Unique dated old rooms give you a nostalgic sense of vintage americana! Just a cool old school motel. Old but clean. The free breakfast at the steak house the couple own across the road on the other hand, I showed up over there and waited five minutes for someone to seat me and the guy behind the counter wouldn't even look at me so I just decided to go ahead and get my car and go somewhere someone would appreciate my business.

Had made a reservation through Expedia and when we got there they were overbooked. So we had no room and the guy was. Ess than friendly. So, if for whatever reason you would make a reservation here (we were desperate due to weather… otherwise I would NEVER stay there) don't expect any apology for overbooking. Instead you'll probably get the same response my husband did, "so sue me. " Wow.

Nice clean room. I would definitely consider it a great bargain!

Were Not In Kansas Anymore… The fellow at the front desk was prompt, courteous and professional for 1am on a Saturday and gave me what I felt to be a good deal on a room. Plus he asked me to write a review. My hope's were high on the room but I should have been tipped off when he suggested that I buy gravy to put on my free homemade biscuits for breakfast across the road in the morning. When I walked in the room I immediately closed my eyes, clicked my heels together three times and started chanting "there's no place like home. " One thing that the guy up front stressed was that the hotel was American owned and non-franchised, (despite the Franchise Motel signage in the lobby and the other franchised hotel cups in the room. ) This is a classic case of where their biggest strength was also their biggest weakness. Back to the room… The carpet was stained and musky. The drawer beneath the TV had a One Star handwritten review from a prior patron that describes the fetid aroma and the inappropriately stained sheets. The review was proudly tucked away between a bible and overused pink fly swatter. The bed had multicolored sheets, comforters and pillowcases that looked like they hadn't been washed since Regan's first administration but luckily did not have any of the stains spoken of in the drawer review. Another negative about the bed was that it used the front window as the headboard which is wrong on multiple levels.

I love this place! It reminds me of my great grandmas. The rooms are extremely cozy. It's not your average hotel. It comes with everything you need, pet friendly and the owner is awesome. I needed 3 beds so he gave me 2 rooms for really cheap. I'm Not disappointed!

After a long day driving, this may have been the worst place I could have chosen to spend the night. When I stepped into my room (15), I was instantly spooked by a picture on the wall. The next scare was when I looked at the stained carpet. Then the mirror that warps everything. Then the red light in the bathroom. Then the person pacing outside my door at 2 am. Then the spider the size of my palm in the bath tub. And not to mention the other bugs within. You REALLY get what you pay for here…

A clean comfortable room, inexpensive (an important detail for those of us on a tight budget), and very friendly management. Thrown in is a free breakfast at a restaurant up the street. A diamond in the rough!

Very nice and the most comfortable bed I've ever slept in.

Totaled my car in Kansas very loving people let me see there for a few days didn't have the money to stay and then got me place in Hays Kansas and State.

When I'm traveling, places like this are perfect. Friendly staff, comfortable bed, hot shower, free breakfast. Cant beat it. The decor could probably use some work, however my room provided me with everything that I needed. I paid 43 dollars tax included.

Older rooms but very clean well located off highway. Lady is very nice. Free breakfast for eggs pancakes is a great deal.

This motel is a dump. We reported immediately that we were not going to stay and expected a refund to our credit card. The manager would not give us this credit so we called Visa and notified them of the situation and deny payment to the motel. The place was an eyesore with two cars with flat tires and a potholed gravel parking lot. I would not advise a stay there unless desperate.

Run down, no heat, was given a portable heater to use, charged more than the price that was advertised on a huge banner on The roof.

Great place to get some quick shut eye. For the price it's unbeatable. I showed up very late and very tired and the Night manager/Owner was very very nice and very accommodating. Other places in or around the area charge $80+/night. This place is a diamond in the rough. I would/will recommend to a friend. Thank u again so much for your hospitality!

Rooms are clean. Staff is friendly. Management is very helpful.

It's a great place to stay when your car breaks down in the middle of nowhere.

Its an okay place to stay owners accept long term stays but charge way to much for too little aminites.

Skip this place if you can. Uchk. Breakfast across the Interstate was very good.

Other then the musty old cigarette smell in everything is great and the plus side is its American Owened and Operated I'd advise if you plan to stay stop at a store get air fresher and bring your owner hyphen items.

Filth!. Only stopped cause bad storm, sign says 39. Booked king online, they said no king rooms left. So for 53.60 I got a single, that was with a cash discount, got no receipt, no coupon for breakfast buffet, roaches in room, TV pure fuzz. Scared to touch anything in room nasty. No heat, no air. Bugs holding bathroom hostage. This sweet old lady in the nasty stinky office may seem nice, she's a pure con woman. There's no way anyone who ever legitimately stayed here rated this place more than a 1 has ever stayed here. Abandoned cars everywhere with flat tires.

We are currently staying at the Free Breakfast Inn (Oakly, Kansas) and it is HANDS DOWN the cutest hotel we have ever been to! :D Nothing could make us happier than rolling into a hotel after a long drive to find a creative and friendly hotel whos owner is inviting and willing to chit-chat with us. The room feels like we are staying with a close relative and the general vibe here is inviting and comforting. The room is very clean and decorated with a"weekend at grandmas" taste. The shower pressure is great and the water hot. Free Wi-Fi that is holding up quite nicely despite the million tabs I have open right now. Our room came with a microwave, coffee maker, and a powerful mini fridge and a flat screen TV. Seriously we could not be any happier with this place and I cant believe im saying it, but I look forward to my next long drive across Kansas just so we can stay here again. Im not kidding when I say it feels like we are staying with family. We even got to hang out with their two beautiful (and extra friendly) shar-peis! We recommend the Free Breakfast Inn in Oakly Kansas to anyone who loves creativity and is tired of boring and unenthusiastic corporate owned hotels. Oh and there is a FREE breakfast AT A RESTAURANT across the street that we are excited to try out in the morning. Five gold stars all the way!

Price matches quality, our room wasn't particularly clean, disappointed we had to leave the hotel to get the free breakfast. Outside and inside looks old and not maintained, but so did most of the buildings in the area. If you just need to sleep and get a break from driving, it'll work and it's easy to get to from the highway. Very unique once in a lifetime experience. But we'll never stay again.

We usually stay at the chain hotels when traveling. Rolled the dice on this place and was pleased. The facility is dated and our room was a bit musty, but the beds were comfy and the AC worked. Having Wi-Fi was a bonus since we like to stream all our shows. This place is the crux of what Americana is. Traveling the roads and staying in unique places that don't break the bank. The management/owners were very friendly and helpful. I would recommend The Free Breakfast Inn.

Got caught in a rainstorm, this was the first place off of the freeway I could stay the night. Wasn't overly impressed, but hey. I got some sleep and got out of my wet clothes. The free breakfast was good. I got a none — smoking room The room was small, and everything was super cheap, including the walls, beds, covers, carpet, bathroom. There's better hotels around the area. I wouldn't have stayed be it not for the storm.

Was given a room that stunk to high heavens. Quiet hotel nice managers but will not stay there again. I had to wash all my clothes because they stunk like poop. Other than smell room was clean. Air conditioner did not work. 97° you need a. C. Please consider cleaning your carpets or something. I used an entire can of ozium to get rid of the poop smell.

Management was very friendly, let us know up front the cable was out but that didn't matter to us. Our service dog was welcomed with the proper certifications. Hotel is older and has cosmetic flaws but overall clean, neat and the bed was extremely comfortable. My wife "slept like the dead" which is very unusual for her. We woke very well rested and got back on the road. Sorry we missed the free breakfast at the Continental Steak House across the highway. Maybe next time! Overall a great value and we're looking forward to an opportunity to stay here again.

I stayed here around the end of September. You get what you pay for. Will not be returning here again for sure. First, the lobby stunk strongly of wet dogs. They would be the ones you can hear barking right behind the door that the owner emerged from. If you are a big dog person, maybe not a problem. I did like the country charm of the rooms with their wood panels and old fashioned furnishings. So next issue… spiders. Saw one small one on the coverlet and then a daddy longlegs at the back of the tub. I asked for a different room. Didn't see a spider there, but water pressure was poor. Also many of the TV channels are very blurry/static-y. If you can make it to Salina, the Motel 6 there is good.

This is a nice place to stop by when you're driving through Kansas. Clean rooms, comfortable beds, hot shower, and cable tv. Everything you need and at a great price. But the real reason to pick this place over a chain motel is the free breakfast. Yes you can get a free breakfast at most chain motels, but they don't come close to rivaling the breakfast offered by the Free Breakfast Inn Motel. When you check in you receive breakfast vouchers for the Continental Steakhouse across the highway from the hotel. To sit down at a real table, eat a hot meal from a ceramic plate, with real silverware, be served by a charming waitress, and have the food be delicious, is a dream after a long drive. Perfectly cooked eggs, fluffy biscuits and pancakes, and the coffee wasn't bad either. You won't envy the hotel goers who paid twice the price for a soggy waffle on a paper plate. To top it off the inn keepers were very nice, they knew me by name and were friendly and helpful. They were also very flexible with the check in and check out times. Yes the rooms are dated (which I found charming), the building next door is a bit dilapidated, and the cable TV doesn't have a thousand channels (though there's everything you would want to watch), but the service, the people, and the price more than make up for it. Plus you know your money is going to real people, not some nameless corporation. I really liked it.

The staff was really friendly. It was clean. The place is a little old but had a homie feel. It was a little musty but not unbearable.

Lost my confirmed reservation leaving us with no rooms and sent us to the hotel 10 mins away cost more with no hot breakfast after she assured me they have nice breakfast like pan cakes.

The room had a scent that I would describe as old, like my grandma's house. It was a decent size room with a fridge, microwave, and tv. My wife did not like that the room didn't have a phone. But I was happy for the price. Also the free breakfast is only 2 eggs and toast or a biscuit.

Literally a port in a storm — I stopped because of incredibly heavy rains and winds. The check in was easy and friendly — everything worked in the room. There's nothing deluxe (burn hole in blanket, water damaged table), but it's equipped with a fridge, microwave, TV, coffee pot, and decent Wi-Fi. A great deal for $40.

Summarized: Don't Stay Here. Your car is a better option. Hell, the side of the road is better. I had to wait 2 weeks after staying to review this place, just because of the general horribleness. We were up-charged at check-in, even after the motel dog came barking at us while pulling in, and the horrible condition of our room. This is what I posted to my friends on facebook moments after checking in: Well, our beds smell like ramen, beds are itchy via sheets, blankets, and pillows, TV squeaks and flickers every second, they tried to church it up by freaking framing the AC, Tv stand broke, creepy stuffed animal we three in the closet, Wi-Fi doesn't really we work, owners have a dog not on a leash which didn't like our dog, mold in the shower, cracked tile, and the price increases as soon as you check in. No refunds or alternate options means I wish I was camping lol. Night all! Oh! Bathroom is smaller than my closet (not exaggerating) and I feel about 30% cleaner or dirtier… There is a broken down tub sitting in the front of the hotel, not for decoration, rather just as a discard pile. The breakfast was horrible and lacking. I would have rather had dry cereal with no milk. Oh, my mobile hotspot was faster than their Wi-Fi. Plus, our dog got fleas from this hotel. We paid $100 to have him groomed 2 days before to get fleas in this motel.

This little hotel is awesome! I stay at hotels all over the country and you will not find a better deal. Everything works, the rooms are clean, the beds are comfortable, free breakfast, American owned and operated (this means that they speak plain English and there is not a gold Buddha statue on the desk). All of this for $39.99. If you are in the area and you're looking for a place to stay for the night, I would strongly suggest you bypass the expensive chain hotels and stay here.

Very friendly staff. Great rooms for the low price. Cute little rooms with everything you need and a delicious free breakfast at the cafe across the street. Would definitely stay again.

Got bit over 50 times on my body by BED BUGS! This place's only saving grace was the vouchers for free breakfast at the restaurant across I-70, and getting my money back for the room after showing them the bed bugs. Stayed in room don't know if any of their other rooms have the bugs, but most likely they do if one room is infested they all are. My advice, don't stay at this motel at exit off of Interstate 70.

People at front desk very friendly. Beds comfortable and the breakfast (absolutely free) was great. Will stay there again.

Have to use Google maps to find it BC IPhone maps takes you somewhere else. Has an old 60's feel, spacious but definitely needs to be cleaned of spiders; mainly daddy long legs. Decent for price.

Room was clean, proprietor was friendly, and he offered a military discount. Room was well furnished and the Wi-Fi was free. Good for the price.

The owners are very cordial and bend over backwards to make you comfortable. We have stayed many times and they are always the same. They have little stuffed animals in the rooms to make it more at home, very nice and clean rooms. And of course the real breakfast at a resturant, not all the sweet stuff like the big motels. And the Colonial Resturant is the best food! A very wonderful place to stop! Thanks, Ruth Burns.
