The ultimate hidden spot for out of towners. Staff was friendly and courteous. Great price for the location. Rooms were well kept however we had room 221 the boiler is right next to wall to one of the bedrooms. Made significant noise so much that my husband and I woke up starteled. Complimentary breakfast was also great fresh is key!

Had a last min get away trip and walked in and they made our stay wonderful! Definitely will go back if ever in the area again!

Came here on a budget. The rooms we got were okay. The showers are super small. Water was rusty appearing but cleared up after running the water for a bit which kinda freaked me out. Otherwise, everything seemed relatively clean. Our friends room had different carpeting which I thought was odd. Parking is underground in a gated area. I just wasn't wowed with anything here.

Great place to stay. It is right in the middle of Hollywood. Walking distance from Hollywood Blvd, Chinese theatre, Hollywood bowl. Loved the place. It is like being in a little forest in the city. The room is nice. Bathrooms need updating. They are very old. I would definitely stay here again.

Shawn, Nick, & Donnie are absolutely phenomenal! They go above and beyond to make sure everything you need is taken care of, they definitely have a nack for making Highland Gardens Hotel seem like it's really home away from home…

Avoid at all cost! The owner is an extremely rude person. We were trying to get out of her parking lot she blocked our way and wouldn't move her car even though she was blocking the valet area! we had to reverse all the way back and she yelled and cursed at us. WOW! I will never go back there again! And apparently some of the other guys too we talked to her very unhappy with this hotel very updated and not so clean!

A really relaxing treasure just a few blocks from the craziness of Hollywood Blvd. The view was awesome.

In the heart of historical Hollywood, a hotel filled with memory, it is here that Janis Joplin died.! Hollywood Boulevard, two steps away. Pool small but clean.

Excellent staff. Really friendly and accomodating. Great location. It has a really relaxing vibe.

What a filthy hotel… Found dirty fork and knives in my room, coffee maker with mold inside, pool with mold everywhere inside, piece of wall fallen on moquette in the lobby left there during all of our stay, risk to get disease… And again staff didn't answer to my email about this… But they were happy to take my money at check out, shame.

WORST hotel experience we've had. *GOOD* Arrived on Thursday afternoon and the desk clerk was fantastic. Helpful, friendly, and very informative. Bathroom shower always had hot water and great water pressure. Location to Hollywood Blvd, La Brea, and the rest of the “hollywood experience” area was perfect. Good walking distance to everything we wanted to do. *BAD* 3 people in our room (dad, mom, and son) and only 1 housecleaning attendant seemed to notice; we had 2 towels on 2 days and then 3 (what we needed) on the other 2. In addition, the room never really appeared to be cleaned while we were out for the day, just rearranged. Sunday — In the room directly below ours, a New Year's Eve party below us started up before midnight but continued on well into the night. Woke up to loud music at 2am from this same party directly below us. Called front desk and was told they’d had several complaints and would take care of the issue. 10-15 minutes later, the music was off but then conversations started getting louder and louder. My wife woke up to boisterous and obnoxious laughing and joking at 4am. When she called the front desk to inform them of the continued noise, the front desk clerk hung up on her after telling her that “it’s New Year’s Eve, ma’am” and he didn't hear anything when he last walked around. At 4 in the morning, it's technically New Year's DAY. Monday — Wife cut her arm on jagged edge of the bathroom mirror and began bleeding. Would NOT stay again.

Cozy hidden hotel just a couple blocks from some of the most iconic places in Hollywood.

Friendly, clean and very close to Universal Studios and the Walk of Fame.

We stayed here for 6 nights. The staff were friendly and welcoming — Shaun/Sean was fantastic, he helped us daily with all sorts of little things we needed. The location was exceptional! The room was about dated but more importantly it was functional and clean. We would definitely recommend this place!

Great feel… beautiful gardens. Every guest is super friendly… a hollywood private hideout… retro feel, free breakfast. Love the place! One of my top places to retreat in town! The receptionist at night was very rude, the AC in my room was not working but the hotel is very nice though old.

A Hollywood landmark that holds a lot of history Great prices, a great find. The security guard/front desk agent Nick is a real asset to the property Very helpful as well as knowledgeable of things to do in the area. Helped us get discounted tickets to Universal Studios. All around s great experience.

Nice hotel close to the action of Hollywood. Stayed in the "Janis" room that apparently had been Janis Joplin's appartment. Definitely dated furnishings, but comfortable and clean.

A very unpleasant hotel smells of urine and the rooms very dirty. Nothing advisable.

Worst hostel you can go, it runs by a crew of crooks, the manager, the big guy insults and threats guests, he charge my credit card 250 dollars a couple weeks after I live the hostel, some acquaintances of them took my car's key and stole it, when I left this hostel, it was with the empty wallet and on foot.

The staff are friendly, it is located in a very great area. The rooms and kitchen are nice. I stayed here a week, and it was fun.

It may not be the fanciest hotel, but it's clean and it has so much history you can feel it! I love it!

11 a. M. To three in the afternoon before check in, go around back, two in the afternoon forty, say to one hour a room. Down in the lobby sofa and fell asleep, haha. Oddly enough, check-out must be at 11 points before, what three in the afternoon before there is room for it, may the National Day of China. Is a full. Room in General, I'm in the booking no, actually more than friends in the art Dragon set of expensive 100 more, that is because my book is you can three days in advance for free cancellation, so expensive, art Dragon can not be canceled. The rooms and facilities can only say that in General, clean, but driving the traffic is very convenient, the bathroom is too small, with a bunch of toiletries and cosmetics can be put on the toilet lid, haha. Probably because of the location away from Hollywood relatively close to it, drove ten minutes, so the price is not the Las Vegas of the high cost, the Vegas five-star hotel with Los Angeles Samsung a price. Does not containing Breakfast! Own to go around the supermarket to buy a bunch of food.

Great location! Close to the walk of fame. Rooms are not so good. Haven't been cleaned for a while and there are holes in the floor.

I love an old hotel that has been updated/modernized for a very unique living experience. Highland Gardens looked the part from the outside, but inside of our room was not so great. My direct observations and experience: The ONLY convenient thing about this hotel is that it’s one block up from Hollywood Boulevard, in an area that can probably be considered the bottom of Hollywood Hills. This hotel is NOT handicap accessible. There is no elevator in this hotel. The only balcony areas belong to the rooms around the pool area — basically, all of the rooms in the front of the hotel facing Franklin Ave are considered “low cost” rooms. When I arrived in the evening of my check-in date, there was no one at the front desk and no bell to ring for service — I had to walk around the first floor yelling until someone showed up to check us in. No big deal, though, considering employees need breaks…. Customer service wasn’t the best, but it wasn’t the worst either. The phone in our room did not work. The clock in our room did not work. The lamp shade on one of the lamps had holes in it, and was dirty. The dresser in the room was also damaged. The chairs were very old, and slightly damaged. The shower was a little worse than a shower in a run down college dorm, less roomy actually because it was standing room only. The parking underneath the hotel was not lit at all, so the safety is questionable.

It is a better hotel than people give it credit for, but it does have issues with lights not working, the continental breakfast is wack, not enough outlets, and bad AC. But I would stay here again. Love the space l. The rooms are big and the staff is friendly.

If you are looking to visit downtown LA or go see universal this hotel is a prime location. However actually entering the hotel is a difficult task. There is no real parking lot to speak of (but what did you expect downtown LA) however once check in there is a parking garage below. Staff communication and punctuality are mediocre. When we first arrived we attempted to get to the underground parking garage. We were informed juat get close to it and it will open. The next day a different staff member informed us there is a buzzer right before the entrance that you must hit before approaching. This would be an issue to attentive people however this buzzer is small in size and hidden by plant life. The cleaning ladies arnt the quickest. My wife and I enjoyed a full day at universal to come back to the room with no new towels or made bed. We left at 8 and came back at 5. This should have been a large enough window to accomplish their task. The room is alright. The kitchen and dining room are spacious and clean. The living room couch is dreadful and uncomfortable. The bathroom is nice but ours didn't have a toilet paper holder. The bedroom once again is spacious but the bed is an atrocity. Extremely uncomfortable and the matress is like sleeping on a couple of layers of cardboard. Overall the price was attractive, location was fantastic, and parking was a plus.

Clean, comfy, TV was not accessible (would have liked to plug laptop in for Netflix), lighting in rooms wasn't very even. Needs drinking fountains. Overall, enjoyed stay however. Incredibly great for the price, clean and comfy, and the AC worked great (very important… I'm from rainy ole Seattle, so LA heat is hard on me)

No major problems but the rooms were dingy, dirty, and poorly taken care of. Not a very pleasant place to stay. The beds were very uncomfortable and hard.

Looks ok but shower is corroded and hall smells. As clean as you can get nowadays I guess. Ugh. I have high standards.

Decent hotel for the price considering the location. Front desk service was friendly and helpful. The rooms were clean. We had a window view to the street which had some street noise but that is to be expected. The one negative was the smell of the lobby and to a lesser extent the room. They definitely need to steam clean the carpets! Second car parking is an extra $20.

It wasn't a bad room for a couple (Not very family friendly) Staff doesn't know how to run the place. We were always told "I can't do that you will have to wait for so-and-so to come in". Also, there's no maintance staff. How can you run a place/fix things with no maintance staff, Atleast have one maintance man/and or women.

This place is cozy, very classic Hollywood. Great location, friendly front desk lady. I would and will return to this hotel.

So surprise to see that they even have 3.5 stars, how? went there last week. The only things I was hooping to not get, its a bad bugs, and I didn't. Lucky me, the place is not clean. Beds are nasty, showers are dirty, kitchen is dirty. Its not cheap, but location is great. So get a good location but stay in a horrible place.

Hey Just Wanted To Say Me and My Girlfriend Stayed At This Hotel and These Wonderful People made us feel At home I Wouldn't want to check in to any other hotel in LA after experiencing the HighLand Gardens. Thanks For Everything and we will be back.

For 200 a night A block of Hollywood Boulevard in the center of Hollywood? What were you expecting? The place has a lot of history. It was Errol Flynn's last home in 1959. As most of you know Janis Joplin died of a drug overdose here. Many up-and-coming actors musicians stayed or lived here one time or another since its opening in 1957. The place has a lot of charm, The lobby has been refurbished and given a new look, but the rest of the hotel is very much what it was what it opened. Most places like this in west LA get torn down or become a generic best Western, I like the rustic charm of the place but it's not for everyone. Lot of international travelers that visit Hollywood stay there, but a lot of locals check in. Most the staff is friendly and accommodating, even when dealing with crazy requests from people who think they're staying in a five-star hotel.

The beautiful Desk is only a facade, the rooms are outdated and neglected, it should urgently be renovated and new furniture will be invested. Our bed creaked with every movement, the TV Cabinet was patched from the inside with the Angry Birds tape…
It reminded me more of verwohntes the Dorm from the 80s. For Hostel standards would not be appropriate, and certainly not for the price! After all, the bed made a clean impression…

HEALTH WARNING* — We stayed at this hotel in early July 2013. We checked out early after discovering mold growing in the living areas, bedrooms and bathrooms. Rooms are extremely dirty. Silverfish and bed bugs living in beds. Prescription drugs missing from our toiletries after maid service. Carpets are filthy. Laundry is dirty and stained. DON'T LET THE OTHER POSTS OR PHOTOS FOOL YOU! This place is disgusting! If you care about your health, stay away from this hotel. We notified Los Angeles City Health Department the next day.

Google image this hotel as they only show the lobby — rooms are old, very outdated, smell bad. I paid for executive suite for whole kitchen but oven didn't work, had to throw away groceries. No phone service unless you walk to courtyard : (very inconvenient! Front desk clerks very rude and unhelpful. Maid didn't come til almost 6pm and literally cleaned half the room — making only one bed, placing clean towels on dirty toilet and didn't leave new shampoo (she came w no cart) — when trying to get some from front lobby forget it. Had a visitor and they tried to charge me for another entire room! They even double charged my card at check in which can't even be reversed for 5 days, tying up our spending money. Lush landscape was a plus. Won't be staying here again. Just be careful when considering. G this place.

This hotel has been a delight. Once you come through the front door into the lobby, you're secluded from Hollyweird. The property has been here since the mid-1950's, and some if it is showing a bit of wear. Don't let that discourage you. You will enjoy your time here. Formerly known as the Landmark Hotel, Highland Gardens offers three levels of 1 bedroom suites, each with a complete kitchen, living and dining area, with most featuring balconies which overlook a well maintained pool area that's surrounded by a dense garden, all at a price that is significantly below surrounding rates for a standard room. So, you'll enjoy the convenience of a walk in closet, along with lush flowers and tropical vegetation outside your windows. Standard rooms in the main building are also available. (Yes, Janis Joplin died here, in room 105. It's been 42 years. Get over it. ) If you're looking for somewhere to stay that is quiet, comfortable, clean, and safe, this is your hotel. You might get an afternoon seranade from a vocalist or guitarist attending or preparing to enroll at Musician's Institute. Sit back and enjoy: there's no charge and they're very talented.

Older hotel but very well maintained.

This place has been, to say the least, a reprieve for me from the rest of the hotel experiences I have had in the Los Angeles Area since I moved here over three months ago from San Francisco, Ca. This hotel is an architectural gem with mid-century modern design that puts Alexander and Eichler to shame. Walls of glass are redefined here in the lobby. I pretty much live here (until I sign a lease somewhere else) now, since I was made an offer I cannot refuse by Jack, the very business savvy manager. It becomes clear after one stays here for a week or so that this hotel is not dictated by rules concocted by corporate management and followed by its servants. This is a unique boutique hotel folks. It may not have room service, but there are restaurants, grocery stores galore in walking distance. Behind me are the lavish mansions of Hollywood Heights and below me is the center of Hollywood. Perfect location. Privacy is a given here. There is no noisiness and no nosiness and it doesn't feel like the staff cares about when I come or go or anything else other than my safety and security here, which is understood. For an extra fee, this hotel is friendly to dogs, even my larger breed dog. Wow! That is refreshing, let me tell you. Its not as though there are many dogs running around here either though. There don't seem to be many children either. The grounds are hyper hollywood-esque with a lush garden surrounding the bungalow apartments that rent for inexpensive hotel room rates.
