Great hotel with private apartments. The staff is very available, we had a problem with the door of our apartment and the responsiveness of the lady at the front desk was really great! The resort has a swimming pool and hot tub and is located in the centre of Kona 1 min from the beach. The atmosphere is very calm and refreshing. On top of that, there are several cats that roam and are fed and pampered by the hotel.

Me and my husband stayed in unit 150 and it was awesome! We had a very clean room and the scenery was beautiful! The lady at the front desk was very pleasant and helpful. We stayed from July 26th to August 1. When we can come back we will absolutely get this room again! I would like to thank who ever owns this unit for making it feel like home for me and my husband!

Decently priced place, not bad. Most of them are condos/vacation rentals that get rented out for short term use. They're pretty nice, usually with a small kitchen and whatever gets left by the people who normally stay in it. The pool is nice and the hot tub is great. I really love how close into town it is. I've stayed in other Airbnbs and they can end up being way up the hill. It isn't so much of a problem is you have a car but if you gotta a walk that can be a pain. If you wanna get to Magic sands I recommend just taking the trolley. I've dont the walk and it's about an hour.

We are staying one of the timeshare exchange units which are managed by someone else, but the property is nice. Good location in Kailua — Kona. Close to good food, shops and ocean views. The pool and Jacuzzi are very nice, small, but clean. The bed is comfortable, the space roomy enough and clean towels are supplied. In our unit we have had a problem with tiny ants in the kitchenette and balcony. Could be worse but annoying. And no help with getting our t. V. To work. We were referred to 'owners services ' who did not return our call. The unit is older with a couple of minor repairs needed. We had a lot of silverware but 1 glass, 1 bowl. And a lot of dang ants!

This unit was a dump. Broken legs on the Murphy Bed. Dirty pillows with yellow stains. Stained linens. Called management. No one on duty over weekend. Told to call Hawaiian Air. Who we booked thru. Told to F off and call your travel insurance. Been to Hawaii 20 times. Worst experience ever. Don't stay here!

Very nice place. Clearly been around a bit but excellent restaurant area. We had a nice stay and loved the pool.

Many Great sights, Great Eats and Noveltys, and of course Shopping, over 40 Shops and just across the street from Farmer's Market. And if People watching is your thing, try San Francisco Bay Coffee's outdoor patio on Ali'i Drive. Love this place… Aloha and Enjoy.

Decent place, individually owned condos. 2nd and third floor units are bigger. Older, kinda dated but grounds are great, nice hot tub and pool, right across the street from the ocean and Bubba Gumps Shrimp, short walk to Farmers market or the pier.

In the past the service and accommodates were superior. My last visit two nights ago was troubling. I sent information to them regarding these matters and to date there has been no response. Very troubling since the matters are important not only to me but will have a negative affect to future guess who get the room I had. Sorry guys, I wish you would have contacted me. A 5 star rating could have been on this review instead of 3. Since there has been no response I will probably explore other options.

Centrally located, easy to get to from the airport. A good spot to stay to get to know Kona as everything is walking distance. Note that these are privately owned condos that are rented out. It is not a hotel. A portion of them are managed by a rental agency. If you arrive late in the evening, contact them beforehand so that they can give you instructions to get in. There isn't always someone in the lobby during the day, much less in the evening. Our unit was clean but from other reviews it doesn't always seem to be the case.

Very small! But we were able to get a corner unit facing Alii drive so we had a great view. This was an RCI unit so we were a little disappointed in the facility. The lobby was very quaint and all open. Parking is a bear, a 1 to 3 ratio so it's hit or miss if you get a parking spot. Check in folks were very friendly. Grounds are nice but do need some updating. For as long as you are in your room, it will do. And there were no bugs which a lot of people complain about.

Convenient location: proximity to the city centre and the waterfront.

Kona Islander has been here for decades, but it's had a revamp and is in good condition. Gardens are lovely. Studios are just that, one open room with a fold down bed and a separate bathroom. It has all you need (no oven). Staff are really friendly and helpful.

I will give this place 3 stars because the location is great and the room was great. The staff was MIA most of the time. There is a phone in the lobby that is supposed to call the staff if no one is at the desk and we could not get ahold of anyone after 3-4 tries. There is very minimal parking. We asked where else we could park if the lot was full and they told us the business lots next door were ok, and when we got to our car in the morning we had a $40 parking ticket. They gave us cards that we were told was a key but did not actually open the door to our room. Thankfully the owner of the room sent us the lock box code to get the real key so we were able to get inside. This place is nice and the room was perfect. Excellent location. It was just a LOT of hassle to get settled.

We enjoyed staying here for 2 days. It was located right on the boulevard and it was pretty nice to have a pool. I would go here again.

This is a very relaxed and comfortable place to stay. Family friendly and just a short path walk to the main street and waterfront. Humble setting fits the price and we didn't need more!

Please don't stay here! We paid 240 dollars, for a dirty place, hair everywhere, didn't even take my shoes off, so disgusting. The bed is in the kitchen. Gross towels, not enough of them, only 2, when clearly we're paying for 4 people to stay. Staff is extremely rude, they don't care, because there are no refunds. I wondered why they kept repeating that when we were booking. No parking. Basically your paying for a bed to sleep at night. Check in at 3 o'clock, check out at 10. No time to even use the pool while it's sunny. Such a waste of money, not worth it at all! Better luck staying at ANY other place in town. It's more then a rip off! They even have a fee for everything they could think of on top of expensive stay! It's not even funny!

We stayed here two nights and the location is absolutely fantastic. Really everything about it is great, but I only gave it 3 stars be cause the parking is terrible. There aren't enough spots and once the parking lot and street parking fill up. It is difficult to find a spot elsewhere that you won't get towed from.

No hot water and way to many bugs. This is a time share hotel and you can tell that most of the owners don't care about their rooms. Do not stay here unless you have to as a last resort, if it's not raining then camping would be a thousand times better.

Stayed in a time-share which may be managed by a different company. Beautiful location with an ocean view from the balcony. Walking distance to many restaurants and shops. But it was filthy when we arrived, toothpaste spatters on the bathroom sink and mirror, floors covered with dead bugs and dirt. The kitchen area was tiny with only a fridge, microwave, electric skillet, toaster, and coffee maker. OK for 2 people but only 1 person in the kitchen or bath/closet area at once.

We only stayed here because the resort we wanted couldn't extend our stay another day because they were booked, and we had a late flight so needed somewhere to go until time for the flight. Overpriced for what you get, and the room wasn't well cleaned. Hair all over the shower walls that was not ours, a used bar of soap also in the shower, and the towel by the sink was filthy. It looked like someone wearing foundation make up wiped their face with it and it wasn't washed or replaced, because it was covered in brownish tan streaks. Very glad we didn't have to spend a night here! Only upside is location. So close to lots of shops and restaurants you can leave your car and just walk. Would not recommend unless they up their cleaning game quite a bit.

Traditional style condos with most amenities. Mini fridge, microwave, small sink, dishes and silverware provided. Wi-Fi available, short walking distance from marketplace and ocean. Lots of eatiries and shopping also within walking distance.

If I can give this place a 0 I would the unit we stayed in was dirty, old, smelly and bugs all over rhe place. In the kitchen /bathroom there were ants all over the wall and counter cockroaches on the floor, bathroom and shower. The staff is nasty the people who live there are rude oh and they don't LIKE DOGS! if you have a pet they will harass you about it both managment and residents all the time. I always felt like im being warch when I walj out of the unit. But lets talk more about rm 331 Stuck in 70s the bathroom is only covered with a shower curtain, again bugs all over the place, I got bitten up everyday by who knows what. The fold out bed was hard and old I'm sure that's from the 50s and to top t all off roaches… rosches everywhere I will say I killed 2 or 3 Avoid this place do not come here the locals call this place a dump the only good thing was the pool and by tub.

Nice place. Book through Airbnb. Pool and hot tub is nice. Walls are super solid and it's quiet which is nice.

Wedding dinner… Great atmosphere great server and meh steak! But way better than the other food options in kona!

The location is very good, very close to the promenade by the sea. The system looks appealing from the outside.
Check-in was quite complicated, first you had to do the paperwork at one desk, then pick up the key with the paper at the other desk. The Wi-Fi password was forgotten to give, the employee who was later there had no idea.
The décor of the rooms depends on the respective owner, ours is pretty loveless, everything except the shower is very old, it hardly has room to store anything.
But we really appreciate in the heat that the studio has air conditioning.

The staff here is very nice and friendly. The rooms were very well equipped and maintained. Ali drive is right behind the hotel, so there is no hassle of taking your car out for shopping, dining out etc. However there are very limited parking spots inside the hotel. One thing I liked very much is its just a block away from the local market place where you can buy souvenirs and locally made products.

My friend and I stayed in unit 148 and it was disgusting. The shower was very dirty, there was dirt in the shower from the previous people that stayed there. There were bugs all over the kitchen, and when I say all over I mean all over, in the sink, in the lights, up the walls. If I could give this hotel 0 stars I would. The utensils and plates that were given were dirty. All they give you to clean was a small bottle of dish soap with no sponge therefore making it hard to do dishes if you dare use them. There was a black spot on the bathroom ceiling that looked like mold. Overall I do not recommend staying here at all.

The place is very welcoming and I specially love how there are plants and plumeria flowers everywhere. It's location is also excellent walking distance to many great locations.

The place is very nice. My husband and I stayed at a condo owned by an individual. He made sure all was prepared and the condo had everything we needed, including clean beach towels! The view is nice, I love all the plants and fire light. The pool was nice and I loved the hot tub. Overall great experience.

The facility is good, good sized pool and a hot tub are available. The while facility seems very green and jungle like thanks to all the plants. They make you sign a form that lists multiple fines one must pay if certain things aren't respected when checking in. (One for example was hanging towels over the balcony to dry: $25). The units I stayed at was advertised as a living room with a sleeper sofa, kitchen, bed room and bathroom. The bedroom and living room turned out to be the same room. The bed folded out of the wall. When both the bed and sleeper sofa were opened it was incredibly tight. They should have advertised this more realistically. Lastly the kitchen didn't have any proper cleaning supplies: sponge, rag, so one had to resort to paper towels (not that easy with dishes). The apartment wasn't very clean.

Speaking as a timeshare owner here, this place is a dump. Staff is rude and obviously don't care about our complaints. My bad, bought sight unseen relying on the integrity of the RCI sales person we dealt with when we bought our two Maui timeshares. Pool wasn't working when we checked in. Told it would be a couple days. States free parking but only 59 spots for 142 units. Gave the one star because location is great. Bring your own bottle opener.

We stayed for one night and I am glad that was all it was. The location and outside area were okay, but the room was disgusting. The bed had not been changed from the previous stay with dirt, skin, hairs and goodness knows what else on the sheets. The shower tub was very dirty. Overall the entire room was dirty, smelly and in disrepair. The good part is that we complained to the property management company and they issued a full refund. I believe there are good units at the property as we saw a number being renovated which looked in good shape when we walked by. Half of the units are run by a property management company for private owners; so, it is likely hit-and-miss as to whether you would get a good unit or not. One other tip: parking is limited, with only about half the spaces for the number of units. The management company provided some other suggestions nearby, including a discounted paid option. We ultimately found a space on the street nearby; so, not a big issue, but something to consider.

These people, management appear totally incompetent. When we tried to check in there was a large group accumulatin trying to get to their rooms. They told us to wait for an hour… hour came and went. Managerstill in her "meeting" unable to be reached. Grounds are lovely, very tropical.

Nice pictures but. Rooms are not well maintained and according to staff are decorated by their owners. This is really a condo complex that rents out rooms for owners. Our first room we were given had no drapes and all furnishing looked like thirft store rejects. Even the faucets were rusty. Next room we were offered was unmade, dirty dishes in sink, bed with no sheets and trash still in the hallway (at 4:30 pm). Third room was a charm, we thought. Nice, clean, well decorated, good quiet location. Then we tried to get into bed and one of the bedframe legs broke off. Too late for maintenance repair or room change so we had to prop it up with a night stand drawer and a phone book. Staff was nice but no sense of apology or urgency about any of this. Uncle Billy's Inn next door would probably have been better.
