Stayed for 2 nights and had a lovely time. Karen was very warm and welcoming. She made me feel extremely comfortable and valued as a patron. The room was clean, tidy and cosy. There were no frills, bells and whistles, which is exactly what I was after. For the price, the location, amenities, breakfast and staff were second to none! Thank you for an enjoyable stay, I will be recommending you to others and I will be back.

So. Here I am sat / laid in my hotel room. I understand that this is a budget hotel… But. It's knocking on summer. The central heating will not turn off. All I can hear is the drip of a shower on a shower tray, believe me I've tried to turn it off. I have to have the window open due to the heat in the room. But all I can hear is the drunkards on the terrace below. So you retire to bed, put the bedside light on, wait, the bulb doesn't work. Tv is on low, sound wise, so I thought I would use the remote. Hang on, the remote doesn't work… (the shower dripping is really bugging me now). Fact is, as I turned the shower on earlier it felt as though the tap was going to come off in my hand. So, I think to myself, maybe they are not getting enough revenue to maintain the place. Receptionist tells me they are fully booked, on a Thursday. For a few quid being spent my stay could have been relaxing. I fear for a good night's sleep and my working day tomorrow. Btw, I couldn't fault the girl on reception, resigned but as helpful as possible.

Good breakfast and friendly staff. Very basic accommodation but it's clean and tidy beds are comfy. In its price bracket it's hard to beat. I would certainly stay here again if I was in the area. The only recommendation I would make is ask for a room at the back. The road is very noisy.

Stayed 2 nights room was bedroom in detached house at rear. Spacious, clean and quiet. Breakfast very good and hotel had bar. Staff very pleasant and most helpful.

Very nice staff and a quiet place to work during the day. Can be noisy at night when you're trying to sleep. Overall great place and I would recommend.

Friendly welcome but the quality of the room varies massively depending on what you book. Double ensuite was cosy and comfortable; single standard was tatty and dirty.

Apart from the slightly dated decor this little hotel is a diamond of a find. You simply couldn't got wrong. Just situated behind Beeston Train Station on Queens Road and within walking distance of Beeston and universities The Hylands offers a very traditional stay. Warm comfortable rooms, exceptionally high standards of cleanliness, lovely friendly staff and a cracking breakfast, all at reasonable prices plus the bonus of only being a 5 minute train journey from Nottingham City centre. I particularly liked having a actual key for my room rather than a piece of plastic. Hope to stop here again soon.

Hotel Could be signposted better as easy to miss due to hedges obscuring view of hotel name. It is on the corner of a Crossroads (Sorry forget names of other roads) with a Play park and field on opposite diagonal corner, bus stop on the other corner same side and There is a Pedestrian Carpark outside main entrance at front. Pet Friendly Hotel £5.00 per night per Dog. Assistance Dogs Free. Free parking behind Hotel. Comfortable Ensuite rooms with relaxing pleasant decors, coffee and tea making facilities and TV. Bath plug could do with renewing but only a small grumble. Choice of Lounges to relax in and small bar. 24 hour service at reception. Breakfast included consists of a choice of about 4 cereals, fresh orange juice, home grown stewed apples, brown or white toast with butter portions and marmalade portions or homemade steawberry jam, coffee in caffieteer, choice of tradition, earl grey or a choice of about 6 or 7 herbal teas, choice of poached scrambled or fried eggs on toast or full English consisting of One Sausage, 1 rasher bacon, tinned tomatoes baked beans and fried egg with veggie sausages on request. Very Artistic Family as all Artworks and Photos around the Hotel have been done by the family.

Helpful stuff perfect little room for just getting your head down.

Staff outstandingly helpful and friendly. Room and restaurant had everything I needed. Nothing unnecessarily luxurious or expensive. Nice and simple hotel, short walk from the nearest tram stop.

It's an absolutely fabulous hotel, very conveniently located, the staff are super friendly and the hotel has a very cosy and comfortable feel to it. It's like a home away from home :)

There's no doubt it's good value, but nothing special. My room was large, but the facilities were limited. While the bedroom and bathroom were both clean, they were very dated and poorly finished. The mug in my room was dirty, and the tap water did not taste good. Breakfast was nice, especially as it was included in the very low price, and service was friendly. I would consider staying again, but not as a first choice.

No, it's not the Ritz, but it is clean, the staff are fab and the atmosphere is of an informal, homely quality. I got an excellant price with a terrific breakfast, and enjoyed all the basic ammenities that were provided with (for me) a very likeable charm. I've stayed in a few 'plush' places on occassion but this little stay I will remember just as fondly. I'm in one of their three sitting rooms as I write and couldn't be more relaxed. I think that's a Bay Laurel in the little courtyard…

I stayed here for one night whilst at a conference at the University of Nottingham (about a 4 minutes drive away). Very clean and tidy, staff attentive and friendly. Internet good in all of the rooms. Breakfast was good and beds comfy; very good value for £29/night single.
