BB 22 Charming Rooms & Apartments

My wife and I recently stayed at BB22 both pre and post a cycling trip in western Sicily.
The accommodation available at BB22 is adequate and staying at a lower level saves a luggage workout. That said, the location in the heart of old Palermo is excellent. Proximity to restaurants and tourists sites is extremely good.
But the best part of our BB22 experience was provided by the staff. In particular, Emanuela was a standout. Not only did she agree to change the name of a certain coffee to "Canadiano" but she was friendly, charming, and extremely helpful. Her insights were very helpful in planning our "things to see and do".
Anyone involved in the service industry would do well to take a page from Emanuela's book.

Great location, close to the main attractions and several restaurants. The staff is extremely attentive and solves any issues you may have.
The room has big and had room for 3 adults.
The breakfast is also very nice.

A few hours after booking, I was informed by email that my reservation had been moved to another property. When I arrived in Palermo after a red-eye flight, I went directly to the given address, only to be met by a security guard who had no idea about my booking. He didn’t speak English and after he spent 30 minutes on the phone to the owner, we were told to walk to yet another property 15 mins away in 38°C heat, while feeling completely out of place and unwelcome.
The first room given to us had just one double bed (even though we booked two queen beds) and the air conditioning only worked with the room key inserted, meaning it was always hot when we returned as house keeping kept removing the key. I had to share a bed with my brother-in-law, which was not what we booked. Later, we were moved to another room with a double bed and a small pull-out single — still not what I'm our booking.
Breakfast was basic: just bread rolls, juice, and coffee. The direct email said breakfast would be served in a nearby café, but this wasn’t the case.
The worst part of the stay came on the last night, when a giant cockroach crawled out of the bathroom toilet, up my leg, and onto my head. I was in complete shock and couldn’t sleep the rest of the night. I’ve stayed in hotels all over the world and have never encountered such giant cockroaches in my room.
Check-out was strictly enforced at 10:00 a. M. And when I raised my complaints about the cockroach, staff didn’t have much to say or offer.

I left, soon after I arrived. I booked a simple room here, at arrival there were a few things I noticed that immediately made me feel uneased and creeped out. For one the room as advertised had a window with some nice natural lighting, due to curtains and a wall that was build right outside there was actually no daylight coming into room. I understand that they can not do anything about a wall being build there, but I would say that they were obligated to mention it while booking, because a room with no daylight feels more like a prison. There was a very creepy mirror, also not in the pictures, that I felt belonged in a haunted house. And lastly, there was a random door in my room, which I had no clue as too where it led. As a female traveler alone, this did not make me feel safe. That combined with the creepy ambiance and the lack of daylight, made me wanting to leave as soon as I came, eventhough that cost me a lot of money. When I went up to tell the staff, he was not surprised at all, which made me believe, they have had complaints about this before.

We had a fantastic few days at this hotel. From the moment we arrived, the staff were welcoming and professional, always ready to help with anything we needed. Check-in was smooth, and we felt well looked after throughout our stay.
Our room was clean, quiet, and comfortable, with a lovely view and all the essentials we needed. The bed was especially comfortable, and we appreciated the attention to detail – everything felt well thought out.
Breakfast each morning was fresh and varied, with plenty of options. It was a great start to the day and clearly prepared with care.
The location was ideal – peaceful, but still within easy reach of restaurants, shops, and public transport. We enjoyed walking around the area and discovering some great local spots.
Overall, this was a really pleasant experience. You can tell the hotel is well managed and that the team genuinely cares about guests. We wouldn’t hesitate to come back.

Although next to one of the most important city markets, and the very best market for fresh seafood, BB22 is convieniently around a corner and a short few steps down a narrow side street to a surprisingly quiet spot in the middle of so many shops and restaurants. The closest restaurants were outstanding: the one just outside the front door of BB22 had the best pizza we have ever tasted (and we went twice) ; and, the one around the corner had a magnificent spaghettone con nero di seppia con ricci along with other delectable plates. The room was comfortable, clean, quiet and large. The shower was a comfortable size and worked well. The breakfast was a tasty feast with so many great options. The staff oversaw breakfast and provided coffee to order is a most pleasant manner. They were very attentive and provided very helpful and detailed information about which sites to visit and how to get there. They arranged for clean and prompt taxi services. Of all the 8 places we stayed during our three weeks in Sicily, BB22 was the most pleasant. The lodging was excellent and the staff at BB22 were the very best of our Sicily experience.

This is a wonderful and indeed "charming" place to stay in Palermo. The rooms are spacious and creatively decorated. The bathroom was very modern and spacious as well. There is nice breakfast included each morning with pastries, cheeses, meats and fresh fruits. But the best part is the friendly service we received, particularly from a lovely woman named Manuella. She is very friendly, personable and also provided good information about what to see in the area. Overall this was a great experience staying at BB22. Perhaps the only difficulty is the number of steps one must climb to get to the rooms… with luggage (and no one to assist) this was our only challenge. But everything else was so good that we would definitely stay here again.

We were very disappointed with our stay at BB22. The room we were given was not at all as shown in the photos—it felt very old, run-down, and poorly maintained. Most concerning was the awful smell coming from the bathroom, which resembled sewage and made the stay very uncomfortable. Overall, the condition of the room was far below expectations, and certainly not what was advertised. Unfortunately, we cannot recommend this place based on our experience.

We chose BB22 based on a recommendation in Rick Steve's Sicily book… and very happy we did! To begin our experience, the owner met us when we arrived from Palermo airport around mid day. She and her daughter then spent time with us to explain the room and the area, making good suggestions for tours and restaurants. The room was actually a suite with a small kitchen and sitting area… very comfortable and quiet. Great location… less than a 5 minute walk from a busy area filled with restaurants and shops of every description. Highly recommend!

BB22 is a great choice of accommodation in Palermo. We were warmly welcomed by the charming and hard working Manuella whose knowledge of the city is encyclopaedic. She made some brilliant suggestions for restaurants & places to visit & speaks excellent English.
Another joy about BB22 is the location. It’s in a secluded spot behind San Domenico & you can easily walk to all the main sights including the incredible food markets.
We stayed for 4 nights in a triple room on the 1st floor which was spacious & very comfortable. We would definitely choose to stay here again.

My husband and I recently stayed at the beautiful BB22 for the first time, and enjoyed our stay so much we returned for an additional night at BB22 Palace at the end of our trip! We prefer to stay in smaller boutique hotels and are so glad we chose this amazing property—the rooms were individually unique and the staff was exceptional! Emanuela was personable and helpful, and she arranged a driver to pick us up at the airport for a seamless arrival in Palermo (she also has amazing local restaurant recommendations). She, and the owner and her daughter ensured our stay was excellent despite a last minute arrival change for our return night. Both properties were ideally located in the heart of Palermo’s historic district and may be the best boutique hotels in Palermo!

Wonderfully light filled room with kitchenette, spacious and very clean. Amazing stay. Daniel welcomed us at check-in and shared wonderful sightseeing ideas that are relevant to our plans. Breakfast and coffee were good. We stayed 3 nights, each morning, they would see how we were doing and made sure any sightseeing questions were answered. Even before checkout, Daniel told us about this Sunday only flea market at Piazz Marina so we wouldn't miss it! There is no elevator, so be prepared to walk up stairs with your bags. But the experience was certainly worth it.

Beautiful accommodation. Staff and service were very helpful. Nice breakfast. We enjoyed our stay and will come again. Great location with a short walk to most of the sites of Palermo, museums, bars, restaurants, cathedrals, and harbor.

This was a lovely central place to stay in Palermo. The initial check-in communication was fantastic and the assistance in getting our bags up the stairs was very much appreciated. The room was comfortable with a great balcony to sit and enjoy a wine while taking in the view. An added bonus is the restaurant right outside the front door. The food was delicious!

We stayed at the BB22 Rooms when we arrived in Palermo, and again at the end of our trip at the BB22 Palace. We were very positively impressed with both of these properties, including the accommodations, the people, and the services.
Our driver Tony was waiting for us when we arrived the airport, with the transportation we had arranged through the hotel, and the Rooms desk manager Daniel had stayed late to welcome us to the hotel when we arrived.
The accommodations are very comfortable, and at the Rooms we had a great view through the city to the harbor. The bathrooms were large by European standards, and at both properties had been fully updated and were very clean. Breakfasts were great.
Throughout our two stays at the two BB22s, all of the staff were cheerful, friendly, and very helpful with directions, local information, restaurants, etc. When a railroad strike caused us to modify our reservations and add an additional night, Emmanuelle moved rooms around on short notice and found space for us, and Alice coordinated our transportation to return to the airport. I don't know how much more anyone could ask or expect of a hotel and its staff. We highly recommend both the BB22 Rooms and BB22 Palace. Thank you to all of them.

Convenient location. Comfortable and clean room. Great breakfast included. Sunroom was great to relax in. Staff was very knowledgeable, helpful, friendly, and went above and beyond our expectations. We felt like family. Would recommend.

We were happy to have found BB22. We had excellent communication with Emmanuela beforehand, so it was easy to find nearby parking for our rental car and locate the hotel. After arrival, we met with Daniel who was so personable and friendly that we felt right at home. He made many good suggestions for excursions and sight-seeing. We made use of their laundry service which saved us valuable time. The breakfast was amazing, and the availability of the bar and central lounge added to the ambience. Loved our balcony and the courtyard view. Good location for walking to all the main areas. Highly recommend.
