They were a great help to me when I needed some place to stay! The staff is extremely courteous and friendly.

Okay for motor lodge… I felt it was rather pricey probably due to proximity to Main Street campus of SUNY at Buffalo. Rooms were clean & staff are pleasant. Free continental breakfast until 10 a. M. Rooms have microwave, refrigerator (apartment size), single cup coffee maker and clock radio.

Smelled of stale smoke, stained dirty bedsheets, had many "shady" guests staying there (to put it nicely) front desk was rude when I asked to change rooms due to my bathroom not even being cleaned after the ast guests (still had dirty towels on the floor) don't waist your money!

University Manor Inn seemed like a good place because of its proximity to the UB South Campus. But the motel rooms are not what I'd expect for the rate I paid. Breakfast was disappointing, and our key cards stopped working twice and had to be reactivated. I'd recommend going to other places if location is not an issue.

This Place is disgusting. Do not believe anything these people are saying above. The host was not friendly at all. The rooms smell like cigarettes and urine. And stains on the floor. Not worth the money!

The place is outdated, smells like cigarette smoke in the non smoking rooms. There are burn holes in the carpeting, and on the bedding.

The paint was fallin off the bed got stains and we left earliy because bed bugs they tried to have us stay.

Well kept and comfortable but loud people. Tried to sleep then someone was blasting music at 1am. Then the overnight desk worker called me asking for me to turn down my music 1 hour later. Guess who is tired?

Good place to stay one day.

Reasonably priced but the desk clerk was rude, didn't say hello and was not very welcoming at all (12-23-17 @ 9:30 pm) The room is dingy, ugly and the bed linens were gritty. Never again. Would not recommend. Pay the extra bucks for a better cleaner stay.

I've been staying at the University Manor for years. Never a bad experience. Very comfortable.

Great hotel. There's no waste.

We stayed there for one night as we looked at the Niagara Falls and were thrilled! Great comfortable beds, 3 different blankets, air conditioning, fridge, microwave, clean bathroom with soap, shampoo and Co.

The man that checked us in had the personality of a rock. The 1st room he tried to put us in reeked of marijuana. I asked if he could put us in another one and he said "oh that happens sometimes. You can go in this one. It's hot; we haven't had the air on in here. " No sorry, no discount, no normal human customer service response! It was not very clean and the "renovations" were more like throwing a new coat of paint on cracking and bubbling walls. I will never go back there and would recommend anyone not go there. It was horrible.

Even though we had set low expectations due to the price of our room, we immediately ran into an issue with our first room which smelled highly of marijuana. This is despite there being very clear signs of the rooms being "non smoking". Thankfully we were able to change rooms. The other room was better, but still the refrigerator looked like it hadn't ever been wiped down and looked disgusting inside. You definitely get what you pay for, and here it's not much.

The room was ok but the bed was fantastic. Need better policy on check in check out times.

Very good experience overall. Came here after discovering our hotel near Niagara Falls had b*dbugs. It is no frills, but has ice, laundry and very clean rooms. Good free continental breakfast including a make-your-own waffle station. About 20 minutes or so from Niagara Falls and easy to get to from the major highways. Highly recommended if you are looking for a place to stay when visiting Niagara that is affordable, no-frills yet clean and well-maintained.

Good bang for the buck. Would recommend it, if you are travelling on a budget. It's located right across from the University of Buffalo South Campus.

I had a partyatthis location a while back but didnt sleep in the bed the rooms were sorta dark.

Affordable, fairly clean, bit smelly room… "Continental breakfast" consists of handful of bagels and muffins, 2 cereals and coffemaker. There is store Plaza nearby.

Nice rooms and very clean.

Had roaches and did not want to refund money and wanted me to pay and extra late fee.

Nice price very clean quite everything accessible breakfast good and also the rooms got nice decoration a lot of good TV channels and Wi-Fi ia good. And they have info on all the attraction on the area. I will stay again for sure.
