De Residence Pangandaran by Mabano Estates

The villas have a private parking area (carport) that allows you to drive in and out without getting wet in the rain. However, many guests complain that the parking area is very narrow, which makes it difficult to get in and out. If you have two or more cars, there may not be enough space, and you may need to move your car to allow others to exit.

Most guests praise the staff, especially the security personnel, for their friendliness, responsiveness, and quick reaction times. The owners and management are also described as caring and willing to help, even in case of a guest's illness. However, there are occasional reports of unfriendly staff and difficulties communicating in English with the reception.

Guests report a strict and controversial policy regarding towel cleanliness: a fine of 100,000 rupees is charged for each towel with even minor stains from cosmetics or powder. Some guests describe this experience as extremely negative, mentioning cases where they were not allowed to leave until the fine was paid. Also, a fee of 100,000 rupees is charged for each hour of early check-in or late check-out after 11:00.

The villas are decorated in a modern, minimalist style and are equipped with air conditioning (in some units, only in one of the three rooms), a Smart TV with Netflix, YouTube, and Disney+, as well as free Wi-Fi. The kitchen is equipped with a stove, refrigerator, water dispenser, dishes, and basic utensils, but many guests note that there is a lack of pots, pans, and a rice cooker (which can be rented at the reception). There are no mirrors in the rooms, except for one in the bathroom, and there are no trash cans on the upper floor.

A distinctive feature of the layout is that all the bedrooms are located on the upper floor, while the single bathroom is located downstairs, which creates inconvenience for guests with many people (up to 6 people) and requires them to constantly go up and down the stairs. Guests also complain about the lack of hooks and shelves in the bathroom. In some units, there were technical problems: a clogged sink and a faulty toilet.

The overall cleanliness of the villas and the area is highly rated, with many guests describing them as impeccable. Guests note the neatness of the rooms, the cleanliness of the garden and common areas. However, some reviews mention insects entering the house through the doors, and some complaints about the lack of cleanliness in the bathrooms.

There is a clean pool that adults enjoy, but it is not considered suitable for children due to the large depth (from 140 to 200 cm). Inflatable rings are provided for safety, but guests recommend that the management create a separate area for toddlers. Also, the area around the pool is not well lit at night.

Overall, the villas are very suitable for families due to their privacy, the presence of multiple bedrooms, a kitchen, and a common area for gathering. Children are usually happy here, but parents should consider the deep pool and the lack of a bathroom on the second floor. Also, the maximum occupancy of some villas is limited to 5 adults.

There is a private cafe at the property, which guests describe as a great place to relax. The menu offers high-quality Western cuisine with fresh ingredients and healthy options, although prices may be considered high for this region.
