtyard room which was nice and clean with a shower.
Could not fault the food or staff all to a very high standard.
Would definitely visit again.

Family run guest house, pleasent and well kept, comfortable beds and helpful staff, just a 10 minute walk into York, or a few minutes on the frequent bus.

We stayed for 2 nights … excellent staff from receptionist to housekeeper all very friendly … very clean … food very good … will be back again soon.

Wonderful staff and service. Not the most modern accommodation but very clean and homely. Nice steady 10 — 15 minute walk to the minster.

Staying here currently, the room is fantastic, the bed is comfortable and the staff are so accommodating, friendly and helpful. I couldn't recommend this place more :)

A good place to stay, we stopped for two nights in February, walked into city at night but opted for a taxi after drinks on return.

I fully agree with the last comment. We looked at the mattress because the room itself was not at all up to scratch, the sink not only had no plug but no actual trap there was just a hole going down to the outlet, the carpet was fraying at the door dividers? The photos were of BOTH sides of the mattress in different places, definitely NOT from a spilt drink. On the website there are pictures of 17 rooms & I admit they all look lovely but room number 3 was definately not shown! I am saddened that the proprietor cannot admit the condition of the said mattress, pictures don't lie.

Having stayed here twice before I thought I was going to get value for money but since my last stay things haven't changed. The place could use upgrading slightly and be brought into the 21st century. However breakfast is superb with a good choice and cooked well.

Faultless. Awesome. Stunning. The best B&B we have stayed in. Lovely whiskey bar. Lounge. Courtyard with stunning flower show. Staff brilliant. Food was amazing. Thanks to everyone. And don't drive into town. 10 min walk!
