Very reasonable. Basic but heritage, so an absolute steal at 2500/-. Very basic but adequate. Yes I'd come back.

Its an ancient Portuguese people's hotel. You can view lot of antique prperties they posses. Over all good place. Its in the prime location.

Lovely property in a quiet but central part of town. Close to some excellent cafes and eating joints. Lovely part of Latin quarter, ideal for exploring on foot. Beautiful vintage rooms with antique furniture, tastefully decorated, cordial staff and helpful owners. Limited options for breakfast but tastes good nonetheless.

A great Homestay to stay at in Panjim. Mr. Roy and his team are very courteous and ensure that the guest have a great stay.

Its greatest advantage is its prime location in Fontainhas, the old Latin quarter of Panjim and just 300m away from Immaculate Conception Church. It is an old house converted to a heritage hotel with nine rooms in all. The proprietor Mr. Roy must be mentioned as one of the ‘topmost facilities’ available there on account of his wholehearted help in guiding his undecided lodgers chart their itinerary and for arranging vehicles at very competitive rates. The rooms are maintained old-fashioned in spirit, but very modern in utility. Much care has gone in arranging rooms and the fridge is hidden in a wooden enclosure so as to maintain the heritage look. Hot water is available full time, brand new large-screen LED TV with satellite channels (no regional channels are subscribed though), telephone and street view balcony are available. Service is neat and customer friendly. Excellent for walks in the neighbourhood and city centre too.

The property has that look and feel of the Portuguese old world charm. Their breakfast is hearty. Car parking can be a bit of a challenge sometimes. Stayed in Fontainhas, Panjim for the first time. My stay here was rather short but would definitely consider staying again. I wish to stay for more days for the charming Fontainhas experience.

Owners are very pleasant welcoming and hospitable. They treat you like family member. Atmosphere is calm. Since it's a heritage property it's a far better place to stay than a hotel. Staff is also pleasant.

A heritage home more than 150 years old impeccably beautiful and well maintained. Mr Roy is the best host you could have. He really strives to touch the zenith with the choicest linen spreads, picturesque furniture and a sumptuous spread for breakfast. The staff maintains good hygiene and the rooms are too cosy to walk away from. He is quite knowledgeable about the local places and attractions and filled us in with some interesting places to visit in south Goa. The pretty balconies, stairways and the antique stained glass adorned cupboards are a few of the many highlights about this place that is sure to warm up your Goan nights. I would totally recommend this place to my friends and certainly look forward to revisiting.

Mr. Roy, the owner of this awesome property always welcomes all guests with a smile and that makes us feel really good. We loved our stay here. If you are not looking for a property with swimming pool, you will love this property has it has awesome rooms, super sleep quality and delightful young team to delight you. The location is awesome. Bus, boat, taxi, entertainment, movies, shopping are all walking distance. There is nothing that is far away from this place and Mr. Roy will personally guide you to meet all your needs. Very nice. Great place to stay in & explore Panjim. Basic but very OK. Nice old place. Very kind, caring people. Nice breakfast. Clean place, with balconies etc. Traditional interior. Great location, everything within walking distance. High value for money. And simply very pleasant. (The place actually is nicer than many photos show. My photos were taken during monsoon, when the building is partly plastic-covered against the rains. Not the esthetics. )

Helpful staff especially the manager Mr. Roy… big room but bath room lacks air circulation. No wIndows no exhaust fan.

The place is great and the people are super friendly. The rooms & toilets are clean. It's neat and cozy… The owner has the best forex deal. Very near to different restaurants and shops and is accessible. With a very colonial neighborhood… Way to go! Enjoyed my stay here…

This place is great. The owner is so helpful, he can suggest or organize nice day trips. Panaji is a quiet city with very good restaurants. Worth the stop before going to the beach.
