Family run, professional service. Rooms are nice and clean and adequate. There's no elevator so if you pack heavy request the lower floor. Breakfast is made-to-order with few things to grab from the bar. No complain. Not recommend to come with car, no parking space. But for this location you don't need a car to explore all the highlights in the city. A good stay.

Nice location and with reasonable price. Nice breakfast. Better choose room No. 2 on second floor because it's a big room with balcony and you climb fewer stairs with luggage.

Sat in their smoothie bar today and it is definitely my favorite place in Chiang Mai (and I have been here for two weeks already). Good music, beautiful atmosphere, great food. Surely pay a visit!

Small but nice rooms, car park, close to Tapae Gate, moderate price.

Though not in old town but take only 2 mins walk to the west gate; sit in busy area but in quiet lane, convenient yet a good quality stay.

I write to comment at the back of an unpleasant experience I had as a guest at Thapae Happy House on 5 August 2016. I checked in on 5 August at 9pm and was informed that my check-out timing was 11am the following morning. This was after the hotel had confirmed earlier I could check-out at 1pm. The hotel finally agreed that I could check-out at noon instead. Foremost, I want to comment that my room was lovely and I immensely enjoyed the comfort of the bed. This was despite th…e fact that my room (No. 14), is on the 4th floor and the hotel does not have an elevator. This would have been a good-value and pleasant stay, until an incident occurred which I had never heard nor experienced before, and should never had happened. At 11:15am, a male staff entered my room without knocking (the door does not have a security latch on the inside). Upon seeing that I was in the room, he did not apologise and muttered he had entered the wrong room before closing the door and I was in a shock as I am lying on my bed. I checked-out soon after and saw that that staff was at lobby. Again, he failed to apologise upon seeing me. It was only after I had confronted him that he apologised and explained he had entered the wrong room. His colleagues and superior present were aware of the incident, but none of them seem to care or were apologetic. Later in the day, we conversed with the owner of the hotel, who explained that the staff was careless and was on probation.

Good location, 1350 just finished decoration.

My wife and I were there for a couple of days. We really appreciate how welcoming people were with us. I really recommend this place and I absolutely would return.

Perfect location in a quiet street. Clean room, new building and tasty decorated. Friendly and helpful staff. Very convenient to go to the temples, walking street and market in a center of Chinag Mai. We had a superiour room with balcony but the room itself was a little bit small to put our stuff away.

Wow so so so so CLEAN, nothing compared to all other hotels in this area, right in the middle of the action on a quite street. Amazing staff and service. I always felt like I was at home also amazing price, I was shocked when he gave me the price per night.
