Great value hotel. Conveniently located. 10 minute drive to most Orl parks. I love the tile floors! Perfect way to avoid that musky smell most hotels have! The rooms are super spacious and most importantly clean! My only concern would be for better lighting in the parking lot. Not that the area is necessarily sketchy but it can give a begter sense of security!

Inconvenient bus schedule from hotel to amusement park (too late morning routes)

Quaint, quiet little hole in the wall. Visible from traffic. Restaurant, take out, dine in food places are right across the street. Staff was very nice.

Very good quality 3 star motel. The renovations are nice and the rooms are large. The staff is very pleasant and offer good tips for places to see. All in all very pleased with our reservation.

Great hotel to stay at kissimmee area. Owner is very kind and helpful and always there. The room doesn't have carpet so doesn't smell… Always clean and smelling good. Quiet place, great bed. Just be aware that the breakfast is very simple: Cereals, boiled eggs, bananas, toasts and milk. No waffles or scrambled eggs as some similar value hotels provide.

This place was a joke. They might as well not even advertise as having breakfast. The Continental breakfast consisted of over cooked hard boiled eggs, 2 types of dry cereal, milk, & the worst orange juice ever, white bread for toast & bananas nothing else. We were so disappointed. For $3 more a night we could have stayed at a chair hotel down the block. We also had an issue with the linen on one of the beds had a bright stain & an odor. They sent someone in while we were out of the room. When we pulled up our door was wide open & no one around with all of our person belongings inside. A few minutes later a lady who spoke no English came to the room to take away the linen that was removed. Just to find out after she left that it must have been the clean liner bcuz the stain was still there.

A fair hotel for those looking for a nice bed to sleep and a warm shower while visiting Orlando and nearby cities. Room is good, without carpet, and a good set of amenities (hair dryer, iron, microwave, minibar, chairs).

Nice hotel, very good location for Disney parks, Nike Clereance, Tommy, Converse, Lake Buena Vista factory, fast food, etc. The room was great, the bed was very nice, the staff were very friendly, the breakfast was good. Very good price, free parking and lots of places, the pool didn't use it but it looked good.

Clean and pleasant place to stay just not a very good breakfast. But we will be staying here again when we come down from Illinois. The price was right and the people was friendly and helpful.

I stayed one night in a king bedroom.  Our non smoking room smelled heavily of cigarette smoke. The hotel was having the parking lot re-tarred and all but one small entrance was closed. None of this was written on a sign by the only entrance and if you turned down the wrong road you had to go back to the main road and drive a mile to u turn and come back in. You couldn't park by the hotel and everything was roped off as if it had been painted recently. The people at the front desk were VERY NICE AND POLITE. They had people staying from different countries and were very patient with them when they asked questions about theme park shuttles and ticket costs. We were told breakfast was at the small restaurant by the front of the building. We asked what they usually have and the front desk receptionist said it changes and they put a note on the door. We get there in the morning and there is no note on the door. They had toast, bananas, and stale cereal. Not joking. It was clear only 6 or 7 rooms were booked as we passed the mostly empty parking lot back to check out way before we were required to. My partner and I are not ritzy, uppity hotel goers. We don't need anything fancy, just the essentials. We didn't even have a trash can in the room other than the small one in the bathroom. Just read reviews before booking this place. Maybe all this is fine for you. We couldn't wait to leave.

Good simple hotel without a lot of chic schnack.

It's vile. Terrible value for money. If you spend the night at once, there are motels twice cheaper, if for a long time, there are options for the same price, but cleaner and nicer. Never again!

The staff were very friendly and helpful. Breakfast with not many options, but rich and enough.

The receptionist is friendly and the room is clean but the place smells bad in general and the entrance is ugly. Recommended only if you need a place to spend a few hours.

I’m In Kissimmee on business and needed a hotel for one night. While not a five-star hotel, the rooms are nice and, very clean and have everything you need. The staff is amazing and I met the owner last night who is a great guy. This is a family run business and they can’t seem to do enough for you. I will definitely stay here next time I’m here.

The Seasons Florida Resort is just GREAT! We stayed for 6 days in a 2 bed Queen size room, which we thought was very spacious. The maid service was done daily, and our room was as close to very clean as one could expect. The Microwave, Mini Fridge, and Coffee Maker in the room were a very nice touch for convenience. The Flat Screen TV w/remote was a brand name, with all the popular channels including 2 HBO channels. We were very impressed by the professional but very friendly staff at the main office, and they accepted delivery of our rented 3 wheeled scooter and put it in a convenient spot for us since the scooter arrived before we did. We cannot say enough good things about the Seasons Florida Resort Hotel, and we highly recommend it to anyone who is vacationing in Orlando,. For us, It was a 20 to 30 minute drive to all the major Parks and attractions.

Very good price. Very useful to stay if you are going to do the parks. Very spacious rooms. Very basic breakfast.

Room was always clean. Note the GPS instructions for how to get into this motel are not correct. The free breakfast leaves a lot to be desired and is much worse than that you receive at the chains that offer free breakfast. The free shuttle to the parks only goes once per day, well before the parks open and only returns once per day. It's not convenient at all and didn't work for us. So the reasons we booked this motel that we're supposed to save us money, didn't actually save us anything at all because we ended up driving and getting breakfast elsewhere.

The room was nice and clean. The king size bed was too firm for my comfort. The shower could be roomier, the whole time I was showering the shower curtain was sticking to me like a magnet. The towels were clean and abundant. The room was very spacious and had a big table and a big desk, which were very nice to place all of our stuff. I really liked the clean tile floor instead of carpet. The A/C worked well, as did the microwave and refrigerator. They were also very clean.

My cousins, who stayed in Seasons Florida Resort when they visited us, loved it. They said the room was clean and the pool was sparkling. Very nicely managed by the owner.

Be careful with your credit cards and never lose sight of them when you pay and this place. I only used my card in that place throughout the trip and, oh coincidence, I now have several positions in my account from the U. S. That I have not done. Perhaps it is a mere coincidence…

It is a quiet and easily accessible place, the suite are basic is not an elegant hotel but to spend a few days when these trip is more than enough, I recommend.

Could use some new pillows, but the room was nice. While we it was too cold to swim the pool looked amazing. Good location, not a far drive from Disney.

We had a pleasant night at the seasons Florida Resort. The room was clean. The employees were friendly. I would stay there again.

My daughter and I are Disney annual pass holders and visit as often as possible, Seasons Florida Resort has become our home away from home. The staff here are all very friendly, some even remember our names when we return for a visit. On property is Capone's Dinner and Show, what a fun place the have dinner, and now they are also open for lunch. (They have free draft, rum runners and other beverages, that is great when your hotel room is stumbling distance away. )

It's a great little resort close to everything! We Ubered everywhere for under $15. The pool was great. Didn't get to enjoy their continental breakfast though, busy mornings. Overall, best bang for your buck! We are definitely stay here again!

Expect not to luxury by cons the rooms are clean and there is a wonderful pool the lunch is really basic (breads and cereals) lacks the good orange juice and waffles.

The room was okay. They have AC, good beds and the cleaning service is good. But I did notice some things I didn't like. The breakfast is super basic. So we ended up buying breakfast anyways. I suppose it's a good place for the price you pay.

Conveniently located near the Disney parks and has Capone's Dinner Show connecting to the hotel. Tile floors inside the room was a nice change as opposed to carpeting which normally gets extremely dirty. One of the two beds in the room was kind of dirty but since it was only two of us, we just chose the other bed in the room which was clean. Overall, the room was clean compared to other hotels in the price range and the stay was nice.

If you are booking a reservation with this Hotel make sure read the regulations of cancellation, change dates fees. They don't refund your money if you do any changes on your reservation. I had a bad experience with a female office manager over the phone regarding my cancellation for Labor day weekend 2 nights, I had an emergency and couldn't be there and I requested my Refund, the Office manager refuse to refund my money back and she was very rude. I have no choice but call my Bank and request a despiute. You better off go to another Hotel.

We booked one month in advance. Florida weather is unpredictable and the weekend we booked for was horrible. I called and spoke with "Rosa" who besides being very curt was also very uncaring of the circumstances and would not even consider a reschedule for the next weekend. My wife and I arrived during the most intense lighting and rain storm and it took the front desk clerk 15 minutes to get back from where ever he was. He was very nice though. As I waited for him I noticed many individuals without shirts hanging around the lobby. My wife's and my family's safety and health are worth more than what we paid. We took the loss and paid to stay at a Holiday Inn Express nearby. Word of advice: Management is rude, location is shady, hotel was a dump. Any positive reviews posted here are obviously written by hotel staff. Save yourself some aggravation and disappointment by booking elsewhere. With all respect to mice, bedbugs and roaches, this is where they congregate. Sorry Rosa, your hotel "Sucks"

Correct room, breakfast is included but very very limited (bread, cereals, coffee and nothing else! )

The shower curtain had a straight rod instead of curved, so it would always stick to me if I moved around too much in the shower. That just kinda grosses me out. Also, they didn't give us extra toilet paper when they cleaned the room while we were out, and we had to go ask for it. Same with wash cloths. Otherwise, I enjoyed my stay. Everything was clean. The pool was great! There was a shuttle to Universal Studios! (Since it arrived at the same time as the start of the free continental breakfast, we got no free breakfast, but that was ok! )

Not a Resort at all. The continental breakfast is a joke. They give you a kid size scoop of fake eggs, a hard pancake and bacon. You can't get more "hot" food which is cold because they expect you to eat cereal and toast. Rooms are muggy, having the air on 73°-75°didn't work. Hair on bathroom floor and black crumbs of some sort under the fitted sheet (I do bed bug checks, none found). The lighting in the room isn't very good. I found nothing on the sheets you'll sleep on which was good but the cover had some dirtiness, stains maybe. Furniture needs updating. The chair is disgusting. If you don't plan to spend much time in the room it's good.

Nice spacious room with a king size bed was perfect for a couple. Located right off the main road so it was very easy to catch a highway. The entrance to the hotel's parking lot was a little confusing at first because it looks like you are entering a restaurant (Capone's). Staff was friendly, room service done every day. Breakfast poor in selection but tasteful. Great location if you're looking to go to the parks.

15 minutes from Sew World without the overpricing and far cleaner than the vast majorities of other hotels. And to think that is not even the best part of Seasons Florida Resort. By far Elizabeth at the front desk provided the best customer service I have ever received even at more costly hotels like the Marriott and Hilton. She helped me with all the hi cups that come with traveling and most importantly treated me like a human not just some customer. Next trip to Orlando I will most definitely be staying there again.

The rooms were small and simple but had everything we needed. The shuttle bus to Disney parks was really useful to us as we used it every day and the staff were extremely helpful and courteous.

Friendly and quick check in. Stayed in room 305, I believe it's been recently renovated. I appreciated the all around tile as I find it more hygienic. Beds and linen ensure were up to participate for what they charge on a nightly rate. Conveniently located to Walt Disney world and several dinning options. Continental breakfast was basic but better than nothing. Will be staying here again.

The staff was friendly the room was clean just some of the lights did not work in the room. But it's a nice cozy hotel will come again.

It's nice. I just wish they were as pet friendly as they are kid friendly. They have rooms with tile they could easily rent as pet rooms. To bad. I would have stayed longer.

Atado was friendly, rooms were clean, pool area looks well kept. The place is not much to look at but it is definitely worth the price. The breakfast is a little dissappointing but it is fair for the price. I'd say charge about $10 more and add a waffle maker and an extra toaster to the breakfast. It really was a pleasant stay though.

Fantastic hotel! The resort does not cut corners when it comes to cleanliness. Besides being an adorable hotel, the staff is incredibly friendly. The staff will strive to take care of their guest. The location is quiet, which is great being is such a popular city. I loved my stay at this little hidden gem in Kissimmee. My husband and I will definitely be staying here again.

Room's are clean nothing special about this place if you need a room and on a budget its a choice I would pick again. Free Continental breakfast Free shuttle to Disneyland and Universal studios.

Good honest review. Good price, clean rooms, a least mine was. Free continental breakfast, no resort charges, free car parking. Front desk was nice and helpful. Sleep number beds are all hype on TV and are junk! But better that most hotel beds I slepted on. Glorified air mattress! All these snobbish people with these reviews crack me up. U stay hotel people cuz it's a place to lay ur head. Lol. If u want want the Ritz Carlton then stay there. For the money I saved yes I would stay here again. And for the snobbish reviews about the breakfast. It free! And dont nag about it. Other hotels charges for there's.

Nice clean room for the money. Everything you could need in the room was in there. Washers and Dryers on property too. Just bring your own ice, 1 tiny machine for whole hotel.
