Totally back in time Bates motel. If you loved the movie Psycho, you are going to love this place. Even had Norman's mother provide little muffins for breakfast, in her favorite Tupperware as the "continental breakfast"!

The mattress was firm the room was clean price was great host was friendly pool was clean. Coffee was hot. Room had micro and fridge and big TV with movies. My dog loved it.

Great hotel, owner is the bomb.

Had a wonderful time Close to everything. Maggie my dog had a blast at the doggy park We would come back next year and bring her. Ownet very nice no complaints here.

A wonderful stay! CLEAN, comfortable, and family friendly. The owner and managers are A-1 kind and helpful. Everything my son and I needed for our mid-summer vacation was available right there — bought our 3 day beach pass right at the front desk. The salt-water pool is clean and warm (perfect for the kids on a non beach day! ), and the hot tub is great after a day in the ocean. Coffee and muffins available every morning, plus room fridge and microwave made quick meals and picnic prep easy. Comfy beds, clean linens, and traditional old style Cape charm at a great value. That easily earns them 3 stars, I'll add another for the free flowing morning coffee, and the fifth star for the sincere friendliness. This is the real deal friends! You can't manufacture this in a corporate chain. Thank you mainstay! >> Highly Recommended.

Stayed here for the first time this weekend and we were not disappointed at all! We called last minute, no reservation and they accommodated us. Most other motels require a two night minimum, but Ken was able to give us the room for one night. That might always be possible, but I was grateful he could for us. Very friendly, rooms are neat and clean, bed was soooo comfortable and coffee and muffins were a nice surprise in the morning. How to see you again soon!

There are lots of choices when it comes to accommodations on Cape Cod and I've stayed at many of them. I've found that the Mainstay Motor Inn rises above the competition. Ideally located just a few miles from Cahoon Hollow Beach and The Beachcomber (the best place on earth), the family atmosphere makes the return from the beach like coming home. The rooms are simple but clean, comfortable, and safe. Each room has chairs outside ideal for socializing with other guests yet …quiet enough if you just want to get some rest. In the morning there's a comfortable lobby next to the office to get complimentary juice, coffee, and freshly baked muffins. If you overload on seafood at the many excellent local restaurants then you can pick up some steaks and use the grill at the picnic area just outside the indoor pool. My favorite part of The Mainstay Motor Inn is the pet policy. They don't just allow them… well behaved pets are welcomed. NOT an easy task in a vacation area that is not always pet friendly. It also helps that Cahoon Hollow Beach also allows dogs all day on either side of the lifeguard stations. No designated times, dates or restrictions all together like many of the Cape Cod beaches. I try to visit The Mainstay Motor Inn every year and like I do for my family and friends, I recommend it to you.

We love the Mainstay! We have stayed in the King suite, double room and both cottages. The Mainstay family is more than helpful and always very pleasant. Close to all of our favorite places on the Cape.

We've stayed here before and this little motel is awesome. They allow dogs and are right between p town and and the lower cape towns. Excellent restaurants nearby and of course national seashore beaches. Staying here again in a couple weeks!

We read the bad reviews for the mainstay but we had no place to stay that night and we decided we had better stay there due to the late hour. After that nights stay we decided to stay there the rest of the time we had on Cape Cod (ten days). The rooms were nice and also clean and spotless. The owners were helpful with information on places to go from the best places to eat, and the best beaches to visit. They were very helpful with the sights to see, and the places to go within our interest. The management was courteous and helpful. I read the previous remarks and found them to be quite the opposite from what I experienced. I think they just had a bad hair day. I will gladly stay there again.

Third time here. Never had too big'a problem with anything. Anyway, when we checked into our room we noticed a large plugin-type air freshener and thought it was a nice touch. WRONG! It turned out the entire AC system is flooded with a horrible cat urine odor. The best part is we found out at 11:00 P. M. The first night. The owners sent their son/grandson out with a bottle of animal deodorizer! The next morning upon confronting the owner he assured us the smell was coming from a nearby truck and he "fixed" the problem yatta yatta yatta. Here it is the second night (just after midnight) and the problem is still here and strong as ever. I called the front desk again and was told VERY ABRUPTLY "I'LL MOVE YOU OUT TOMARROW". The man got very irritated with me. To make a horror story short, I’ve never felt SO flat out robbed and violated in my 20+ years of visiting the cape. Although this kind of situation really calls for a more formal and legal retaliation, a bad review is start. Seriously though be careful, this motel is NO joke! Be careful.

Simply put Stay Away. I am writing this for all of the people who travel from out of state or country who just do not have anyone to ask or know the area for a 2nd option. upon arrival the lazy dog came and sniffed me and my children, ok if you love animals if you don't yech. office smells gross. checked in and toilet did not flush, reported it and left for the beach brought my own sheets based on reviews. At least I knew they were clean TV did not work toilet overflowed from the tank @ midnight. Was not about to call anyone to come into my room at that hour pool is large but area is filthy didn't even entertain the thought of breakfast there when I checked out I had to step over 3 dogs to get to the desk.

Made reservations for a weekend in the summer. Web site says $10 extra per night for wkend. Later, asked to cancel second night and was told by clerk there also was a $10 charge for single nights. We said okay. Owner called later; said there was a two night minimum, which no one had told us about; it was not on the web site. He refused to accept our reservation unless we paid for two nights. We were already in transit. Now, with a week to go, we have no reservations. Really nice guy, huh.
