I stayed in this hotel for 3 days 2 nights. When I first enter my room, I already saw the left plates outside the door. Today is my checkout day the plates already causing smell along the walk way. I feedback to counter they noted. But nothing is done.

This is for the 30% off dim sum promotion. Yesterday was my 2nd time order but they lied to me for the 2nd order that they can't pass through police check point & insisted me to use & pay for grab delivery service. I was appalled cause they told me this right after I've made money transfer which was over RM100. After explaining about my disappointment & planning to cancel my order, then they agreed to deliver my order as usual just like my 1st time order. When the delivery van from Promenade arrived, I've asked him weather police stopped him from passing through to deliver? He answered no. And I saw there is a 'surat pelepasan' essential service letter on his van dashboard. Beware of being scammed for not doing free delivery service by them. I don't understand why the need to lie to me? Sampai begitu malas kah mahu buat penghantaran?

BLACKLIST Promenade, one of your staff's rude attitude embarrased my friends and me and made us feel unpleasant, and his dress code seems like at higher position in the restaurant, please care for your staff quality, act like real 4-Star.

The receptionist are not friendly and helpful. Kindly improve your service. Despite difficulty in booking. Ur receptionist are just ignorance and don't help the customer.

Staying 1 night for the third time. Cleanliness of the room is excellent and very good hospitality for the staff very friendly but breakfast option are limited for this time. There no fresh prawn, rice already cold and noodles look like rm 0.50 at the market, hopefully have a improvement, but surely I will come again thanks promonade.

We stayed at Promenade Hotel of KK in 2017❗This modern hotel to me was already more convenient and friendly than other hotels. I remember the chief at breakfast time asked me "how would you like to have your omelette" and he made a fantastic one for me just few minutes after that. The service rooms are just more than just hospitable. They give you whatever you need. Quite helpful. Just to make a dissatisfaction: The ground floor next to receptionists (after you enter the hotel) looks fairly empty. I would suggest that it would be nicer if filling the spots up with trees, fountains, PCs, vending machines and other amenities. Thanks.

Quite impressive. Clean room that are facing a nice sea view. Staffs are friendly. Only one issue thought the room drinking water (Evian water) are ridiculously overpriced and you have to pay extra for tea/coffee if you consume more than 2 sachets a day. As far as my experience with other 5* hotels, these items are free of charge and replenish daily or upon request.

It is a recommended place for couples or group travelers rather than individual travelers. I was alone, but I used it cheaply and widely. There is a gas stove and kitchen, so it seems to be a bad and good place for group tourists. The family and the children are as bright as ever. I think. Because it is an old building, there are burrows and it smells. I can endure it, but it shines when I am a family member and a child. It's a private and group place for travelers. It is a spacious, inexpensive place with a kitchen.

Recommended for those who come with big size family. Spacious room. All the facilities surrounding and the management also friendly and helpful.

One of the better places we stayed. This place was very clean and homely. However, like most places the Wi-Fi was very poor. The centre itself is very good with decent Indian restaurants and a 7-11 and other convenience stores on your doorstep. Do be careful about scammers downstairs telling you they have lost their wallet. I'd recommend this place.

It was indeed an unpleasant experience for having a 3 night stay at this hotel. Being rated as a 4 stars hotel, however the service is worst than a budget hotel. The room keepers didn’t replenish new toiletries and toilet papers even though I stayed there for 3 nights. The worst thing was that I called 4 times to the reception counter asking for toilet paper, 2 times were answered by a female and 2 times were answered by a male. They all said will send to my room but in the end no one did so. What was so difficult for sending it to the customer?! Secondly, I had a function there as well. I wasn’t realise until the event day that I was told not all function rooms are sound proof. The speaker was just talking like usual, no shouting no screaming, however the staff said we were too loud disturbing another function room opposite us. The staff requested us to soften down the volume. The staff also said that we should have requested for sound — proof function room during booking. Shouldn’t all function rooms be designed with sound proofing materials? This is really ridiculous! Furthermore it is their responsibility to tell the customers that not all function rooms are sound proof. This is really unacceptable for a 4 star-rated hotel to provide such hospitality and service.

Easy too find food, not far from shopping mall, water front sea food. Accomidation not bad.

First time here and it was great. Clean, spacious and comfortable suite with seaview. Friendly and helpful staff. Breakfast has a wide variety of western and Asian cuisine with quality products and the kitchen staff check all the food regularly to restock it. Will go back next time and will recommend this hotel to family and friends.

Very very bad services appartment to old and smely,, every one listen dont go promenade services apartment if you go loose youe money.

Good location, air con and hot water, however the apartments are dated and in some need of a serious deep clean and refurbish. Look at the pics and you decide. We booked this place so we could cook, but the kitchen had very poor lighting and gave us a bad feel, we weren't ready to risk cooking here.

You can find a much better accommodation. Choose something else, do not stop here. The room was very bad and the smell of the toilets. In the apartment which we got was terrible that either touch, everything is dirty, old and falling apart. We chose this option from behind the kitchen, but there is nothing on it, no frying pan, no pots, no hoods. Yes, the location is good, the giant supermarket in Plaza on the left from the front desk, walking distance to Imago, another 2 plaza with small shops and fudkorom, and behind them is already the market.

Service apartment for rent; consider the need of refurbish; as place are worn out. Carpet and some ammneties look very poorly maintained. Otherwise has good space and great area to visit around. Definately a choice for family.

Spacious room and bed. Good place for family to stay. However the wall is quite thin which you can hear people stomp and walking. But overall cleanliness and services was good. Near the market, mall and city centre.

A bit of inconvenience for the locations of several logistics such as car park entry/exit and selectable-only lift services, and finding the administrative office is will give you a bit of a challenge. And the apartment could be better furnished. And its smells funny. Like being in a long-lost cabin. It suit the basic necessity with a bigger space but thats just about it.

Kitchenette isnt really bad. But my exp was the stove starter is broken. Had to use lighter that they provide. Overall is ok.

Walking distance shoping in town, have swimming pool. Cant give riview for this appartment because it was manage by many management and housekeeping company. Average suitable for long time stay, ready to cook, wife, washing machine, astro, air-conditioning like home.

This is my second time staying at this hotel in Tawau. Overall the sevices are good. Staffs are friendly and polite. But the room that have been given to us little bit old. Carpet have lots of stain. Shower little bit broken and I have to fix it by myself, and hot bath little bit deficult to adjust. Sometimes the water is too hot and too cold. I have request for room that have bath tub, buat when I arrived at this hotel the receptionist informed me that there is no bath tub for non-smoking room. But for me its ok. The food was ok. For me it could be better. Parking lot also good but you have to pay every time you want to park your car. My advice is, if you have park your car at the early night, don't take your car anywhere anymore because you maybe loss your parking and no parking space anymore for your car at night. Please be early. Do lot more maintanances for this hotel so that your loyal guess always satisfy with your services everytime they want to stay here. Plzz take my advice seriusly. Anyway TQ for the services your provided. Please improve from time to time.

The property was located at good locations, in city centre of Bandar Kota Kinabalu. Easily reachable to nearby restaurants, Centre Point shopping mall just few distance walks. But not all rooms in these property was meet to the standards, need to do a lot of renovations on their units.

Within commercial centre. Easy to locate restaurant. Apartment not very nice. Notice cockroachs hidden in the sofa. 3 star is for value for money.

Room doesnt look comfortable (look dirty on tge wall near air-conditioner plus in bathroom and Wifi is offline due to some problem (maintenance said that)! Great pacakage for complete dissapoinment! *i give star so I can post this but honestly not worth even for 1 star.

Pros: 1. Strategic location in the middle of the city 2. Bath tub available 3. Huge fridge 4. Separate kitchen and bedroom 5. Security guarded and CCTV coverage Cons: 1. Shaddy area (hence the security and CCTV mentioned above) 2. Building looks old and not maintained 3. Some broken items in the room (e. G. : shower hose not connected to shower head, two faucets in the bathroom because one is functioning while the other is not) 4. Breakfast not included 5. Limited TV channels.

The room is spacious. House keeping is good. Near to most of the attractive places and plenty of shopping centre here. The bad issues abt it is the environment of the entire apartments. Smelly n dirty.

What is posted online by the management isn't the same with the reality. I booked a studio with kitchenette and was disappointed with the facilities. The shower head is broken, the kitchenette is almost not functional. The exterior of the buildings is shabby, scary and not safe for you to walk at night despite its good location. The bedsheet is dirty and my body was itchy because the room is poorly maintained. Toilet is dirty, lift is the worst I have ever seen. I asked for a hairdryer and they will randomly ask it back from you. With this budget, there are many better options like Hotel Eden 54 or Hotel 63. I felt cheated, and wanted to move to another hotel right away. Luckily it was just a night stay. Will never come back or recommend to anyone.

Bad experience. I stayed at Studio Room, my room got a family of cockroach (I meant a lot of it). Bathroom sewerage are leaking, noisy neighbourhood at night. But 1 star for the friendly and helpful staff.

I am very unhappy with the POST-accomondation service of this apartment. I left my hoodie in the room upon my check-out. I realised my missing hoodie one day later. I made my first call at 8am and was asked to call back at 9am. What a surprise that when I call back, the staff told me that it's a new work shift and I have to re-explain the matter again. I was told that I will be contacted as soon as they perform the room checking. I waited for 3 hours and I called back, the staff told me that they could not locate any item. Not forget to mention, the staff could not even speak clearly but in his own dialect tone and speed that I hardly get it. In my point of view, there are merely two layers of checking will be enough to locate my hoodie. First, the person that checks the room upon my check-out; Second, the person that performs the last house keeping of that room. However, they are reluctant to offer such assistance but to end the conversation quickly with "We cannot find anything". I have to admit that it my very own mistake that I left out my hoodie in the first place. But, the dishonesty and laziness of the staffs in this apartment are just so HIGH. Well, good lesson for a lifetime. Would like to end this comment with some good things about this apartment: strategic location, secure parking and very cheap cost.

A great hotel with great service. Rooms were recently refurbished, upgraded with latest technologies. It's strategically located too, just right opposite one of the mall in town.

I had enjoy my stay while in Kota Kinabalu, my family and I has a wonderful experience during out stay at Promenade Service Apartment Api Api centre, staff are friendly and service are excellent. I would like to recommend to all friends to stay here.

Everytime I come here, I'd always book the rooms with access to club lounge. For a bit of extra RM, you'd get your own breakfast & teatime buffet. Plus the balcony view is amazing.

Guys, no doubt as a 4 star almost 2 decades old hotel in Kota Kinabalu has it's reputation, yes standard 4 start hotels services, housekeeping, facilities and good F&B. However, it just doesn't make any sense that even if you are a presidential suite guest, you still need to pay for parking. As you all know many or almost all 4 stars grade & above hotels & resorts waived their parking fees for any room guests. As a local myself, I felt bad for my Bruneian friend who were staying happily at Grandis Hotel, Suria, the exclusive duplex SOHO style room which was just around RM600++ with a roof top pool bar, while paying more or less the same for a normal room rate here. Sorry, just telling the truth.

Nice and clean and good service. Stayed for 5 nigts (2 periods) in suite with livingroom, sleepingroom, bath and 2 toilets — lots of space for 2 persons.

Have Wifi Though it is so slow.
