I would give this a 3.5-4 stars… Just a couple things off… The toilet is wobbly and no hot water. Breakfast was not bad and rooms are pretty clean. Not to bad so far. Would consider staying again.

We stayed at this place Sat. Night. Suppose to be a full breakfast, snack ect. We could find no one in the office that was locked up no lights, and no breakfast Sunday morning at 830. The man 2 doors down said he had been there 4 nights no room service at all. Called over 8 times no answer. Don't stay here.

My husband and I have stayed for a week and it has been very peaceful. The staff is very helpful, we look forward in coming again. The rooms are clean and the breakfast is fresh and hot.

Room was clean, staff very helpful caring, knowledgeable! Only issue was carpet needs to be replaced some wear spots and grunge feeling on feet! Thank You our stay was overall very nice!

We had a great experience. Rooms were clean & comfortable. The pool was crystal clear & grounds were very clean. The hot breakfast was one of the best I have had. We will definitely be back.

Was very surprised at how nice the room was for the price and the pool was really clean and very well maintained we will definitely stay here on our next visit to Branson and the breakfast was good with lots of options.

I will never come back here. The rooms smelled awful, and there were cockroaches! Very bad experience.

The first night the neighbors played guitar and sang outside the door from 1 am to 330. We called and asked for another room and was denied. Don’t get me wrong the staff is super nice but at least move us so we could get some rest. The refrigerator didn’t work and the carpet is old. There were pee stains on the bed. At least the water was hot. The breakfast was ok but I won’t eat it again. Your taking a risk. Good luck.

Found a brown recluse spider in the bathroom the first morning. The TV didn't work right, the rooms were dirty and the staff was rude. When I told the manager about the spider her only response was "why didn't you go somewhere else? ". The place was disgusting, the staff was disgusting and you would be a fool to stay here if you come to Branson.

Great place for the price. Staff is quite pleasant. We had an issue with a dead battery and the lady handling breakfast graciously offered to give us a jump. Room was fine and bed was comfortable. We will be back.

We booked a handicap room and nothing about it was handicap. The bed set up so high it was hard to get into, the shower was big, stool set up high but how can a handicap person get into a tub when they can hardly stand up and get leg up, and I would of thought a handicap room would be close to the front of the hotel for easier access to the breakfast so we didn't have to get into vehicle to drive up to it. The room was an alright size who ever did the painting in the room needed glasses to obviously see what they were doing. When we checked out the next morning receptionist was busy talking to another worker and never acknowledged me till after her and her co worker were done talking about their night from the night before. Never did she ask how the stay was. ONly thing god about this hotel was price over Labor Day weekend. I would not recommend this place.

I can't day enough about these ladies. They are great to work with, nice breakfast, my dog Jake likes staying here as well. For me, the location is perfect… easy to get in and out, close to lake and walking trails.

The staff are very nice and willing to help. Our AC wasn't working very well and the hotel was fully booked. The front desk staff brought us a fan to help us stay comfortable. Breakfast was nice, the location was quiet, and the pool was nice and clean.

My mom booked this place for a family reunion this weekend. For the price it was an exceptional value. They are remodeling and it shows. Lots of updating to be done, but our room was clean, bathroom was clean, beds and linens were clean. Location is a big motivator to choosing this place also. Very close to the strip and easy access to anything there.

Very beautiful hotel. Stood there two nights. The hotel is in a hotel area quiet and peaceful. This hotel is surrounded by many tourist attractions and museums. Good breakfast and a fun pool.

The stay was pleasent, free hot breakfast, staff friendly, the only problem I had was when we got here the coffee pot in the room didn't work! But got a replacement as soon as I told them!

Great hotel for descent price. 24/7 pool, awesome breakfast and rooms are top notch with good Wi-Fi. Each time I use this nice little hotel I'm very satisfied close to many eateries within couple of miles a sonic next door. Best hotel I've stayed in thus far. Lot better than trip advisor rates it and deserves more than just 2 star rating.

So this place sucked bad. We git or a room checked in at 2 went to white water and didn't get back till after 10. So we get kids in the shower I sit down on the bed and stretch my arms out… to find a set spot that is clearly not ours. My wife goes to the office they offer a new room. So we pack all our items to move across the hall to a room that is nearly 80 degrees at this time. The whole night was hot and muggy and just plan bad with nearly no sleep for us all. So 8am the next day comes around and I go talk to the manager and explain our discomfort first thing she says is I'm not comping your room… at this point I say ok didn't ask for that but surely you don't expect me to pay $80 to have this experience… she played on the computer for some time and ended up refunding me $20… at this point I'm pretty insulted so I just gather my family and belongings and we check out taking several pictures hopefully to help others avoid this hotel.

The price was amazing and so was the location! The rooms were very nice and cozy! Also the staff was very nice and helpful! My family and I will definitely go back!

Pleasant staff and nicely situated hotel. We had a conference to attend and were able to get in a room a little earlier than our time. Thus was a wonderful help.

Do not care for Lodge at the falls staff very unfriendly. Room not cleaned shower made for small kid or really short people. Front desk does not open until 0700 hrs. Room was not cleaned at all and we stayed for 3 nights. Do not recommend staying here.

Front desk staff were friendly, knowledgable, and helpful. We enjoyed the very comfortable beds, the quiet location and the clean rooms. The choices at breakfast were great, including very fresh bagels, juice, and fruit. Definitely would stay again!

Way better than I thought it would be for the price. Clean room, fluffy pillows, comfy bed and big towels. Breakfast was okay. Dropped my rating from a 5 to 4. Was told pool was open 24/7. It's only been open one time since being here. Pool looks clean and nice.

Enjoyed our stay! Staff was very friendly, towels and bedding we're nivn and fluffy. Pool open 24 hours, which was a plus. The price was reasonable and everything was nicer than what the price would indicate. Good, filling breakfast.

It was clean enough, the Wi-Fi was pretty bad and the appliances were very old. It was easily worth the price though. Only would have been better if Wi-Fi was better and pool was available.

Lodge at The Falls is an inexpensive motel the rooms are clean that is very firm but comfortable I slept very well it's dated rooms or dated and could use some upgrading are shower with a handicap shower and it was huge with a nice bench in it and that was a plus. Because of the huge shower the room was not as large as pictured in the ad and the Falls are down the road somewhere and they only run water when it rains. Also it's a good bit out of the way however it is very quiet.

Affordable, very clean, very friendly and super convenient. Plenty of towels and linens in the room. Would definitely stay again and recommend to friends.

I stayed here because it was 35 bucks a night offseaaon… for the money it was great. Good location, great front desk guy… veey helpful. Room was 3rd floor but other than that everything was clean and comfortable. Great deal if you're just staying a night.

This place is the best kept secret. Very quaint, clean and quiet. Most rooms were full but u would have not known it due to the level. Of noise, which was very low. Room was very clean. Pillows, blankets and towels were all very near to new. The only downfall is that the housekeeper knocked on the door 30 min before checkout to remind us that we needed to. He out in a half hour. I didn't feel this was necessary. Overall an excellent experience.

Overall it was a good experience. Off season check in is from 3-5pm. Lobby is locked so you have to pick up the phone to get them to let you in. Not a big deal since they showed up in less than 10 minutes. Should be advertised when booking so you know what to expect. It was a quick easy check in. Rooms are clean & comfy. Our king bed was ok but should be replaced in the near future. Hotel is close to town but kind of secluded as well. Stairwells could use a little cleaning. Off season breakfast needs works. Understandable, but should also be advertised as no breakfast. Granted the room was very low priced for Branson so you can't expect fancy at such a low price. Well worth the money. We would recommend staying here & would stay here again.

Clean quiet great price. Comfy beds. Only thing is the heat and air. You have to adjust it just right. Might plan to bring your own fan just for added comfort. Bathroom is small but it is fine for using the potty or bathing lol I have no complaints. Staff was nice and we would definitely come back.

Great experience for the price. Room was very clean, smelled clean (no smoke/pet odor) and the beds and pillows were comfortable. Furniture was worn and dated, but clean and comfortable. Had an older microwave and refrigerator, but they worked perfectly. Take your shower before 9 if the hotel is packed, seemed to lack enough hot water, but I did take a shower earlier the next morning and there was no problem with enough hot water. I didn't notice noise coming through the walls and curtains covered all the window and room was nice and dark for sleeping. Front desk attendant in the evening, I didn't catch her name, was extremely friendly. Breakfast was good (eggs were mushy, biscuits/gravy/sausage were good, also had tropical fruit, cereal, waffles, bagels, toast, oatmeal, etc. ) but it was free and I didn't have to cook it! The girl attending the breakfast was very quick at restocking if something was empty. Surronding area was safe, quite and off the strip. I would stay here again. We would prefer spend our money on fun stuff to experience and not on a room that we only sleep in, so this hotel was spot on for us.

Very bad experience. I do not recommend this motel. The room was not accessible as we requested. Desk clerk said rails would be delivered. The second day I asked again for them and suction cup type rails were put on the wall near the toilet and on tub walls. They promptly fell off before any weight was put on them. Larry, the manager insisted he never knew there was a problem. The motel is rundown and could be cleaner.

Just checked in and settled into the room. We got a 2 queen bed. The room smelled clean. Beds were nice and tidy, bathroom was spotless, no bugs, anywhere. The lady at the counter was extremely nice, acted as if she knew us personally. Joked around, made us feel very welcome. Only thing I do not like is the shower head in our room is very low… I'm 5'7 and my fiance is 6'3… Even I have to scrunch down to use it. But this place is worth the price, and one of the nicest hotels we have stayed at.

Wasn't really bad. We reserved ahead of time and was supposed to get 1st floor and was told check in at noon. When we got there we were told couldn't check in to 3. We were put on 2nd floor. Also requested smoking but when we got there as told no smoking. Fridge sat on floor and was had to open. Other than that it was good.

This is a low key hotel. It's off the strip but still near enough to places to eat to be a convenient stay. It's clean, quiet and has amenities such a breakfast, free Wi-Fi, and a pool. You cannot beat the off-season price especially for what you get. Have stayed before and will stay again.

This was the worst motel experience for the money that I have ever had. The toilet bowl would not fill with enough water to flush unless you flushed 4 or 5 times. I informed the front desk at breakfast the next morning that it needed to be fixed or we needed to switch rooms. They said they would have it fixed. We went and enjoyed our day at Silver Dollar City and evening on the strip, only to return to the same problem. The beds were hard. We could hear a dog barking in one of the rooms. The lights in the ice and vending area were burnt out or not working. One lamp in the room did not work. I would not recommend this motel to anyone visiting Branson!

Mandi the " manager"/ "owner"/ "customer service manager" is incredibly rude and unprofessional. She had an attitude with my family because we asked for clean sheets on our bed, that should of been changed in the first place and didn't even offer to fix the issue. She then proceeded to threaten us by calling the cops on us to get us to leave and insinuated that we left a child all by themselves in the room. When we asked to see a a written or electronic form of their policy she refused to show us. Its just a very unprofessional place. I would go and spend your money somewhere else.

At first glance the place wasn't all that bad for the price. But unfortunately upon closer inspection the room was quite dirty there was a hairball in the mini fridge and the bed frame was broke on one of the beds (we found this when my niece walked by and cut her leg). After talking with the person at the front desk we received a new room only to find that it was already occupied by another family. After taking the keys back to the front desk the manager became very rude. Unfortunately with such short notice we were unable to find another room and had to stay that night but checked out the next morning after speaking with the owner of the facility. He was very nice but the previous services and state of the room really killed it for us.

I am so disappointed! This is the fourth year we've stayed at this motel and it has really gone downhill. We wound up staying only one night here. The front desk person looked disreputable and was quite rude. She ignored my questions and comments and was singing out loud along with the radio while checking us in to the motel. The room and common areas were very run down. Breakfast was inedible. The housekeeper tried to get us to check out early, well before 11am, because they had rented our room to someone that was having an early check in! Bees and flies were all around the stairs and side door into the lobby. My advice : avoid this motel!

If I could leave a lower rating I would! There was MOLD on the curtains and the room had a musty smell to it! Of course we didn't notice any of this until it was 11pm and we had just really gotten to the room for the night. My 5 year old got sick from the mold. When I went to check out the next morning and ask for a refund for the nights that we did not end up staying the manager was not very apologetic at all. He asked me why I didn't contact anyone the night that I had noticed this and told me he would not refund me for the night that we stayed there. I told him that if it weren't 11pm then I would've complained and left to go stay somewhere else. He proceeded to ask me if I wanted a different room and I told him no, that I did not feel comfortable sleeping there. I felt like I had bugs crawling all over me while I was in bed and even found a bug in the bed. The ice machine close to our room was broken and so was the vending machine. I specifically asked for a non smoking room and it smelled like it had been smoked in. When I brought that to LJ's attention he said that all their rooms are non smoking and if someone had smoked in there that it's not their fault. My dad overheard a guest say they walked into their room and the ceiling had fallen in from a leak in the room above them. When they approached the manager he said the computer said the room was clean and that they didn't have any other room for them so they had to leave and stay somewhere else.

My family and I (a group of about 15) stayed over the weekend for my grandparents anniversary. Checking in was a disaster, the staff was very rude and seemed like they didn't want us there. When we got our room the door was broken and extremely hard to open and when we got in it smelled like toilets and dirty water. Our room was humid and everything felt wet. The bathroom barely has enough room to open and close the door while you are in there. The shower was very small and the shower head was below my head and I'm 5 foot. The carpet was nasty and sticky and I would not walk on the floor without shoes not even to shower and there was flies everywhere and we could not get them to go away. The next morning after waking up my brother and father had noticed red itchy bumps all over their skin and what looked like bed bug bites which is unbelievably disgusting. The room service was very rude and they would just walk in whenever they felt like it. I would never recommend this place to anybody it is horrible!

My family and I stayed here, the room and bathroom was extremely clean and nice. Mandi at the front desk made our check in very fast and friendly. The pool was clean and warm and the young man at the night desk made a special trip to laundry for warm towels when we got out of the pool. The popcorn was fun bonus and our girls enjoyed. We over slept and missed the free breakfast though, but would recommend this older hotel to anyone.

Girl at front desk couldn't even hang up from her personal phone call (which was on speaker for all to hear, including the swearing) to say hello. When we told her we'd been trying to call since midnight to confirm, since we'd not gotten an email confirmation, but couldn't get through because the hotel phone had been busy all night, she said 'everyone's been asking about that', and that we couldn't check in for three more hours.
When we came back later, again didn't even say hello or look up. We got the same flippant answer about the phone, and got more attitude. Another couple standing next to us repeated what we said about phones not working, that it was probably a scam just to get money, "Mandi" (receptionist) looked at ME and said she didn't approve of the attitude! … uuummmm, we all asked, Hun… and I was sitting in the waiting area away from the desk.
After processing our registration, Mandi looked out the door at the black BMW, came back and called someone about the phone not working, told them 'Omar's car is here but he's nowhere to be found'…
We had three nights reserved, and have cancelled the other two.
The black mold in the shower was the deal breaker.
The people at Twelve Oaks were lovely and cooperative.

We needed a less expensive place to stay… fearing the worst having never stayed here before… I have to say it's actually a pretty awesome place. All the staff except one guy who didn't say anything to maintenance about my broken AC unit to the rest of his staff was the only issue… the AC issue was fixed promptly after 530pm that same day. The rooms were clean and tidy. Brand new double pillow top mattresses were super comfortable. Upgraded flat screen TVs in every room, the refrigerator and microwave were a nice added bonus. For those who posted that the hotel was worn out, the management listened and have rehabed their hotel for you… give them another chance, it's really worth it.

This place is so serene. The service is excellent and the staff is very friendly and helpful. The breakfast is amazing. I would recommend Lodge at the Falls to anyone.

As a local. I would not recommend this place. Please spend your hard earned money at an establishment that cares about the comfort of its guests. (If you like outed air conditioning that will turn your room into a sauna and when you tell the front desk they say we will send someone to look at it, then no one arrives 3 hours later and your in a pool of sweat and aggravation. Then this is your kind of place). I left with No refund after complaining again. It's not always about the money owners! But a refund after the problems that occurred should have been standard procedure. And it's NOT here. So tourists please be aware if they act this way towards locals, imagine how difficult it would be never having been there or dealing with them after they have your hard earned money.

When we first arrived the lobby was full of people waiting to check-in. They women working the front desk stated that this is normal and she would get to us as soon as possible. They had free cookies in the eating area. Once we got to the counter, check-in was a breeze and we really didnt have an understanding exactly where our room was besides what floor. She was on the phone and didnt want to bother so we searched. No sight of an elevator ao we used the stairs to the up to the second floor. As soon as we opened the door to our room, we were immediately hit with the smell of mildew and moisture in the room. I called fown to the front desk to notify the agent of the situation and also stated that I have allergies to mold and requested a new room. She stated "there is nothing that I can do at the moment, the lobby is still full". I explained to her I understand you are busy, it does not have to be this second, we are leaving to go get food. She stated "the only thing I can do right now is send someone to spray deodorizer" I explained that wont work I have an allergy to mold. A lady came to the room with a really strong spray. I told her no thanks, I need a different room. Went to the front desk to talk to the agent and she said "we are slap ass booked, let me see what I can do. " I explained that we dont need 2 beds or anything special. I waited patiently while she was able to get us into another room. The room was moisture and mildew/mold free.

It was a nice hotel but I was disappointed that it wasn't as it appeared in the images online. Also when I booked it told me the original price was $110 a night and after staying there I find that had to believe because I only paid $47 for the night. Also the phone in my room said Travelodge so I'm pretty sure that's what it use to be which is fine I like the Travelodge but still. The breakfast was good I had biscuits and gravy and eggs. They had normal continental breakfast food as well but I was extremely impressed with how good the biscuits and gravy were.

I would not recommend this hotel to anyone and here is the reasons why… first off my sister and I paid the same price for a room here she got a nice pillow top mattresses and I got a hard old bed. Not only that the 3 ice machine that were located at the building we were staying were broke so we had to walk over to the next building to get ice. Two different soda machines were broke and took our money. I don't know if ppl are living at this hotel or if it was the family of the ppl doing the remodeling but they were loud and the talking and being on federal probation while out in the parking lot. I will never stay at this hotel again.

Ok people, I've stayed in Branson a lot, and for the price I paid for a king bed super clean room lots of towels and a very nice breakfast. I usually try different accommodations I'll be back. Seriously worth the call and who ever posted these trash reviews well I don't think they'd every be happy anywhere cause they're just whiners!

Absolute worst housekeeping ever! The floor hasn't seen a vacuum cleaner in a year. Pop can tops, and dirt galore. — — — smeared by tp holder and never washed off. I could go on and on but we had to stay, we had 3 rooms and no time for hotel shopping. Pictures on the site are from many years ago. Old mismatched furniture. We had to go to the check in to get towels, coffee, tp, etc. Housekeeping would take soiled linens but leave nothing clean. They did NOT clean. Commons area where breakfast was served was clean and the food average. Let this place be your last option.

I stayed in the doubledouble queen room, it was clean, no weird odor, plenty of towels, good pillows, comfortable bed, was asked several times if I wanted my room serviced, and friendly staff. Outdated tv, no iron or ironing board, I could hear people on all both sides of me. Normally, occasional noise from other guest doesn't bother me, however it was obnoxious how much noise I could hear through the walls. With taking into account it was some preteens as my neighbor guest, I cannot say this would effect my decision to stay here again. For the price I couldn't expect much more. Just a basic hotel that was accommodating to my needs for the weekend.

The say was good. Close to the hatchery and taneycomo and just a few minutes from places to eat. Would give 5 stars but the cleaning staff thought it was OK to leave us a letter on a instruction manual for our camera parts to get out "stuffs" off the bed when we leave the room.

This is one of the worst experiences I've had with a hotel in a long time. There was a man who looked like he was on drugs roaming around the lobby and outside when we checked in. The television was probably made in 1998. The people working the front desk at check in and check out were completely rude for no reason. It seemed as though there was some sort of domestic dispute going on in the room above us. I did not feel safe here. I also checked my bank account the next day and had been charged an extra $100 to my bill. When I called, I was told that I had been smoking in the room. However, I did not once smoke in that room. He said there was cigarette trash (the packaging) in the trashcan. When I told him that my boyfriend and I smoked outside, he said there was no way and I was still going to be charged the $100. Take my advice: spend an extra $10 a night and find somewhere with better service and better phisilities.

We stayed there 4 nights, prepaid for our rooms, nasty dirty towels still on the floor in the We stayed there 4 nights, paid for our rooms in advance. Dirty nasty, towels on the floor in the bathroom, coffee pot was dirty, we had to ask daily for clean towels, not once did we have maid service touch our room, our phone did not work at all, we complained and nothing was done. No breakfast at all but cold cereal. We will not stay here again. The only thing good was, our beds were clean and comfortable.

Well its a room and it was dog friendly. Cheap price. Not sure I would stay again.

Had our reservation made on Monday 8/23 for 8/26-29 we got there 4 hours after check in and we. Had to wait for an hour to get into our room. The manager stuck us in a king 2 night stay rather than a king 3 night stay and then booked somebody else in for right in between our stay. Starting from fridaFriday which was the day before we left booked us in the same room. We had to wait while the receptionist fixed it and we got lucky as the other person cancelled their stay. The manager was kinda rude and didn't want to tell my husband the price of really anything hat he asked. The bed wasn't comfortable as it messed hi up my back on day 2.24 hours pool was great though. Hot good breakfast of biscuits eggs, sausage and gravy was great with milk and juice. Also available wwere bagels. Overall the experience was pretty pleasany but the manager wasnt that great.

Pretty scenery has a 24 hour pool and a hot breakfast that was pretty nice, however we couldnt sleep at night. My family got eaten alive inside the hotel room. After the second night with hotel maintenance we discovered the room was full of bed bugs. All of our clothes and bags had been contaminated with the little buggers. So we have to kill them before we take our stuff to our home and we got to spend the rest of our vacation covered in sores and itching miserably. The hotel said thanks for making them aware and sold me two asprin for 3 dollars that expired vack in march thanks alot. Next year will stay at super 8 ive stayed at some nasty hotels but ive never had my family and stuff become infested with bed bugs before. This place looks nice on the outside but customers beware.

We stayed in January and was hardly anyone was there including the concierge. Arrived to find the front doors locked and had to use a phone on the outside wall only to find no one was answering. Then to be booked into our room that was not cleaned. WHAT? This place was literally empty of guest! Then the second room again was not ready for guest. Third room finally was. Room décor was out dated and needing cosmetic repairs. We have not been back to this place but have been back to Branson 4 times.

BEDBUGS! What at first started out to be a pleasant vacation experience in Branson. Our stay at "Lodge at the falls " quickly became a horrible experience. What seemed to be a fine cleaning of the hotel room when we first arrived (everything tidy and orderly. ) Was just a facade to cover up bedbugs. my children had received several bites on their bodies the first night the next day we stripped the beds to get fresh linens from housekeeping. Upon removal of the sheets we seen multiple blotches of blood all over the bed. My husband did a further inspection of the beds and to our disgust found BEDBUGS on both beds. A large infestation of the blood and fece stains from the bedbugs was so yucky. We immediately packed our bags which we had to meticulously inspect that we were not bringing out with us. We then requested another room on the other side of the building only to find MORE BEDBUGS. We immediately left the hotel and stayed elsewhere. Would not recommend this hotel to anyone! let alone my friends. The health department needs to do an investigation. I never leave bad reviews I just decide to keep my problems between management and myself. But this time I feel an obligation to inform anyone thinking of staying here be forewarned! unless bedbugs don't bother you.

Everything was great from check in to check out. The breakfast was the best. The location was close to all the shows and attractions yet off the main road.

Ok I can honestly say I've paid $80-110 for a room in this condition and size at other Hotels. The hotel is just off the beaten path in a clean and safe neighborhood. You definitely get your bang for your buck! The kids especially liked the free popcorn and cookies. Breakfast was good enough to get our day going. Mike who checked us in, is very polite and made our visit that much better. He and the rest of the Staff were all very courteous. The room was clean, pillows comfy, beds were good and the bathroom is just that. LOL I will recommend this to friends and family alike.

Our church group lodged here Nov. 1-4, 2010 and had a great time, great breakfast, clean, friendly, evening snacks, comfortable beds and great hosts. Thumbs up for this place for me.
