Tiny room with ensuite thankfully some have bathroom across the hall; comfy bed; ask for more pillows — ours were too hard; no reception; breakfast room is cellar! Strange setup. Accommodation expensive in Edinburgh unfortunately.
Location near the bus stop. Clean room but breakfast for a fee and not very varied.

It's ok, the receptionist was nice and we'll organized. The place is clean and didn't smell of curry at all, which is something I've read from other reviews. If is quiet and perfect to visit the city. It doesn't seem to have a lift and our room was upstairs in the first floor so be aware of you are going to carry a big suitcase as you will need to lift it by hand. The building seems a bit old and the stairs won't be easy to climb if you are carrying a big suitcase with you. We had to pay£3 to have internet. The room was small but enough space for us. They allowed me, my toddler and my husband in the same room, so a point for that. It wasn't easy to find a place to stay as a family, as most of the hostels and hotels in Edinburgh were only showing me expensive suites as family options for our stay. We didn't try the breakfast, but they offer breakfast if you want it and have to pay apart of the room.
