Lady who runs guest house was fab. She couldn't do enough for me. So helpful and caring. Room was great. Breakfast was great. Overall experience was fab xxx.

My husband and I stayed a week in August at Arden Guest House. Its small and needs a little updating, but we loved our stay. Phoebe and staff were fantastic and helped you in every way. We fell in love with Phoebe's daughter who was such a sweetheart. We would stay again. Thank you all for being a part of making our trip to Scotland unforgettable.

I have been to Arden Guest house last month, I simply loved it, clean rooms, helpful welcoming staff, good breakfast and very calm to sleep at, I loved it.

We stayed 3 nights for the fringe. Easy access to bus stops. Comfy beds and usual tea coffee etc in rooms. Small bathroom and towels but water was hot and decent pressure. You can be put off by the raggy stained hall carpets and plastic flowers as you enter the building (we nearly turned round to go) but staff were sweet and breakfast was included and good choices. Pay more closer to town or use what you save on more shows! not a second mortgage unlike hotels closer to town. Sweet staff happy to help amd.

Stayed for two nights had the room at the front of the property found it to be extremely noisy as it was about 15ft away from a main road into the town, and the main road to the hospital so had a constant thundering of traffic and screaming sirens. Shut the windows then proceeded to boil in the room. The room itself was ok had the usual tea coffee little kettle toiletries ect. Info was helpful re area. Now to the bathroom please be warned if you are more than 15inches side on you have no chance of getting in the shower cubicle, tiny is an understatement! The bathroom is too small. Room 1 is in need if some sealant around the shower tray to fill in the gap. The included (can't say free as nothing in life is free! ) breakfast was ok nothing special, the cooked breakfast was overpriced for what was served. Overall not worth £100 per night.

I wouldn't recommend it to any circle of acquaintances. Habitual, small and not clean enough. Breakfast is easy.

Rooms are small but ok. Breakfast is very limited but you can buy an addon. The smell in hallways are not nice. There are automatically sprayed perfume all the time. If that's not a problem for you then go a head.

Cheap B&B on the Edinburgh fringe. Continental breakfasts, however, are rather bad.

We four girls shared the family room. Good size and plenty room. Tea n coffee, the usual in the room and bathroom. Staff very helpful and polite and cheery. Patio at the back, and free Wi-Fi and parking. About 2 1/2 miles from Edinburgh. Bus stops out side, taxi around £15. Would recommend to all to try this place out.

Overnight stay very comfortable, warm and cosy and run by lovely friendly family, nice continental breakfast and catered for kids choice cereal which was a hit for my 3 year old. Thanks for your hospitality guys.

Nice place, very nice staff. And nice breakfast. You can order British breakfast for a fee. Close to the main road to the hospital so it can be noisy at night but didn't bother us.

Very basic, wouldn't go back, bed was big & comfortable, breakfast wasn't up 2 much, had 2 pay extra for a full English.

Hospitality, location, breakfast — like it! Not like: flooring in small room because of alergic reaction.

Only stayed one night. Arrived late, left early. Didn't even have breakfast but it was available as part of a very decent room rate. Booked last minute so this was a great find at a great price! Obviously I didn't stay long enough to experience everything, but these people are very serious about their business. Tarmaced drive all round, parking bays marked out and proper signs posted. Everything is spot on… You can tell they want to provide a quality experience for their guests. I was given a friendly and warm reception, despite arriving around 10pm have booked within the previous hour. One of the owners called me within 15mins of booking to confirm all was ok, then sent a helpful text describing how to get in and where my key would be (I was well outside the normal check in time), but she was still there to greet me personally when I arrived. The room was clean, comfortable, neat and tidy. Had a restful sleep. Can recommend this place based on my experience this time and would definitely stay here again.

Very clean and welcoming! Breakfast was great! Phoebe is very sweet.

Location is situated out of town about 3 miles which isn't too bad and a bus can take you there and back. Our room was nice and warm with tea and coffee facilities available. We had planned to stay for breakfast, however I forgot my running shorts for the Edinburgh Marathon Festival and had to check out early to find some.

All rooms are en suite, clean and comfy. The continental breakfast is good. Parking spaces are restricted. The city centre is 1 hour away on foot but there is a bus stop 20 meters from the hotel. The staff are friendly and helpful.

Fantastic owner made sure that we were made to feel incredibly welcome in this clean and well kept guest house. We would definitely stay here again.

建议华人不要去，工作人员有个叫Linda很不友善，有点排华。我花钱消费，却从头到尾一直给我脸色看。其他的男工作人员态度还不错。房间很一般，设施有点旧。酒店就在繁忙的马路边上，半夜都有许多车辆经过。睡眠不好的建议不要入住。 I won't recommend this hotel to anyone, especially Chinese. There is a staff called Linda is not friendly and a little bit discrimination. The rest staffs are okay. The room is very ordinary. The facility is bit old but clean. One thing about the Hotel bother me is too close to main busy road. You can hear the traffic during the mid night. It should be okay if you are not light sleeper like me.

You will only have a short mind that the Bed & Breakfast house is right on a busy road, because the conversations from the neighbor-spaces are much too exciting — and thanks to oblatendicker walls you can hear every word. Or you lose yourself in a reverie on vacation, for instance, about the Person in front of you to the room occupied and had hairs in the bed to leave. To be saved must hold everywhere, so is the Breakfast: eggs, etc are there just as an Extra, the Normalbezahler gets: Bed & fruit and cereals compact, short-Bed & F. U. C. K. The Only Plus: the housekeeper was very nice, the more I regret my experiences to describe.
