Very goid place to stay close to everything 5 to 15 minutes walk no need for transportation the only thing I would like is A/C needs to be much colder than what it is.

The whole hotel is very dirty!
We arrived last night and were taken to a dirty room. There we discover a lizard after a short time. We went there after long back and forth to receptions and assigned his new room. The new room was also dirty with hair on the floor, the bed was dirty and the next morning we also found a worm in the sink and malt in the bathroom and ceiling. We went back to the front desk to finally get a clean and bright room. The woman tells us that this is not possible. Then we check out of the hotel. We have no refund or other compensation for our disgusting stay. Not a good service. Very unfriendly staff and totally dirty and disgusting! Best at the end: the Reception women asks us: What is Clean for you. That guesthouse definatly NOT!

It was okay for a quick stopover. The beds were hard and the air in the rooms felt muggy but there was a fan. The narrow passageways were filled with travellers enjoying drinks and cigarettes. The pool was nice. The rooms were basic and adequate but not all had great views. The main advantage is that it is situated in central Hua Hin so tourists can walk around at night without having to use transport.

The staff are Great. The rooms are fine and the price was good. They could put a kettle in the room as I missed my coffee.

We stayed over for 4 nights in room number 14. My friend got his shoes thrown in a trash The explanation we got from one rude staff woman was they were too old. Then we got bitten by bedbugs. I got more than 25 bites and my friend more or less the same. We complained to the manager. He didn't seem to be interested in our complain. And said he never ever happened to any customers before. And the owner popped up and started yelling at us in a really disrespectful manner and incoherent terms. He said we were lucky to have spoken to his friend (manager) or else we would not get any refund. And he accused us to travelling for free. None of them never apologized for their behaviour. So I won't recomande this guesthouse even if it's cheap.

We were overall satisfied with our stay at this guesthouse. The bed was rather comfortable, we had a fan in our room. However, on 4 electrical outlets, only one functioned which was sometimes inconvenient. We were given new bath towels and small bottles of water every other day. On the other hand it is not very well insulated, it is easy to hear its neighbors.
The bathroom is ok and cleaned regularly, the staff is nice. The pool is clean also, next door is the guesthouse bar for a drink and breakfast in the morning.
Good location: 5 minutes walk to the sea, and everything you need nearby (shops, restaurants, bars, pharmacy…).

My wife and I stayed here for 5 nights and we felt that it was a nice guest house with a pool, which was needed on the days. The location is great as it is right across the street from the ocean and a 10-minute leisurely walk to the beach. The staff was great and very helpful. We booked a superior room but found that one side of the mattress had a hole, so the following day we were moved to a suite at no additional charge. Overall, this is a very good guest house, especially for the fact that it has a pool which does help.

Very good service friendly staff. Although a first glance from the outside does not look all that much but the rooms are at the back. Would highly recommend anyone to stay, also has a pool and only 10 minuets walk from the main beach.

Very good address. Charm of the old, beautiful pool, right in the city center. Nice staff. Downside, only one functional bathroom upstairs but as there are few room it does not pose a problem. Indoor relaxation areas.

First 2 hours** Not bad! staff was friendly we had problems to find the right location at the beginning bed is good rooms clean… breakfast 200 to 300 bth is ok But for us young people good for this price it is much standart alright. All u need around!

Ok for budget. Cool being next to beach, small bars … If want more upmarket pay for more somewhere else.

This place is wonderful. The rooms are in old, traditional Thai cottages. It's right in the middle of Hua Hin old town, close to everything. It's also very affordable.

Very nice little place to a good fair price. Directly beside the beach and not far from town. Went here because of the fishing lodge. Otherwise have a nice night market and the pool with drinks is great!

We stayed at Pattana Guesthouse, same administration as Victor's. Pros: Nicely located, one of the owners (I guess) reacted very nice to our complaint (see below) Cons: Pictures much nicer than reality! Mosquitoes everywhere! Dirty glasses. When asked for new ones, the lady that I asked (who almost didn't speak English) pointed to some direction. As turned out, she pointed to the "staff only" room, suggesting me to clean the glasses myself. The lady at the reception then washed it for me, not without an obviously annoyed look on her face. When asked for something against the mosquitoes, they kindly installed a mosquito net, but left rubble from the ceiling on our bed. Also, I'm pretty sure they stepped barefoot on our bed. I then asked for a complimentary breakfast to make up for the dirty bed. After waiting for 15 minutes for the lady to speak to "the guy", we received even 4 breakfast vouchers (two for either of me and my sister), which was very nice! Breakfast consists of two slices of toast, one okayish croissant, butter, jam and as much coffee, tea, juice as you want. It was okay. Pool smells and tastes weird. Probably a lot of chemicals inside.

Very good Guesthouse, right in the center of Hua Hin. Very good value for money. Clean. Professional and helpful staff.

Good guest, everything you need in the room. Large comfortable bed, clean linen, towels. EOF nimble. Near the sea, only to normal beach is 500 meters.

Good atmosphere chambres390 bt showers and wc on the floor.

Original guesthouse. Do not expect too much comfort as it is a trafitional fishing house (neither Wi-Fi bandwidth). Clean but no parking lot.
