The hotel decided to close due to Covid. Fair enough. Still, they refuse to cancel my booking since it's non-refundable. Who should have thought that "non-refundable" could be used in this setting…

Due the coronavirus situation my flight has been cancelled, asked them for a refund as I also lost my job and they refused. They don’t care about people and they don’t understand how big is that problem! Do not book with them!

Bed filthy, all stained, quilt really bad, as u had to get clean bed linen from night staff.
The room was perfect apart from this but there looked like little bugs on the sheets too.
I have photos as proof.

Room was really clean. Could smell the bleach in bathroom. However room needs some paint and bathroom could do with cracked tiles replaced. How ever was quiet and good space. Receptionists was lovely.

Great spot with friendly staff. Rooms are comfortable too.

Finally love bath not had for long time cause my family had shower only. Pleased with the room.

Booked this hotel but had to cancel within the hour as my surgery got delayed by 24hrs explained this to the receptionist on the phone he stated they had not received the booking by booking. Com yet and to ring them who would then get in touch with them who can then either accept the booking or offer a refund guess what they refused to refund great way to have returning customers not will never book this hotel again or recommend it.

View from window looks like the contents of a skip, cupboard at base of bed is home to the hotel servers, humming constantly behind a for that doesnt close properly with makeshift noise cancellation (that doesn't work), sheets of installation hanging down inside the cupboard. Will not be staying ever again and will actively discourage others from staying.

So far very clean and convenient and comfortable.

Booked hoonymoon suite. Whilst very nice and spacious there was a lot of problems. Water marks on ceiling, rough marks around base of bath. Shaver socket lose. Furniture chipped and scratched. The communal area outside the room stank is stale water. The breakfast is pathetic. Staff unhelpful, manager very rude. No warning of road resurfacing works outside. And complaints ignored. Waste of money so would advise to avoid.

Stayed here last night. Had orginally booked a standard double and requested an executive double should one become available. On arrival we were upgraded to the honeymoon suite at no extra cost. The room was spacious, comfy and the bath was fantastic Thank you xx.

Stayed here last night & despite all the bad reviews I read, this place was great, stayed in room 28 in one of the superior suites & I could not fault one single thing! we had a lovely time, will definitely be back & would definitely recommend.

Nice room and helpful receptionist but we didn't get Wi-Fi connection in our room. However, so lovely.

Great stay at this wonderful hotel. Essentially it has been converted from a series of townhouses. The neighbourhood is within walking distance of just about every amenity, great for explorers and business travelers alike.

Beautiful architecture. Set within a historic street of townhouses. The suite is reminiscent of a traditional Scottish home from the old world.

Despite the hotel is gloomy in winter. The thing I liked is the authentic atmosphere in general. It was nice and I liked the hallway and the location of the hotel is so good for those who want to explore the city.

We were the last week of July. Very spacious and clean rooms. The staff very attentive, only speak English but have patience to understand each other. Breakfast from 7:30 in the morning, there is the fault because all the excursions start between 7:20 and 7:40 and we lost all breakfastexcept one day we were served pastas that could not be cut with the knife of how dry they were. I recommend taking without breakfast. There's a Starbucks relatively close.

Nice hotel, close to the city centre, but still in a quiet road. It was interesting to see that four adjacent homes were used to create the hotel. Our room was large and comfortable. Staff was nice. Breakfast was good.

The rooms are spacious, the bathroom is big with both a shower and a bathtub. The room we had a big walking closet. The staff of the hotel is very nice. Very close to downtown so it is very convenient to walk everywhere. However, there is no A/C in the room, and there is no free parking and the car park of the hotel appears to be full most of the time I asked.

Beautiful, quiet hotel. Clean, excellent service. Well worth a visit.

We stayed here on a Sat night, had a nice room, great shower comfy bed, the breakfast could have been better but having on sight free parking is a big bonus in Edinburgh… maybe a little pricey but I'd still go back… enjoyed my stay…

Took the overnight room for families. Large, spacious rooms, comfortably furnished. Extremely friendly and helpful staff, good value breakfast — and only a ten minutes walk from where we wanted to be in Edinburgh.

The superspacious rooms. We have been in a room with five beds, three singles and one of marriage. The spacious bathroom with a fantastic bathtub. It has a small breakfast service that saves your life if you arrive late or leave very early. However the carpet cleaning, curtains, cushions. Let it be desired. Close to downtown and quiet. In Spain it would be a three star. By the way, not worth the breakfast: expensive and very scarce.

Truly loved this hotel. Amazing staff. The room had the wow! Factor. Clean. Spacious. Wonderful. Definitely will go again.

It is a nice clean, characteristic hotel in the city center. Location is great, walking distance every important points. But I am disappointed at some points, our room was really cold. We have stayed 2 nights and woke up stiff each morning. Room heating wasn't enough at all in such a city. Outside is already very cold and couldn't feel comfy and warm in the room at all. Old building so no double glazed, but no any isolation or etc. When window is closed you feel all cold weather and wind outside from inside! Also 1st night heating was off night time. Management is not professional at all, when I called for extra duvet they said don't have more and heating was enough. They brought one but gone against me on the phone. Be aware; we have booked breakfast included but its only buffet breakfast (despite no information on website) if you want you need to pay extra for the hot one.

Good location in Edinburgh! 5 minute walk away from great restaurants, a 10 minute walk from Waverly or the Playhouse. 20 minute walk to the Old Town (uphill). We stayed for two nights and got a lovely welcome from friendly and helpful staff. The 24-hour reception meant we could access any extras or advice if needed at any time. We had a lower ground floor room which didn't allow for a great view, but for the booking price and our plans to go out and explore the city, it was fine. We would love to stay again as it was a nice quiet boutique hotel where we hardly knew there were any other guests but ourselves staying.

We're here. Super Nice… The location is perfect near all tran. Bus. And shops and bars. The room was comfortable. Clean.

Helpful and professional staff. Comfortable, clean, warm rooms. The staff carried my sister's heavy suitcase up and down the stairs. The hotel Wi-Fi is slow and intermittent. The room desks are not matched with the chairs so that there is insufficient room for one's thighs to fit under the desk when sitting. The staff thoughtfully allowed me to use the tables and chairs in the otherwise unused bar so I could type on my portable computer. Thank you!

My partner and I are not long back from this hotel. On arrival we were greeted by a very nice & professional girl working at reception. She couldn't help us enough. When we got to the room we couldn't believe how beautiful it was. It was a very big en-suite. The bathroom had heated flooring, the bath was huge and it was very clean. The bed was also large and was extremely comfortable. Nicest room we have ever checked into. The hotel also had a great automosphere and was very homely, this made it so easy to relax. I would highly recommend it to anyone. Don't book anything else, this is the place to go! We will definitely will be returning.

Hotel that kept an old Fashioned. Maybe 4 stars is a somewhat high rating, but it was definitely a time. The bathroom is recently invoice and the rooms come clean every day. The walls are not too soundproof, so every now and then you hear a little bit of the piano noises Above. For the remainder anyway satisfied with the housing.

It will be because we were in a room in the floors "below ground" but the Wi-Fi went the first 60 minutes of the holiday then Enough. For the rest great spaces, clean, Classic Décor.

This is a genuine warning to anyone considering booking here that this hotel is horrific. A shame I can't upload any pictures really, as the place was disgusting. Not just the original room they put us in, but also the other room that was supposed to be am upgrade. Don't trust the pictures or their website — these rooms are small, cramped, filthy and everything is falling apart.

Comfortable, sizeable room. Service was fine (if a little stuffy on first arrival). Parking was limited and cramped.

We had a fantastic stay here. The building is absolutely beautiful. Staff were very friendly and helped us print out boarding passes, rooms were very big, clean and with good amenities. The location was good, away from the hustle of the Old Town area but still only a 10min walk or very short cab ride to the main tourist area. There is also a great selection of cafes and restaurants nearby, would definitely stay here again.

Good value for money and close to the city center. On the other hand the breakfast lacks choice and "Hand made" and the bathroom is too small.

Lovely rooms, spacious and immaculate. Mostly quiet only disruption was from guests upstairs. Breakfast was good. Great city centre location 5 minutes from the bus station and 10 from Waverley. Staff allowed us to leave luggage at reception free of charge. Most of the staff are polite bit some are quite abrupt.

Hotel met expectations. Staff were all excellent. There is a continental breakfast available and was also very good quality. The room was a good size and bed was comfy. Location is very good. The castle was 2250 steps away. This is probably the furthest place we walked to all other attractions for us were closer. There is very little parking at the hotel so we usef the omni car park. This was under 5 minutes away on foot. I Would definitely stay again. If one thing were to improve, I'd ask for some complimentary drinking water in the room.

We booked this hotel in order to be near to The Edinburgh Playhouse, which is a five min walk from hotel. Impressed by ease of check in. Room lovely, very boutique like decor. Clean and comfortable bed with extra lounge chairs and sofa. No view, however, only stayed for one night so happy with room given. Parking is outside hotel and we were lucky to grab a space. Would defo recommend this hotel.

What I was really looking forward to in January in Edinburgh, is paying £900 for a hotel stay and not have hot water. What made this considerably worse was the behaviour of the wildly unqualified and shockingly rude receptionist on duty at the Albany Ballantrae. No apology, just kept repeating that everything was OK and had been checked out and there was no problem. I never thought I'd see the day when I see hotel staff roll their eyes at a customer. Excuse me, but no hot water is a problem. I don't care how many times you say it isn't one, it remains an issue. To add insult to injury, there was no receptionist at he desk when we came home in the evening and we had to wait outside the door for 20 minutes while banging on the door in the cold for someone to come down. Thanks, but no thanks.

Room nice with no complaints regarding bed, bathroom, cleanliness or facilities. Staff friendly on check-in and check-out. Location convenient and central but still peaceful at night. Didn't plump for breakfast so can't comment on restaurant or bar service. £165 for one night in the basic room? That's a bit steep. Overall, nice hotel but couldn't recommend it at the price I paid.

Our family (2 parents, two teenagers) reserved from our home in the US what we were shown on the website and led to believe would be an excellent 4 bed (1 double and 2 twin) family room fpr $370 at the Ballantrae hotel on August 18th of this year. We arrived exhausted after a 7 hour drive really looking forward to being greeted by a wonderful comfortable room with a view of the city around us. My one star rating stems from the fact that we were instead, upon arrival, given a key and pointed down a steep set of stairs to a basement like room overlooking a dour and dingly back parking lot. The most upsettng part was that the manager showed no concern for our disappointment and offered us no alternative to the $370 basement room. I feel taken advantage of and regret trusting the Ballantrae Hotel, their website and reservation clerk. I assumed that they would honestly and accurately represent the room quality, location and view. It was very upsetting to find out that they had misled us on all counts.

We have stayed here lots, fantastic hotel, rooms always clean and tidy, all staff friendly and helpful, Will be very sorry to see Laura leave as she is just the best, always helpful and will do anything for any one, good luck Laura, if you need a hotel in Edinburgh which is close every thing, with helpful friendly staff stay here, one of the best hotels.
