Upon arrival staff were extremely friendly and attentive. Provided a warm welcome and once we told the manager we were attending an event, he proceeded to give us very through and clear directions to where our event would be held. The room, although small, was clean and ram packed full of useful little luxuries, including a TV and tea and coffee making facilities which was stocked to the brim, more than you'd get in commercial hotels. Good choice of contintental and cooked breakfast. With it only being a 5-10 minute walk from Blackburn town centre, this was amazing value for money. Would definitely stay there again.
One of the best bed and breakfast accommodation I have had. Staff are very friendly with constant genuine smiles unlike other places where all u get is grumpy staff.

Old building with no lift. Small rooms. I think Premier inn would be a better option with similar price, and it is just next to the train station.
