A gorgeous little guesthouse with such lovely, welcoming hosts! It’s in a perfect location for all kinds of walks around the lake, a lovely room with everything you need and a delicious breakfast each morning. Kieran and I loved our stay and will be back, thank you.

Trac’e & Tracy were brilliant hosts very friendly and so welcoming felt like we was at home, nothing was too much trouble and they spent time recommending places to go and places to eat it was so helpful, the rooms where very clean and breakfast was so good, I definitely will be going back. Stayed 3 nights and had the most wonderful time Tracey and Tra'ce are fabulous host, nothing is too much trouble, the breakfast is fantastic and the homemade cakes every day are heavenly! would definitely stay again and recommend anyone to stay here when in Windermere. Lovely location too! thankyou so much for a lovely stay!

Very happy we were staying here for 2 nights… very comfortable bedroom with clean ensuite bathroom same like being home… Breakfast was gorgeous, fresh n lovely prepared by two friendly n helpful owners Tracey and Trac'e… I like thier home made muffin & chocolate cake & lemon drizzle cake and the sweets in the room were a nice extra touch… Broadland guest house is perfect location… close to town area n just 20 minutes walks to Lake District n Beatrix Potter… Thank you Tracey n Trac'e… I sure we will be seeing you in the future.

Such a fantastic place, would definitely recommend! The ladies are fabulous hosts and made us feel so welcome, they went above and beyond with their hospitality. Fabulous room and the breakfast was lovely. We will definitely be coming back here next time we come to the lakes.

The ladies, couldn’t do enough for us to make us feel welcome and have a comfortable stay.
Our room was spotless and the decor was beautiful.
The breakfast was spot on, and the afternoon homemade cake was a great touch.

Brilliant location, right around the corner from Windermere and a lovely 15 min stroll down to Bowness. The room was spotless and had everything you would need.
Breakfast was gorgeous, fresh, good quality produce, lovingly prepared … it set us up for the day. The best bit was by far the amazing hosts — they literally could not do enough for us! Would 100% recommend and will be returning.

We had a great time in the Lake District ladies, and it was made even better knowing we where able to come back to a clean comfortable and welcoming guest house. Broadlands is a credit to you both, the work and effort you put in to make your guests happy is amazing. It is very clear you both enjoy what you do and that really made everyone feel relaxed and at home. I could recommend you without any doubts and know that no one is going to be disappointed if they stay with you. Well Done and many thanks Alan.

Exceptional warm lovely service from the two very funny land ladies. As a Coeliac sufferer they made me very welcome and accomdated every need made me feel normal again. Already planned next 2 breaks with them.

Incredibly friendly welcome. The rooms are a good size, clean, cosy and comfortable. Breakfast was made fresh to order and delicious. Perfect location, about a 20 minute walk to Bowness and Lake Windermere and, about 2 minutes from the centre of Windermere. Would definitely recommend.

Very welcoming ladies, always ready to offer tips on where to go and what to do. Beautiful breakfast and comfy beds. Short walk to town and bus/train station.

It is like home from home they are both very friendly and will do anything for you.

Lovely little B&B just around the corner from the town centre. Brilliant hosts with a very good hand at baking! Nothing was too much hassle. Plenty to see and do from this location. Orrest Head is a must do. Rooms a good size but could do with blackout curtains.

The Tracy's are wonderful hosts and have fantastic knowledge of the area and what to do, as well as truly delicious food. Highly recommend to anyone who's coming to the area to stay here.

Lovely hosts, very accommodating. Very nice room. Great breakfast. Wonderful location with easy access to shops and a short walk to Bowness. Parking pass is grdat too.

My partner Michelle and I have just returned home from a lovely weekend break at Windermere. Our break was made even more memorable by the warm welcome we received from Brian and Janette at Broadlands Guest House. Our en-suite room (#2) in this cosy little house was very clean and tidy. I was not looking forward to breakfast time if I am honest. Being both a fussy eater and a veggie. I need not have worried. Apart from cereal, toast, scrambled egg, juice and coffee etc, Brian suggested I try Janettes veggie breakfast — That set me up for the rest of the day! Thankyou Brian and Janette.
