After booking a “Penthouse” through a party planner and paying a ridiculous amount. We arrived on time to start preparing and setting up for our party to be told that the room wasn’t ready and we had to wait another hour. After finally getting into our apartment the furniture was old, stained and out dated. The walls and paint throughout were rough and quite scuffed. One toilet door didn’t even shut properly nor locked. The air con units had been switched off at the mains which I believe was a deterrent to using them. Once we managed to get them going, one a/c unit didn’t turn on at all and another made a horrible noise that was unbearable to sleep throigh. The staff were nice however the apartment was very disappointing.

Room was nice, clean and spacey. The room artwork was particularly nice. Lifts stopped mid — operation three times in 2 days. Had one problem with billing but the manager resolved it quickly upon my contact.

Nice room. Large living area. Separate bedroom. Located in CBS.

Had a function in the city and only stayed the one night. Very tidy unit. The bed was comfortable. Did the job nicely. Unfortunately we had to park the car elsewhere as we didn't know that you had to book our car park… thought it would be a given as we were guests there. Still cost the same, but disappointed.

Super friendly staff, clean rooms with all the basic amenities like tea/coffee, washing machine and ironing board. I've stayed here once a month the past 6 months and always a delight.

Silly rules like only allowed 4 coat hangers and 2 towels. (No hand towel just a bath towel per person! ) Only 4 sunbeds for a 30 storey building. Decent location and nice staff.

A group of my mates and I booked a two bedroom apartment here recently and we made it clear we wanted 4 single beds. When we arrived we found that one of the bedrooms was made up with a double bed. We asked for it to be changed and we're told we would have to wait until the following day to have to beding re-arranged. The next day hotel staff re-arranged the beds so that there was a double bed in each bedroom rather than two singles. They only had one job and they couldn't get it right. To add insult to injury they tried to charge us an extra $30 for additional room servicing when we checked out. I will never stay here again.

Not impressed overall. Travelled from NSW to come stay for the weekend 2 weeks ago and was not told that we would not have parking due to long weekend. I thought people who pay to stay in the room should have allocated free parking. The options of parking places were not easy to find, so we stayed with the parking under the hotel and over several days it became a ridiculous amount. If that was the case we could have stayed else where around the city with available parking. You offered that we can go online to claim our parking tickets for some sad amount back which would not be worth my time. We were told there would be a city view and all we saw was the back of several buildings. The carpet in living room next to kitchenette was wet. The switch for the fan is not in the same room and there is only 2 options on full speed and off. Overall not impressed with this place and would not recommend it to anyone. On the positive side. It is clean, the desk clerk was friendly, and reasonable walking distance to get to town. Thank you.

Old dated furniture and appliances. Was construction every morning starting at 6. Curtin's let lots of light through when shut. Queen bed was just 2 singles pushed together and a sheet over them. Shower in the bath tub was very low. Way overpriced, would recommend staying just about anywhere else.

Nice central location. Spacious and well appointed rooms — nice and clean. Reception staff were incredibly friendly and helpful.

TV's are set up for Foxtel but there is no functioning Foxtel service. Free internet was pretty fast for an Australian hotel though. Front desk not open 24 hours, do make arrangements in advance if you need to check in after 10:00pm. Generally a bit cheaper than other close by Oaks properties.

Good views from the 28th floor with a nice sized, well laid out apartment. The construction noise from next door was nearly blocked out when all the doors and windows closed. A few minor issues that would have improved the review and rating: room readiness, initial Wi-Fi accessibility, and the double room charge after check-out.

Customer service was good but not the greatest, check-in lady seemed bothered and did not smile at all when checking us in. The tvs were a bit outdated and bathroom had no cooling fan so bathroom was always foggy with steam when in use. Other than that, was a pleasant stay but will definitely be going back to the Marriott next time in Brisbane. Thought we'd change it up from having stayed at Marriott last time we were in Brisbane but now more than willing to pay a bit extra for a lot better service.

Helpful staff, great location, noisy until 9pm, great view over the gardens.

Great location, close to the city but on a quiet street. However the shower was not good, aircon loud, old and ineffectual, TV not working. No cleaning of rooms. Either the staff or the check-in system they use is not effective as they kept saying different things. Biggest blow has to be the internet… you get only 30mins per 24 hrs and have to pay for any more, an exorbitant $85 for 7 days.

Good and cheap and new property compare to other Oaks. Room service is average here. Close to City's heart but calm street at night. Close to botanical garden. Offer 30 min free Wi-Fi and small gym and pool. If you looking for more book Oaks Festival tower. That offers sauna as well.

Our apartment had great view of the river. Good number of cafes and restaurants around too. Place was neat and clean and had most utensils and amenities etc for short stay. My only gripe was that parking space had to be booked separately, which was reasonable enough for cbd area, but when we went to park at night there was none available, even though we booked a space! Otherwise overall good location, great views, clean amenities and fairly good value.

Great Location. Bad Internet. Most rooms lights don't work, plus toilets don't flush properly. Lovely interia.

Pleasant stay. Rooms could do with a little more upkeep but otherwise clean. They were hesitant to let me leave my car beyond checkout which was frustrating but I did it anyway. Good location 5m to mall.

Location is very good. The Wi-Fi is not worth it, expensive and slow. Other than that, everything seem great.

Really nice hotel. Got a great upgrade friendly staff would definitely stay again only thing wrong no stereo/ music channels in room would have been nice to sit on the balcony with a cold beer and some light music on. The view did make up for it spectacular views and close to everything.

Ups and downs. Extremely good location. In front of the Botanical Gardens and a stone throw of the city. The worst thing is the Wi-Fi. Basically they give you 1GB for free (which is a lot) BUT you need to use it in half an hour instead of allowing you to manage it over the day. Ridiculous.

Great place to stay. Didnt expect it to be this nice for the price we paid. Good location clean and tidy.

Quite a nice place. We have an apartment, very contemporary and clean. A very refreshing change from our prior hotel stay in Cairns. Staff very friendly and helpful. Only down side is NO wireless internet in building. Have to use a cable to link (when was the last time I/you carried a cable? ) and top it off the jack was broken, but the staff addressed it within 2 hrs. The cable supplied is very short indeed! Close to everything in center of Brisabane, within walking distance. This is the highlight of our trip so far in Australia. Love the kitchen which is very handy and the 30th floor view was magnificient.

Convenient, clean great home away from home.

The apartments are just okay. Need maintenance and money spent on them. Some staff were really helpful and others not. Depended on the day! Lack of equipment and basics in kitchens. Self catering but u need to be imaginative.
