Location was great. Maintenance on the room was unacceptable. Breakfast offering was inexorable. Do not recommend. Way over priced.

A previous reviewer had almost the same experience and probably the same room as we did, so I'm not sure I have many details to add but our experience was somewhat more positive. The biggest pluses for us were definitely location and air conditioning. It's a busy spot with easy access to bus and taxi pickup, and there is a lovely restaurant right outside the door. It's just a few minutes' walk to the Pantheon, Trevi Fountain, and Spanish Steps, and the Colosseum and Forum are also very walkable, with several other historic spots along the way. The staff member was nice and used Google Translate to communicate but came only for a short time and only on most of the 4 days we were there, so it was more like an AirB&B than a traditional B&B. The beds were not especially comfortable but not terrible compared with others I've experienced in Europe; you sink right through the mattress. Breakfast was very limited, and on our first full day we waited for 40 minutes after breakfast start time but nobody came to set up breakfast, so we went without. Breakfast starts at 8:00 when it does happen, which is possibly normal for Rome but is kind of late when so many recommendations say to get started with your day very early because it gets too hot later, and we therefore did not get to have breakfast during their scheduled times at all.

The location is very good, and the female morning attendance is nice and she keeps it clean. The building is a bit run down, and the b&b itself is very run down with maintenance very overdue. While it says breakfast is provided that really means tea or espresso and yogurts. One morning we did get eggs bolied in an egg cooker. The pastries and other offering are either stale or packaged low quality. The same thing were out during the stay, so bad no one eats them. The elevator does not go to the floor the b&b is on, so you have to take it up, then walk down a flight. The room itself was vey small and the bathroom was not acceptable at all, filled with black mold. We paid for a family room with a queens and 2 twins. The twins were roll in temporary beds, and the queen had a divot in the right side from overuse that I was stuck in. Not pleasant for sleeping. You had to squeeze between the beds and could barely fit through. There was a safe that was not bolted to anything and as someone else previously share there is not staff afternoons and evenings. Overall would not recommend. Way overpriced for the experience.
