Its amazing and very peaceful and quiet, so much to do and amazing pools. Everything is walking distance. Clean kitchen and toilets. Just love it.

Great campsites. Dog and boat friendly. Awesome friendly staff. Great playground for kids and a heated pool. What more could you ask for.

We had an amazing time! It definitely wasn’t long enough to enjoy all of the park. Room was clean and comfortable, the owners were friendly and welcoming and full of advice and discounts for local activities. The children loved the pool and our 3 year old loved seeing the dinosaurs everywhere. Thank you so much, we will definitely have to come back and stay again ☺️

This place is AMAZING!
The family cabins are beautiful, roomy and modern. The pool is great and heated with plenty if space. They have trikes for hire for the kids (and adults). A games room, a park, a trampoline, volley ball net and swings for small kids. The grounds are kept nice and tidy. The rooms are very clean and have everything you need. This place is awesome for everyone, even those with no children. But the best attribute of this place, hands down, are the owners and staff! They are so welcoming and easy to talk to and VERY family orientated. They have made our stay that much extra special. We will definitely be coming back here, as much as possible! Thank you whanau.

We stayed there this weekend and was amazing the kids loved everything about the holiday park was the most awesome stay and lil mini holiday for us all. We definitely will be back again for sure.

This is the second time staying here and it’s been absolutely amazing, first time we came in a camper van this time around stayed in the family unit for 5 days. Kids did not want to leave! Its so we’ll organised, great for family and children, you don’t really have to leave the site, has a playground and heated pool/spa. Staff always keeping the site tidy, so welcoming and friendly. Highly recommend! Trying to convince family to come with us next time hehe.

Been to several Holiday parks in the past 6 months this is definitely the best park I've stayed at, accommodates for all ages and the managers and staff are fantastic thank you so much👍

Best holiday park we have been too kids absolutely loved it! Fantastic kids playground, pool and spa and our kids were so excited with the dinosaurs. Was so convenient having the food truck on site we can’t wait to come back to create more amazing memories.

All seasons holiday park is the most clean and beautiful place we have ever been it caters to family's couples or even just great for a get away we come here often and every time we enjoy it I highly recommend this place to everyone.

Our absolute favorite place to visit! So much to keep the kids entertained, the pool and park are amazing as are the Hosts! Not to mention all the dinosaurs to keep our son happy! Always clean facilities and grounds! Definitely our go to when we want to get away!

We stayed here with friends, them in a cabin and us in a tent. The facilities here are fantastic. Great pool and playground, hire bikes and a coffee van that sells much more than coffee. The cabin was modern, comfy and clean. The communal block was a great set up too. Location made it an easy trip out to the other lakes. Supermarket 3 mins away.
hosts are friendly and helpful. Would totally recommend.

Place was absolutely amazing. New family unit was nice and warm and very nice. Kids loved the dinosaurs everywhere, the playground was very cool, kids had loads of fun on the bouncy castle! We all enjoyed the hot pool and spa! would definitely be returning again.

Would definitely recommend this holiday park to anybody that is going to be staying in Rotorua! It's not too far away from the city and doesn't have that famous Rotorua smell. The amenities are fantastic — well maintained, clean and the kitchen has everything you need. Also has washing machines and dryers that are reasonably priced and do a great job. The pool is nice and warm and also has a spa as well — I believe they can be utilised in any weather situation as it can be indoor or outdoor. Staff are friendly (I believe it's a family run business) and happy to help, with great local knowledge of the area and happy to have a chat! There are a few items that are available to purchase from reception such as snacks, $1 smaller bags of washing powder (enough for one wash, very handy! ) and other things that you may need during your stay. Great value for money — we checked in to a powered site with our campervan on a Tuesday night and there was a special offer available for if you booked 2 nights (on a Sunday through to Tuesday I believe) you received the third night for free! It was the BEST Holiday Park we have ever stayed at (Australia & New Zealand! ) and we were so sad to have to leave! It's a great base for all activities around Rotorua and definitely made our time there more enjoyable.

Best place for our family of six. And our four families in Rotorua for family wedding.
The pool the play ground and the space for our kids to run around was perfect. Tracie and Kevin were perfect hosts. And very hospitable.
We will definitely be back!

Tania nikita and I have just got back after spending a week there we were treated fabulously units were clean and tidy loved the pool and spa sadly we have come home and packing to go back at christmas.

Just back from an awesome weeks stay with these guys, & it’s amazing. The rooms are clean and well equipped with everything you need.

Thank you so much we had an amazing time in Rotorua and our stay with you was great, our cabin was lovely fully equipped very clean love that all linen was provided. Kids loved the pool the playground too. We will definitely be back to this great place… only teeny tiny downfall was the queen mattress was a tad uncomfortable a mattress topper would have helped. But regardless we loved our stay this wouldn't stop us coming back. X.

Very poor service… we booked through online just 1 day before. Called them to confirm what facilities they are providing as we will be arriving tomorrow. They told us blah blah … we called next morning (day of arrival) as well just to double check. They told us just bring towels nothing else as they would be providing everything else… and when we reached in the evening we were told that your booking was for previous day (very smartly) … they could have told us over the phone that we don't got booking on your name for tomorrow or even today (when called same day) we could have rebooked it… however they didn't even have a spare property for us and we had to leave from there to search other options. I mean of they could have been more proactive in their approach we might be in better position. Lady told us it was a 'no show'. I mean someone has put their hard earned money why would someone put a no show. They did not even bother to confirm the booking, obviously they got money in their bank what else they need. No curtecy shown.

Lovely, comfortable, clean, great for the Kids, nice warm cabins and pool… dedicated friendly owners. It doesn't get any better. 5 stars.

Cool family place. Pool and playground are great. Rooms are comfortable and clean. Shared spaces are well maintained and looked after.

Older camping place, positive is a swimming pool for warming up and relaxing. Kitchen not so nice but ok.

16 of us came home from our 3 night stay here at all seasons holiday park over Easter weekend and absolutely loved our time here. Tracy the reception ladie who manages the park was friendly and very easy 2 talk 2, booking our units and being able 2 pay it off over time suited us fully. Emails sent after each payment were made was straight away Our accommodation unit 17 was clean modern and situated in the perfect spot for our whanau. Highly recommend this place and will definitely be returning again.

Comfort and convenience to go everywhere.

Exceptional value for money getting a family cabin. We got it for 2 people as it was the last available and looked ok. Definitely exceeded expectations. These cabins are very new, well decorated and furnished. Cabins are stand alone, so no problems with neighborly noise. Located just outside Rotorua (about 10 minutes from centre) everything is within leisurely reach.

Lovely location set just between the main road, beside the lake. The entrance is easy to find and staff are really nice and helpful. There's also a little shop with some of the bare essentials. The site itself is well laid out and offers a mix of camping, caravanning/motorhome sites as well as a range of cabins. The cabins are basic, but nicely finished and well kept.

We've stayed in many places over the years here and in Aussie with our kids and All Seasons didn't disappoint. Accommodation (new family units) exceeded expectations. Well maintained grounds, plenty to keep the kids occupied. Great service from friendly and welcoming staff. Will be back!

Pleasant experience. We were 3 families stayed here for 4 days. Staff is very friendly. Kids enjoyed the heated water pools… Free Wi-Fi available, kitchen, laundary room, toilets and showers are clean… Only problem I faced is the hard ground to dig the pigs and thistle grass on the ground which made it hard to walk barefoot.

We had booked a different "dog friendly" campground but when we arrived they turned us away when they saw we had Staffies. Apparently the owners don't like that dog breed. So last minute we scrambled to find alternative accommodation and found All Seasons who were happy to accommodate us on a tent site with our two dogs. Thank you!

Awesome experience. Staff are exceptionally nice. Heated swimming pools lovely, self catering cabins were amazing. We thought it was close to all the things we wanted to do.

Spent a lovely relaxing weekend here. A great place to take the kids as there are so many attractions to keep them entertained. The heated swimming pool was so enjoyable. The staff are very friendly. Great place!

Family units were an obvious new addition to the holiday park. Nicely furnished and includes all necessary amenities. Great place for families as there are heated pools and a playground. Motel units were older and more dull.

Very nice camping in the nature. We have spent a night at the Top10 in Rotorua and with no doubts we prefer this one. Very kids friendly with heated pools and good infrastructure. Great reception. Go for it!

Me hubby and our three kids had a great weekend here. The new 2 bedroom family units are fantastic and the heatpump was a great bonus. We were able to get a baby cot provided for the room free of charge which saved us room on the drive which was great. The heated pool and sauna were just awesome and the kids had a blast, also the bouncy castle and dinosaur themed grounds and playground was perfect when you have littlies… I was worried we weren't going to be able to get them to leave! We will defiantly be coming back!

Friendly staff, nice enough camp ground however the kids park was very run down and the pool was a bit cold for swimming due to awaiting a part. They were doing a lot of up grading of buildings so it was very noising and a bit of bad timing on our part. We left a day earlier and were happily given a refund.

We enjoyed our stay. Managers Tracie and Kevin indeed went the extra mile for us. We unfortunately had a car accident on our way to Rotorua and could not get a rental car or a bus back to Thames. Kevin was extremely supportive and in fact he drove us all the way back home. Now that certainly is what I call helping the customer. This holiday park is delightful for families and the accommodation is excellent. We will back if needing accommodation in Rotorua.

A beautifully set out holiday park. My family & I enjoyed our brief overnight stay. Great amenities, large clean kitchen & dinning TV area. Shared toilets & showers are clean & modern. Great comfortable cabins & fully contained studios available. Looks like great RV & tent site options. The pool is big with a Spa. The pool heated in cooler months (but owners waiting for a new heating unit to arrive, due in August). Though still warm enough for my daughter to enjoy it. The Large playground & colourful dinosaurs decorate the whole site. Neat fun! Kids will love this place anytime of year. I can imagine it being popular in warmer months. Efficient air conditioning/heat pump unit in cabin to keep us cosy warm. Highly recommended.

Wow. This is the coolest place. Heated, covered pool. Amazing playground — the tree house is something my sons dream of! Units with heat pumps — not those super noisy fan heaters places give you in the hope you don't use them, but actual heating. This place is great. I loved it. My kids loved it. Real value for money. Super happy! Booked the next holiday already.

Brilliant experience, great atmosphere. The rooms are in great condition. Great value for money and the staff are very friendly and willing to help in any way they can. It's also just outside of town which makes it nice and quiet. Recommend to everyone.

I love All Seasons Holiday Park and will recommend the family park to everyone. We've stayed in 1 of the brand new and moden family units. The heated indoor spa and swimming pool was fantastic. My 4 year son loved the park as much as I did — they had 3 bouncing castles, dinosaurs and a massive play park for the kids. It was the best family holiday park that I've ever been and it cater for all ages young and old. The park is very moden and very colourfull that makes you happy and enjoy your holiday more. The host Kevin and Tracie are very friendly and helpfull with everything. We will definately see you again All Season Holiday Park. Recommended it's a A+++++ park.

Love all seasons holiday park. Great place to stay. Good for kids that love dinosaurs. Very clean. They have a great deal stay 3 nights pay for pay for 2. Will be back again. And its dog friendly. Love it love it love it.

These guys and their Holiday Park and truly a highlight of my recent trip around part of the North Island. My review is a little late as we stayed a month ago (and almost a year before that) but its been on my mind the to share the quality of this place. The grounds are immaculate. A year ago we stayed in our van and this time travelling with some of the family we stayed in the self contained units. Both times the upkeep was brilliant. Tracey and Kevin are the kindest hosts and have an absolute wealth of knowledge on the area! I am sure there are some great places to stay in Rotorua but forget about them and look no further! Thanks guys we'll see you again!

This has to be the best run holiday park ive stayed at the staff here are friendly and the facilities are clean and tidy and that hot pool was so nice to relax in. So many things here for the kids to do we only see them when there hungry keep it up guys.
