The rooms are very nice. Hot water is available, Wi-Fi works well overall. For breakfast jam, coffee, toast free of charge and several dishes can be ordered additionally for money.
At the reception did not like Thai-just did not smile and was not happy with everything, tried to offer a better room for a surcharge, but than it is better to explain normally could not, except that the floor below) The view from the room is no, for a couple of nights will suit.

Beautiful place, really friendly staff, great size pool. The rooms are pretty sweet, decent size and the bathroom/wet room have a power shower.

Best value in Chaing Mai! Great location, helpful staff, good breakfast, large clean room, Wi-Fi, air con, hot showers & a super friendly house cat made this place feel like "home away from home". Hotel photos are accurate.

I was staying in a cheap basic room, nothing fancy, but good enough and clean. They also have "nicer" rooms. Friendly and helpfull staff, big lobby with very nice atmosphere, where in the morning they serve free coffee and toast and play gentle music — very relaxing. Great location, right outside the old town. The only thing I didn't like was construction noise all day, but that's just on one side of the hotel — try getting the room on the right side. Unless you'll be outside from morning till evening, then it doesn't matter :-)

Great spot I'll definitely be back. Was staying for almost 4 weeks so the lady normally charges 700 baht charged us 600. Beds were comfortable, shower is above average. Nothing bad to say here :)

This was the first place I stayed in CM in 2013. Down a quiet soi, the building has all the basics. Nice view from the rooftop.

Unfriendly, cold, snorthy location, no refrigerator and mineral water, air conditioning drips. Gives better in Chiang Mai.

Old building, but very neat and clean, Very convenient location. Staffs are extremely well behaved. For the current rent this guest house is highly recommended. One should not expect five star facilities with that price.

The staff were very friendly and very polite. Fantastic cleaning and it is in a good place of the city. The price is very good.

The Hotel is just a few rooms. Noisy place. Water room with shower rain! Decoration of the rooms succeeded in the photos, but not in real. Very friendly staff. For €16 at night, it's OK.

Clean and quiet. Had a/c in our room along with a fan. We bought breakfast with our room through Agoda (14 cents US/person for each morning) and had toast, eggs, coffee and oj. Water jugs on each floor to fill water bottles. Nice quiet getaway and easily can walk to Sunday night walking market and the nightly bazaar.

I can only recommend very good and cheap Guest House (hotel), the who needs not the best of the best, and want to throw money out the window… Air conditioning, Wi-Fi and everything available.

Rooms are fine. A/c fan, works well. We paid 18 dollars a night. Breakfast is extremely overpriced and of very low quality. Instant coffee, oily eggs and unfriendly service.

Price is inflated, the pioneers of singing under Windows. The rest is not bad.
