Great Guest House in Perfect Suburb in Karachi with Awesome Security and Large rooms.

Eecellent service, superb rooms on an econo price.

I stayed here in ROYAL INN GUEST HOUSE. It’s such a luxury room, 24 hours ac on. Ferrari ki speed vala Wi-Fi. Extremely good services.

Services and rooms are remarkable and best comfort level. Good services provided by Mr. Imran Chema.

The rooms are good and service is okay ambience need more comfortable. Staff cooperative view and environment is okay.

Rip off prices, we were charged an extra 8000rs ($80) because apparently someone had been drinking juice from the reception. Beds were stained, toilets dirty and the floors covered in hair. Receptionist had no interest and just wanted to watch TV the whole day. Reception smells heavily of cigarettes, and walking in, you start gagging from the foul smell. Wouldn't recommend.

There is an hall type space for local or non local companies briefing and also an Uber company office inside this guest house.

Initially it was seem to be bad experiences, but administration was very responsive and facilitated with rapid response. recommended.

April 2018, they’re still under construction so don’t expect a peaceful sleep after 6 am. The room has mosquitos and the bathrooms are very small. However, they’re getting better and that’s what the construction is for. You get what you pay for peeps… bargain to your hearts content…

Nice and safe place to stay. Cooperative staff. Clean bedrooms but washrooms are congested and a bit untidy. Comparatively better than other guests houses. Located on main business road and easy access to all location.

Nice and clean place and have moderate rent for it but little slow serving. Nice security but little delay on laundry and have little selection of food and space for parking as it's not large as its others competitors but had a nice experience and night.

A perfect place to live for a short visit. Staff is awesome n cool.

There is no separate entrance for guest house, there is no proper parking area, there is no proper outside seating area and lying broken dirty chairs. Inside I don't know, coz mot visited inside guest house.

I stayed at this guesthouse for 2 weeks back in November 2017. This wasn’t my first choice but my trip was sudden and I couldn’t find anything suitable on hotel booking sites. I was travelling with my family and this seemed somewhat decent from the limited pictures that were available online. I was a bit disappointed with the location initially but everything changed when I went in and met Imran Cheema who looks after the place with his family and staff. He showed me the room I had booked and then recommended I get an upgrade which would be more suitable for the family. The family room was huge with a double bed, a single bed and a sofa set. They even accommodated an extra mattress for an additional guest for some nights at a fairly nominal charge. Breakfast was included as part of the lodging. You have the option of either going with omelet/paratha or bread with butter/jam along with tea. The portion sizes are quite filling. They also serve lunch and dinner as part of the room service. On the first day, I was a bit unhappy with the cleanliness of the room and Imran immediately sorted that out by sending the cleaners. The second day I complained about the bathroom and that was immediately addressed as well. The support staff are extremely helpful and cooperative. If you need anything, they send it to the room straightaway. They even catered for my odd requests here and there. The guesthouse is always guarded by security personnel. The location is fantastic.

Good environment but rates are high compared to other guest houses.

It was good. The negatives were the rooms' painting and bathrooms weren't that good and there were bugs. Positives are that there is good air conditioning while outside weather is around 100 Fahrenheit.

Access is easy as located just behind Karachi Food but in a very crowded place. Below avg rooms. Service is good.

If I could give a lower rating then one I would give. The customer service in this place as horrible, also dont be duped by the pictures they place on their site. My family (also including one infant) of 4 arrived in the middle of the night expecting to have a family room there. I had discussed this numerous times with the owner SHAKIL over the phone prior to arriving. Since we were arriving in the middle of the night I had even booked the room from the day before to ensure availability. He has assured me that the room would be available. Surprise, Surprise when we got their in the middle of the night the room was not available. The clerk was expecting us, I saw my name on the list, but he did have the courtesy to tell us the room was not available till I asked him about the room. At this point he already had copies of all our passports, etc. I asked him to call the owner, which he did not want to do. I tried to call Shakil, but he did not pick up the phone. The cleark basically said that he had one room available with one bed and that If I wanted that he would give me that and in the morning would try to get us the family room. He said their was already someone in thier and that he was expecting them to check out in the morning. I asked him how that could be possible if I had booked the room from the day before, he did give me answer. I suspect they had overbooked the rooms. Nevertheless I was pissed, but since it was the middle of the night I took the small room.

Today I am very disappointed regarding room. Ac was not workings prperly. Due to this I can sleep hole night. After complaint a room boy come my room. He make me foil and asked me that gas problems due to this ac canot work.

Very pathetic place. Not recommended.

Good location, close to Shahrahe e faisal and good desi foods like Karachi Foods down the alley with plenty of transport available. Charged me 5500/ night for a one step up from standard which proly be 4k/night at best so negotiate the rate as its your hard earned money you pay them. Free breakfast and one press of laundry a day is ok. … I found extra services expensive as in an extra cup of chai at pkr 80 and wash 2 underwear pkr 100. Meals ordered ftom them are also expensive so order in. Overall ok but wont stay with them next time as there are so many other options right by there.
