Wonderful place, can’t fault it. The attention to detail is unbelievable.

A warm and friendly hostess well appointed, comfortable rooms with a large cooked breakfast which was yummy! So I would definitely recommend & we will definitely be back to visit! xx.

Great place to stay. Room clean, food great and nothing too much trouble. It is a short walk in to the town which has lots of different places to eat. Definitely go back again.

Absolutely superb. Could not have been better looked after during our stay. Breakfasts kept us going till tea time. Room was brilliant … and hostess was simply the best. I stayed at Ann's on the 26th & 27th of Sept. 2013 and I booked for a double bed for me and my daughter but as a plus instead they gave us a double and a single bed room for £160. The room was nice and clean and the best part is the bed and the pillows and the beddings they were very comfy, clean and smells fresh. Usually, whenever I spend overnight in same price hotels, it takes me time to fall asleep because of either the bed smell dusty, moldy or not well rinsed or not dried/aired properly (as I am quite particular because of my allergies) or the bed is quite hard. The breakfast was satisfactory. The Lady who usually tend to us is very civil. However, although the surroundings is a roadside but very quiet, the floor in the bathroom is denty and squeeky to walk through and there was a big hole on the floor behind the toilet bowl that you can hear the other rooms or work like coming from the kitchen downstairs. The wardrobe is roomy as well but it stank of mold and of used clothes (like from a drunken person) probably from previous occupants. I think as bed and breakfast, refurbished old house the price is very pricey but I looked on the internet in other same bed and breakfast hotels around the city center of Canterbury they don't differ much nowadays; or maybe because its too close and accessible to the city center that you can just walk in 10 min. I will still go back there though and still recommend it if you're looking for a reasonable comfort value of your money.
