We rented one of the rooms for 3 months. At first, the landlord was welcoming and said everything was included in the price but when we used the heater during the winter he said we would be fined because we used the energy too much. One day, he even took the controller of the common area heater so that we couldn't use it.
The walls are thin; you can hear other rooms also, and the upstairs neighbors are very loud. We often faced clogging problems in the bathroom, and also in the kitchen.
We asked him to take the deposit money as last month payment but he said it wasn't possible and demand us to move out in 24 hours.
A few good things to mention are near to the metro station, and the 24/7 grocery store.

It was the worst experience since I came to Rome. At first, manager was really nice saying expenses is included in the price (which was actually higher than rent around that area almost 300EUR) our first months was in January which was really cold and we used the heater moderately. In February, he said you used too much energy you would be fined (which was really ridiculous cus there are also two other rooms which had tenants). He even take the heater controller in common rooms so that we couldn't use it.
When we first move the pillows that he gave was horrendous almost yellow colored a lot of big sweat spots (eww for sure). Even if they had duvet that they used when they were hostel, they don't give to you and he said something about COVID regulations /which is a lie/. We faced clogging problem often, water is so bad it had weird white thing. TV in room doesn't work, no cable and Wi-Fi had connection promlem.
They don't clean properly when tenants leave. Door keys are really annoying it's like card key which they will give you only one room key. The key reader stopped working one day and I had to wait for them to come and fix it for 3 hours.
Every roommates that we used to have in this house said they had deposit problem. He didn't give the full amount when they check out, he deduct some extra not mentioned charges from our deposit. Even on the contract he didn't put full price of the room so that he can avoid income tax.

Not recommended. The pillow was the worst hygiene, couldn’t use it. They didn't let to use the washing machine even they have. The electricity is often turned off. The refrigerator is so bad, didn't clean for a hundred and thousand years. Please read the contract carefully because he has no humanity and is so greedy.
