The beach is amazing in front of the Comuna, they have paddle boarding lessons, amazing heated pool and kitchen which is overpriced in comparison with nearby locations. Overall — beautiful place built with great taste and great Sevan view.

Disappointing for the Price.
We didn’t feel it was worth the high cost. The food is overpriced, and there’s nothing nearby, so you're stuck paying resort prices. You're not allowed to bring in any outside food or even snacks, which is frustrating, especially for families.
The pool is heated, but still not warm enough to be truly comfortable. Worst of all, the rooms get extremely hot during the day—AC just can’t keep up, making it hard to relax indoors.
Overall, you’re paying for a “Caribbean luxury experience, ” but what you actually get feels mediocre at best.

Beautiful packaging, rotten inside.
We stayed here for a few days. First of all, there is no real beach — just a patch of land with access to Lake Sevan, but for some reason the people running this place don’t care at all that this patch is incredibly dirty. There are bottles, plastic, trash everywhere, and no one cleans anything. We know from experience — we’ve been here for a few days.
Secondly, the restaurant and menu. Their policy doesn’t allow bringing your own food, but their prices are outrageously high, and on top of that, the quality does not match the price. And if you’re lucky, your order will arrive in under 40 minutes. Be ready to wait, and also be ready for your order to be wrong — they might bring you something else and won’t apologize or fix it.
Now, about the pool. It’s supposed to be the highlight of this place, but the “heated” pool is only warmed by the sun. We were told the water is heated to 30 degrees, but it was cold every single day. When we asked, they said it gets warm during the day — how is that any different from an ordinary pool that warms up under the sun?
The loungers and mattresses are dirty, and you have to really ask to get them replaced — they won’t think of it themselves. Same with the music: it's possible to have some, but only if you ask.
Overall impression and experience: negative. You can come for a few hours — fine — but I wouldn't recommend staying. Like I said at the beginning: beautiful packaging, but an empty shell.

Stayed here for one night to celebrate our anniversary. They gave us the dome closest to the lake, which had a beautiful view and felt really special. The heated pool and swim-up bar were definitely highlights, super relaxing vibe overall. Food was tasty, and the staff, including the manager, were kind and helpful. A really nice spot by Lake Sevan.

Very Bad Experience – I Don’t Recommend This Hotel at All.
Unfortunately, our stay at this hotel was one of the worst experiences we’ve had.
First of all, the location listed on Booking. Com was incorrect. We had to contact the hotel, and after a delay, they finally sent us the correct location.
When we arrived, we were surprised to find only one staff member working, running around trying to handle everything alone.
We entered the room and it was stuffy, extremely hot like a sauna, and full of crawling and flying insects.
We asked about the air conditioning, and they said the room had both AC and heating because it’s hot during the day and cold at night — but the AC didn’t work at all.
We decided to try the pool. They said the water was heated, but it was literally freezing cold. We could barely stay in for 10 minutes.
Also, the towels were only available at reception, so we had to go back just to get them.
As for food, we weren’t allowed to bring anything from outside — not even chips! So we ordered from their restaurant, but the food was very average and not worth it.
Later, when we tried to take a shower in the room, the bathroom flooded. Staff came to fix and clean it while we were still inside the room, which was very uncomfortable and unprofessional.
We asked to move to another room, but the only staff member told us there were no available rooms.
However, when we decided to check out, the manager suddenly said, “I can move you to another room — we have available ones.

Amazing glamping experience! Natural beauty here is unfathomable — situated right on the Lake Sevan banks, it also has pool and bar on the pool along with a restaurant with great food.

Don't get shocked if you booked glamings & you get camper due to excuses of staff mistakes. Really disappointed from this kind of obvious cheating that management pretend it's a mstake. Only 10 clamings there! and they can't manage to avoid over booking? I can't believe it could be mistaken. And just they keep saying sorry sorry without any proper action to get guest's satisfaction. Only offer small discount offer which non sense, and they charged double it for the breakfast. I don't recommend this property because no trust building for the bookings.

Our stay at Comuna Sevan was absolutely unforgettable! From the moment we arrived, we were welcomed with incredible hospitality — a huge thank you to Davit, the manager, who made us feel right at home and took care of every detail with such kindness, attention and patience.
The food deserves a special mention: every meal prepared by the chef was simply outstanding, some of the best we had during our trip to Armenia! Each dish was full of flavor and clearly made with a lot of love and skill. Especially I recommend the fish from the local fishermen.
The tents were beyond cozy — beautifully decorated, very comfortable, and offering breathtaking views over Lake Sevan. Waking up to that scenery was truly magical. The entire place feels thoughtfully designed to give you both comfort and a deep connection with nature.
Our whole group loved every moment of our stay and we are already dreaming of coming back. Comuna Sevan is a very special place, and we can’t recommend it highly enough!

This is truly a special place with fantastic staff and a very kind owner. Nestled on the lake overlooking beautiful mountains. Incredible rooms with extremely comfortable beds. Just an all round incredible experience! MAKE SURE YOU BOOK THIS PLACE.

Upon our arrival, we were met with the worst reception, with a frowning face, after traveling for more than two hours. I initially thought this person was a staff member, only to be shocked that he was the owner of the place.
I was surprised when he gave us a dome that only had a view of another dome—no lake or any scenery. When I objected, I was astonished by the owner’s reaction when he said, “Go find another place; this is all I have available. ” It was me, my husband, and our two-year-old child at 9 p. M. And it was impossible to go anywhere at that time with the extremely cold weather, so we were forced to stay. After that, he mentioned that there was an empty dome by the lake. We moved our belongings ourselves, only to find that the entire area was infested with rats. Indeed, during the night, we were startled by a rat inside the dome, and my husband has a phobia of this creature. We tried to contact the owner through his number, which we got from Booking, and his response was the strangest: “What do you want me to do? I’m sleeping now. ” It was 1 a. M. And when my husband said we would leave, he asked the owner to come and open the tent and help us with our belongings, as we were very scared. However, he completely ignored us until I went to his place, calling for help until he came out and started yelling at me. I told him we were done and would leave, and we moved to one of the caravans, which was very small.

I recently had the pleasure of staying at Comuna Sevan for a night, and it was simply delightful. The service here was beyond amazing—better than many five-star hotels I’ve stayed at. The staff, especially Artur, were incredibly warm and attentive, making me feel right at home.
The location is a true gem. The beach/lake was the cleanest I’ve ever encountered, and the sunsets were absolutely stunning. The tranquil atmosphere was perfect for unwinding. The evening bonfire they organize is a lovely touch that adds to the experience.
Though it’s a 2-hour drive from Yerevan, the journey was completely worth it. Comuna Sevan became the highlight of my trip to Armenia. I left feeling genuinely rested and happy. Thank you, Artur, and the wonderful team for making my stay so special. I’ll cherish the memories and miss this beautiful place. 💗

Beautiful new glamping set on the lake. We booked one of the dome rooms that were pretty neatly and efficiently laid out. The whole glamping had a bit of a party vibe going, with often loud bass music at the pool which would carry across the site. We didn't mind it though, as it stopped during the evening. I thought the service could be improved, breakfast would only start at 10am and dinner/luch service was a bit all over the place. A beautiful space set out next to the water where you could eat though. This place has some real potential!

Amazing location in a wonderful nature, very friendly staff, good service.
One of the memorable moments in our vacation in Armenia. All features available to enjoy the surroundings in comfort; be it from the hammocks, relax chairs and comfortable sofas. In the evening a bonfire is lit and you can sit around it. Towels, ecological toothbrushes and all amenities readily available…

In a simply wonderful Location, Comuna Sevan offers absolutely unique and special accommodations with high-end furnishings. Under the careful guidance of Artur, we relaxed, enjoyed a great dinner and an amazing breakfast. Highly highly highly recommended!

The hotel is right on the water with a beautiful view and beach, as well as great hammocks and chairs to hang out in. There's a good restaurant on site — we really enjoyed our dinner. They also helped us arrange a great taxi to our next destination.
We booked a trailer and when we checked in, it smelled terrible. We had to open all the windows and air it out for a couple of hours before returning and even then, the smell lingered. The bathroom is also tiny and the blinds wouldn't stay down so we opted not to shower during our stay. For what it's worth, the domes looked nicer so if you stay here, consider booking a dome.
