Hotel. Do not waste your money on this hotel. I booked through Expedia. What a horrible two nights I had with my two kids. And it was not that cheap either.
In horrible area, horrible state of the building, horrible reception, horrible room, horrible corridor. Nothing is nice. The honour was alright but he didn’t wanted to cancel my booking. The minutes in entered the hotel I felt so depressed.
My worst experience of hotel bookings. I didn’t complaint there and then, just wanted to get the hell out of there.
My kids had some sort of bug bites, I took pictures and sent it over to Expedia. They just didn’t bother much as I did not complaint at the hotel…
You will be so depressed if u stay over in this hotel.

About 20-30 minutes walk from train station. I would recommend hiring a bike at the station. Friendly and helpful host. Breakfast provided when I booked in at 2 which was good as check in time was stated as 3. Room carpet needed vacuuming. Wi-Fi signal was weak. For the price compared to other similar hotels it was suitable.

Good location. Around 2km away from Rotterdam centre. Quite clean, calm, reasonable prices. Sadly there were no possibility to take breakfast, when I was there but there are a lot of caffees next to the hotel. Parking just outside in a public parking lot, chargeable.

If you are looking for a good bargain you could still think about going here, but the room we've been was not clean as it should have been. Owner is though very nice and welcoming.

Ordered a double bed and got 2 single beds. Very dated room. Would classify as a hostel rather than hotel. Good customer service.

Good place for restaurant and staying.

Nice little hotel. The rooms are functional but simple. Shower and toilet in the room. The hotel has a tiny host character.

Not a hotel. At best it's a low rate b&b. Dirty & horrible.

Shabby accommodation, dirty, and loud. For the first and last time at this property and all for € 156, 00 / 3 N, photos, the do not correspond to reality!

Dirty, additional costs that suddenly appear, reserved room not available and room then offered was more expensive. Highly unprofessional, had to wait for breakfast because the owner overslept. Run down as well. Never again. Please don't stay there. It's not worth the stress.

The room was not really good. It would be okay for a short stay.

After a telephone reservation, we wanted to do in the Hotel check-in. Even from the Outside, a somewhat unkempt Appearance. When the owner then explained that the room was assigned anyway, and he had none left, but he would make us "polite white" out of his private room, was the barrel overflowing. Yet respect was a loser, to demand the same price for his smelly basement room from us. After all, he offered to give us a room in another Hotel/Hostel in rotter dam, what happened then, luckily. Otherwise, we could have the night in the train station. Resume: greed for money and lack of respect=>TO NOT RECOMMEND.

For a weekend trip it is okay.

Very unprofessional, hidden costs, miefiges and steep staircase. In spite of ban on Smoking signs on every corner, it smells strongly of smoke, as is the duration of the Smoking-in-chief back. Very nice and clean room, with blood stains on the walls. The towels and glasses have to be requested. Good Breakfast, which you have to wait sometimes for a very long time. Friendly Employees.

Simple, but clean rooms. Very nice owner and for this category, good Breakfast. Eggs and bacon were cooked to order. Price-performance very good!

Rooms worth the money, great free breakfast and nice staff. Not the right hotel for people having fear of tiny stairways.

I have stayed at the Hotel Baan for the last two years as part of a study abroad program and couldn't be more delighted to be staying there again this year. Jan Baan is a pleasure to work with, the hotel is clean, the breakfasts plentiful, and it is located a stone's throw from Delfshaven, a neighborhood rich in gezellig bars and restaurants. Jan takes a great deal of pride in his hotel, and it shows.
