The resort itself is in a good location in Helen Georgia. I like the fact that I can book a two-bedroom condo. However, if you want to use the facilities you have to drive to them because there's no walking path from your condo to the pool or to the river. I think the worst part about this experience was the information that I received from the staff there. When I checked in at the guardhouse he gave me a packet with information and the keys. I proceeded to take the kids to the pool where I was told they needed wristbands. I went to the front desk to get the wristbands and the lady was very rude and she told me well if you read your book in your room you would know that there's a $5 charge per wristband because people don't return the wristbands. I didn't know that was even a book in the room because the guard told me everything I needed was in the packet given to me. When I got the wristbands I told the lady I was going tubing. However, when I went to the tubing place they said that I needed tubing passes from the hotel that the wristbands did not work period that the hotel should have gave me passes. At this point I paid the $50 to go tubing because I wasn't driving back to the resort to get the passes. The room itself was great with the exception of the fact that the whirlpool in the room did not work, there was no cold water, and the pull out couch was nasty. When I went to check out I told the lady at the front desk.

The rudest customer service I’ve ever received. No wonder they struggle to fill the rooms. Tried to put my name on the waiting list and the operator hung up on me.

Accommodations were adequate. The water slide they said was temporarily broken, but after talking to locals they said it was shut down for a while. Website should be updated and employees should be given truthful info to pass along. Helen Georgia was a great trip and the resort was clean.

Place is worn out and needs a upgrade. We also had a coakroach infestation. We don’t share our beds with roaches and checked out early. Not cool☹️

We stayed there this past weekend, and for the money, I Don't think you're going to find a better place to stay. I'm happy I found this gem!

The units are very nice on the inside but the building maintenance leaves a lot to be desired. The outdoor wood on the stairs and patios is old and cracked and seemed a little dangerous. Helen is a great area to visit but be prepared to do a lot of walking as parking is very scarce. Would still come back to this area again but probably would not stay at this complex. If you are visiting the area, make sure you go to Anna Ruby Falls. Totally breathtaking!

Water was rusted. Didn't have our room ready was given out to someone else.

Had a cabin up very high my husband fell. Had 8 stiches in his face, they should try and match rooms to age appropriate people.

Beautiful location and staff goes out of their way to make things nice.

We are timeshare owners in August and December are really enjoy our stay. The area around Helen can be a bit expensive but it's a tourist area so you rather expect it. Betty's Country Store is close by and has most everything you'll need. If you can't get it there, go to Ingles in Cleveland.

I've never been so disappointed in a resort! The only good thing that came from thus resort was the free tubing!

Nice resort, although it could use a few upgrades. The pool and water slide are very nice, and I love that there is a full kitchen in each unit.

Oh no! The resort is antique… expect to be out everyday tubing because that's what you get for free. It's live in town then serene back here.

Been coming all my life. It's a decent family place.

We stayed in a 3 bedroom chalet. They seem like they're in need of updating but they're nice. The property is nice and secluded away from the noise of downtown Helen.

I have a timeshare there and we always enjoy our stay. Dated but well maintained.

So far, so good. Have only been here one day and the resort is nice.

We have had a time share unit here since the 1990's. Staff are always helpful. Maintenance, if needed has a quick response time. Unit very clean when arrived. I did not stay in my unit either week this year as it was not availble but one of the units was perfect. The other one had a land line phone that was not working. It was not fixed during my stay.

Was EXTREMELY outdated. The kitchen floor was torn and rolled up. Appliances are old. Head boards are attached to the wall. They are old nasty and faded. Pictures are the same. Bathroom tile is cracked. The walls are stained from roof leaks. Entire place needs to be repainted. All of the furniture is old mismatched and uncomfortable and needs to be replaced. Appears no maintenance has been done inside of out for many many years. No Wi-Fi. Gate guard was nice!

This resort is the most run down and dilapidated of any I have ever been to in 25 years of membership with RCI. I traded within RCI to go here and what a mistake. The furniture is mismatched, uncomfortable and old. You park in a tight, small enclosed space under the rooms and the ceiling is open with the insulation hanging down. The appliances in the kitchen were very old and stained, the cabinet doors had the varnish worn off of them. The batteries in the remote were dead. You got 4 sets of towels and we're only allowed to each ge them one time on Monday between 10a-11a. Ice machine in refrigerator didn't work. No full time staff over the weekend. Checkin is only at 4pm if you come early you have to wait for them to open. Dead roaches on the floor when you come in. We left 4 days early, couldn't take the grunge.

The resort is old, dirty the beds are like sleeping on the floor, you hear everything from the rooms in the next condo I would not recommend this resort to anyone. The outside of the condos need alot of repairs.

What a dump. Don't go here. Ever. Run well you can.

The resort needs a lot of maintenance. Some places look very dirty and not well-kept. The rooms have 1980 technology. There's no Wi-Fi in the rooms. It does have a very cool water slide that my kids and I enjoy riding on. Because Helen has a lot of things to offer to the family I marked this 3 out of 5 stars.
