Great room, location, and service for the price. The room is pretty much what you need. A bed, fan (I didn't get the room with AC), a rack to dry clothes, towels, and soup. It is the best for the price considering the location. 15-20 minutes to the Saturday night market. I think the owner name is Derek and he is Dutch. He is straight forward and honest. He recommended the Dumbo Elephant Spa and it was the best decision ever. We also booked a bus to Pai which was the same price as getting is from the bus station but even better because the van picked us up at the hostel. We also did the Muay Thai fight both for a discounted price. He even told us how to get to the Wat Phra That Doi Suthep by the local red bus which was cheaper than getting a taxi or a grab. Honestly the best location, after coming back from Pai, I stayed at the same location. I highly recommend staying and all of his recommendations for things to do. I will book again.

Great place, perfect mix of a handy location close to everything and quiet enough to have a good rest. Staff is very keen to help out. Clean and affordable.

Simple and good. Good price for a clean privet room, quiet and close to the market. Beautiful service. I enjoyed as well from a good company, And a good toasty;) recommended.

Cheap but not very friendly staff. They double booked my friend so he had to sleep on the couch with no ac the first night. He had to argue a lot before getting his money back. The owner even asked me which beds were free in my dorm, he didn’t know. Otherwise good location and quiet. The dorms are cheaper and includes ac. The private rooms only has fans.

You can live. The walls are cardboard, you hear the neighbors go to the toilet. If you are not noisy, quiet place.

Really good service, the rooms are ok no fridge and television, but who need it? Really good food all time a day cheap. The owner and he's wife will do almost everything for you to have a great time in Chiang Mai.

Good bed good price I really feel comfortable with your place but bit confuse way to go to your place quite dark bit difficult to find.

The owners make you feel at home. Rooms are great value, breakfast and khao soi are the best in Changklan. Next to the night bazar and many international restaurants. Will def come back here!

Great location, the owner was very friendly and helpful.

This is a budget guesthouse with dorm rooms and private room available at affordable prices. The showers are equipped with heaters providing you a nice hot shower after a long day of walking around Chiang Mai. Toilet paper is provided for dorm rooms (always in abundant supply) and private rooms (one roll a day) which is more than enough. Our favourite part about this guesthouse was the wonderful guy behind the counter. He provides you with great suggestion and advice about the restaurants and activities around Chiang Mai. Following an injury, Harry (the guesthouse manager) accomodated for our needs and went as far as providing us motorcycle to allow us to get pharmacy supplies. This was a welcoming place to stay. (As an added bonus, it is a short walking distance to the night bazaar. )

The place is fine, but it lacks frendliness and cleaness. The owner will charge you for everything additionally (using A/C, toilet paper, hot water, even some paypal transfer fee), which will just leave you awful taste. Also the rooms looks like they were not cleaned since the 90's. Although the owner is very helpful if you need some trip/scooter/ticket and will get you a nice discount.

It could have been a good place (good structure, quite good location), but staffs wanted to charge for everything, including to warm the water and extra toilet paper (2 per day), which is TOTALLY understandable since we were more than 10 friends staying there. Another point is that staffs were really unfriendly and don't speak English at all (owner was not there). We wasted 1hour+ trying to organise our tours with them, but we gave up just because she had to call the owner every single question that we made. Non english speakers are not a problem (in some cases), the point is that when talking about hostel/hotel hospitality is essential, this left much to be desired.

A most wonderful budget guesthouse in Southeast Chiang Mai. The owner, and his wife are simply wonderful, helpful people that will work with you to help you to feel comfortable, and accommodate you. Lots of lively conversations among the other travelers in the lounge. Rooms with aircon or fan. Wonderful cooking available on request at the Guesthouse restaurant, most of the day.
