Lovely rooms great breakfast and very friendly staff.

Nicely appointed room. Good breakfast and friendly staff. Good location. Missed having a common area to hang out in after 5 pm.

Stayed at Lakeland house a few years ago, clean and spacious enough for two, pleasant owner and staff, food fantastic, and the cafe is cozy.

The cafe does very nice coffee. A little salad with a pinnini would be nice though. Friendly staff.

From the front this boutique hotel doesn’t look appealing however very staff friendly, room very comfortable, quality breakfast at a reasonable price. Plus the cafe next door owned by the owners of the B&B is very much a bonus with wonderful cakes coffee etc.

Friendly staff, cozy and set in stunning scenery. Loved the place. It is situated in a small town with beautiful walking tracks and majestic mountain backdrop. Don’t miss the local bakery, especially their fresh flapjacks and pizzas. It is just a walking distance away in the City centre. Will highly recommend this place.

Tastefully decorated clean and very comfortable b&b with great views. Also a great cooked breakfast in a bright and cheery breakfast room. Holland's cafe is within the building. Staff all helpful and friendly.

Very friendly, fantastic room and great breakfast (in a log fired room) with interesting alternatives if you don't feel like a full English. I saved alot by booking direct. Very likely to stay again next time I go to the Lakes.

Staggeringly awful service when I called into the café attached to this hotel — so bad it was almost entertaining. There was no-one at the counter when I entered but someone was sitting, eating, behind a computer monitor, at a desk which faced the front door (about 3 feet from where I was waiting). No greeting, no acknowledgement — except that 2 minutes later a hand emerged from behind the screen, reached for a small brass bell and gave it a single ring (ie the person clearly knew I was there and seemed to be too busy eating to pay any attention to a customer. A waitress then appeared behind the counter (summoned by the bell, one assumes). No greeting, no comment on my wait, no eye contact, no thanks for payment. And one of the worst cups of coffee I've encountered since about 1967.

Best guesthouse I have ever stayed in. We come here every year in July for a big event and we always stay here. Staff are excellent, very helpful and friendly and go above and beyond with everything. Clean, smells lovely, lovely food and 1st class service. Cant fault it. 100%.

Lovely couple of days spent here. Bed was very comfortable. The room clean and tastefully decorated. Breakfast was great, and the staff so helpful and friendly! I would highly recommend a stay here.

We stayed here after a long walk up the old man of coniston. Despite being a hotel in a town which is popular with walkers, the carpets were very clean throughout. We were shown around by a staff memeber who also run the cafe next to the hotel. There was a blackboard in the hallway with a little chalk which you write down your breakfast preference from the menu beside it the night before. The room itself was very small but perfect for our needs. It was very clean and decorated wonderfully. The bathroom had a lovely shower and modern units. We had a stunning view of the old man at coniston which we thought was wonderful being that we had just walked up it. The bed was soft but quite short, it not the tallest and even my feet stuck over the edge! Also there isn't any parking designated for hotel visitors. There was free on street parking but it was all full when we got there. We stayed on the village car park which is quite expensive (£8 a day). The breakfast was beautiful. I had American pancakes and my other half had a full English. Because we marked down what time we were coming down for breakfast, We didn't have to wait long for it. Unfortunately, the table wear was a little worn. The teapot had a few chips and the glaze on both tea cups were cracking but nothing I would mark a place down for. The toast was beautiful and the little honey, marmalade, and jam pots were very quaint and a nice touch. We would definitely stay here again.

Top place, top people… loved it. Coniston is beautiful in any type of weather.

Lovely B&B. We spent one night here in the suite which was perfect for my wife, daughter and I. The rooms were clean and well presented with excellent views out across the Coniston Fells. Breakfast was very good and the Breakfast room is very nice. Staff are very helpful. The B&B is well located for hiking in the hills and for waterspoets on Coniston Water. I'd happily recommend Lakeland House to others.

Thank you for a fantastic stay earlier this week, we had a superior double and superior twin (rooms 1 & 2) and both where very quiet, comfortable, modern and clean. It was easy to find a parking spot on the street behind the guest house. The breakfast room was very pleasant and the breakfast fab. (Thank you for laying out a continental breakfast for our friends who needed to leave very early, that was a nice touch) We'll definitely be back and I would recommend to anyone looking for a quality bed and breakfast in an excellent location.

Nice place to recover after a long hike in the hills surrounding Coniston. Offers teas, soups and all the classic English treats. Good coffee too!

Just had a lovely weekend here. It's a great little place with beautiful rooms and just off the main road through Coniston. Great value for money and fabulous breakfast served by the very friendly staff. I thoroughly recommend this place and hope to visit again soon. Thank you for making our stay a good one :)

The staff are lovely and very friendly and the rooms were perfect for us!
