This newly remodeled motel is delightful! It has water views. Super clean and modern. The lobby hosts a nice sitting area and an all day coffee/tea bar. The staff are very friendly and knowledgeable about the area! I highly recommend and would book again!

Nothing like a newly renovated hotel. Everything clean and new. Nothing worn down. Love that they have comfy chairs in front of your room with a view of ocean. Perfect for a relaxing late afternoon sit down with a glass of wine after a day at the beach or sightseeing. Everything was white, bright and beachy looking. The best is that breakfast is included.

Me and my black lab named Jack had a wonderful 3 day vacation. They are very accommodating to me and my dog and it was very convenient because it's right across the street from the ocean. The rooms are comfortable clean and nice and the staff was excellent.

We had a great experience at the Breakwater Hotel. Room was clean, the continental breakfast was excellent. We were greeted by a cheerful, efficient and informative front desk clerk. We just wish we could have stayed longer. We will be staying there again.

Amazing hotel just across the street from the ocean and the rooms are very beautiful and comfortable. Highly recommend this place.

Very clean very comfortable and the view is the ocean, workers are extremely pleasant and helpful. And if you don’t want to drive a bus leaves right from the street to
P-Town and also Truro every 1/2 hr.

New ownership here and they do a fantastic job. Clean and comfortable rooms. Beautiful views of Ptown and beach access, and is very close to town. Continental breakfast was good and always fully stocked. I am already planning my next trip back.

I have been staying here for decades. In my eyes, this is the best of the bests that Cape Cod has to offer. The Atlantic Ocean is within 16 Giant steps or 500 Pixie steps from your door. The rooms are always spectacular and everything especially the staff are more than anyone can dream of. If you are so fortunate to stay here you will know the true meaning of what Cape Cod is and the rest and comfort it can give you as you journey through MASSACHUSETTS.

Well, its a good deal until you realize what you get next door for the same price. It's fine but not competitive for what it is. Nice folks, a little run down and in need of updating and repair. Still, its got a certain Tom Waits vibe that seems right.

Very clean older establishment. Small bathroom, but fully functional. Beds were comfortable. Great rates.

Look this is not the Ritz. It is a family oriented budget motel. The place is clean. The location is superb. I've been staying there for 14 years each summer.

This place has BEDBUGS. I stayed there for 4 nights and I am covered in bites all over my body. I have informed the motel about this issue and they are taking care of the infestation and have fully refunded me.

It's the oldest little motel left in Provincetown. No 5 star resort here but the best location in Ptown. I paid $85 for a room right on the water. Hell — you can't get a campsite for that. I will be back.

The room was okay. Not enough outlets so bring a small lead. Workers were friendly. 10/10 would stay there again.

Quaint little motel. Nothing special but the price Is right. Rooms could definitely use some updating. Walls are yellowing. Gravel parking lot instead of pavement. But there is a bus stop right outside which is nice.

Great room for the price, not fancy but very practical, allow pets, great location, steps across the street from awesome beach. We have been going here for 10 years.

Reasonable price waters across the street shuttle right out your door the room was small but really do u I need much more then bed and bathroon.

Basic motel. Good for people who have dogs and want to go to the beach with them. Beach is right across the street and dogs are allowed. Motel is outdated, small, but clean. Very good shower pressure. Beds are super hard, but not impossible to sleep on. Rooms have AC units, small fridge and coffee maker. The door to the bathroom couldn't be closed. Paint was newish, walls clean. No mold despite being so close to water. Easy to clean vinyl floor. Nice view over the water. There are vending machines and a shuttle to town. Nearest anything besides the beach is 1 mile away, except for restaurant at hotel next door, which opened one hour later than they advertise on the web. This is a decent low budget motel, just keep in mind Ptown prices means this place costs 3 times what you would get in other areas of New England, so keep expectations very low. Everything costs that much more in Ptown.

The motel is clean and the staff was polite and helpful. It is not an updated establishment, but it works well enough as a place to rest after a long day at the beach and downtown. It's about a 15-20 minute walk from downtown, but there is a town shuttle available that costs $2 per ride and runs all day.

A little expensive for the room we got. $200 a night looks like a much different room in other parts of the country. But it was clean and close to town. The staff was really friendly too!

My husband and I go here yearly. Never had an issue with anything. Prices are good, rooms good. Don't understand why this other person bashed it. I'm on site now looking to go back. Hubby enjoys fishing across the street from motel as well as the ocean.

Possibly the worst motel in Provincetown. Several years back the older owners were wonderful and friendly and so reasonably priced now the woman there seven days a week is plain out mean. It says pets welcome when in reality she hates dogs and made it clearly known. The beds are like rocks with burn holes on the spreads. The air conditioner works only sometimes and the staff is very put out if you have questions about the town. The small in room fridge froze everything no matter what the setting. Two night stay with tax was almost 400.00. How dare they. All I can say is neverrrrr again. I hope they listen and take this constructive criticism to the bank and get new things as well as new, friendly and accommodating staff.
