Great place to stay 10 minutes from town center lots to see & do.

Not as described and indeed wouldn't classify as luxury. Old fashioned decor, inadequate single beds (equivalent to a z bed in some rooms) lacked any extra touches. Wifi appalling particularly if they try to charge you ectr for it! Avoid hot tub 80% of us ended up on antibiotics due to a rash as a result of water from the hot tub. Management company have been unresponsive in dealing with this complaint.

Definitely does not deserve its star rating. This is our third holiday as a group and unfortunately despite the good time we did indeed have, totally let down by the property. Z-beds for adults with no mention of poor headroom in the bedrooms on the first floor (I’m 5 ft 8 which is not exceptionally tall but had to duck to get into the bathroom). Inadequate bathrooms as shower over bath is no good for me as I couldn’t stand up! All 11 of us had to use the two other showers. Dining room was a real squeeze and made getting up the stairs difficult when we were sat down for dinner. Hot tub switched itself off or went into a safe mode so couldn’t use it for a whole day and then 7 of us caught a bacteria which is only found in unclean hot tubs. Despite email requests to look into this or receive an apology (it took 3 weeks to clear up the infection) we have been totally ignored. Not recommended and expensive for what we got.

How this got a 5 star rating I will never know. Beware if you intend on using all available beds that some of you will be sleeping on camp beds. Also expect to be queuing for the one good shower. Unless you like trickles of course. Everything felt very dated. Be warned that the customer service is appalling. They will try to scam you out of more money if you don't have your wits about you (we booked the entire house and were told that it included use of Wi-Fi and hot-tub bu…t a week before arrival they tried to get us to pay for this). On the note of the hot tub I feel very fortunate that I didn't use it; the rest of my party developed nasty rashes which required antibiotics. Apparently hot tub rash is a result of hot tubs not being cleaned properly. We have been trying to address this matter with them for over a month but have had no response. Apparently they don't care once they've taken your money.

Although we had a nice weekend staying at the Barn, we had a few issues. Dangerously slippery kitchen and bathroom floors when wet, lack of equipment (when it was detailed in an email that they had plenty of them), dodgy Wi-Fi, rude service when we had an issue with the hot tub. But the worst was after we got home, when we broke out in rashes! Diagnosed by doctors as “Hot Tub Rash” (an infection caused by bacteria in the hot tub) and having to be treated by antibiotics. Being ignored for over a month since emailing them with these issues has forced me to review them badly. Bad service, dangerous house and a dirty hot tub. Avoid at all costs.

Home from Home, first class service, breakfast amazing.

Disgracefully run business. Building is cheaply built, furnished and maintained. The “housekeeper” should not be trusted one bit either. I had a £300 charge to my card for no reason a month after checking out. AVOID AVOID AVOID! Plenty of better properties in better parts of Stratford. professional thieves…

Location is good. The cottage is nice, even if very old fashioned. Very clean. Too many spiders have made it their home though!

Great place. Good amenities, would definitely consider coming back. Only downside, a little pricey.

Booked for our Company for men working locally. They we very disappointed. One gentleman had to walk through another guest's room to access the bathroom! Plus they overcharged our credit card with no reason and when I inquired never came back to me.

Rude Manager and def not 5* would not recommend.

Stayed as a family thoroughly enjoyed our stay as staff was courteous and attentive in meeting our every need. I found the rooms very clean and comfortable.

We stayed at Church Farm Barns as a last minute overnighter on route to elsewhere. Great value, breakfast was great and plenty of choice. Rooms were clean and comfy. Local pub 10 mins walk at max (the bell). Stratford town centre is about 20 mins away. I would defiantly stay again.

We recently stayed at Church farm barns and could not of enjoyed our stay more. Fantastically located in Stratford Upon Avon, the staff were very polite and friendly. Our rooms were very clean and warm. I would recommed definitely as a place to stay and I will be returning, when I am in Stratford upon avon again. Thank you so much.

WELL WORTH IT! Our stay at Church farm barns was with a group of friends from all over the country meeting at a central place. Church Farm barn is well located and is near the town centre of Stratford upon Avon. It has tastefully done interior furnishings with gardens. The added attraction is the Jacuzzi where we spent a lot of our time! The rooms are of good size and the staff attentive and hospitable. The Bell — pub is walking distance with quality ales and lagers. I would recommend Church Farm Barns to any one going to Stratford upon Avon either with friends or family.

Three cheers! for Church farm barns. Booked as last minute decision and tell you what — we have been treated like Kings! Superb place, excellent settings with tidy gardens. Will definately come back. Highly reco.

Excellent, Superb and Highly recommended Church farm barn stay was the most memorable with group of friends from University days. Staff was polite, helpful and smartly turned out. Location is walking distance from Stratford upon Avon town centre. The barn itself is tastefully decorated and furnished to a high standard. Hot tub was an excellent add on to unwind with a glass of wine. Very clean and tidy. The big names should take a leaf from this place — the way it is run. Would be going back in the future and would highly recommend it! Sarah.

Nice and relaxing. Our stay with friends and family at Church farm barns in Stratford upon Avon was enjoyable and relaxing. The barns are in a great location with plenty of character in a scenic setting. Highly recommended and we will visit again. Hot tub — Jacuzzi super hit.
