Nice property. Friendly staff. I enjoyed the breakfast. Room was nice but bathroom smelled bad, curtain had mold, and was generally a sub or bathroom. Tv was a computer screen, bedsheet had stains. Otherwise comfortable bed and nice balcony.

Excellent rooms! Really nice if you prefer a quiet stay in Chiang Mai, and extremely reasonable price as well. Breakfast is great! 30 minute walk from most things, or a quick, less than $2.00 USD Uber.

One of the worse guesthouse's why there were so many good reviews I don't understand. It is dirty, cleaned itself on request not. The toilet was dirty all the time, toilet paper you had to buy yourself, there is no fridge and also no room for suitcases or clothes, it's all on the floor. At breakfast we had to get a glass O-juice to give a complete breakfast coupon. After 4 o'clock, no one is present. The house is only suitable for young backpackers without any requirement for cleanliness.

Nice designed hostel and very nice hosts.

The hotel has a good location, the staff is very helpful. The rooms are reasonably large and quite clean. The WLAN works without any problems.
Important points:
— The stairs are quite narrow and the steps are short. The suitcases have to be carried up themselves, which is quite a balancing act.
— The sockets do not work if you are not in the room, so that the refrigerator is not to be used for food.
— The sun shines all afternoon on the window and therefore it is quite warm, as the air conditioning does not work when you are not in the room.
— In the bathroom there is due no separation between the shower and the rest which causes everything to be under water when someone has shower/showered.

The front desk is very enthusiastic English is very good, although my English is disabled class, also can understand, and the response is very quick, is a suitable photograph room, opens the curtain light perfect room very clean 15 installed.

Perfect location — Walking distance from a variety of attractions — Markets, Sunday Walking Market, Wat Phra Singh Temple, Wat Chedi Luang Temple, Cafes etc. The retro cafe next door is great, and there are other cafes/restaurants or more traditional market stalls around to — papaya salad (som tum), grilled chicken stalls etc to. Accommodation is spotlessly clean, and the mountain view displays the beautiful Doi Suthep mountain. Staff all really friendly and happy to help with advice etc.
