A very nice place. It was surprisingly quiet… being on the main drag through this "bustling"city. :) The bed was the most comfortable I've probably even had. The pipes were kind of noisy but even that was tolerable. Very hot water that didn't change temp during a long showers. Sure clean rooms. Yeah. For such a reasonable price, I was pleasantly surprised.

I really liked the double entry to the room. The room was nice. The pool and hot tub were very nice. The breakfast was disappointing.

Spendy but clean, Wi-Fi seems spotty at best, mgmt. Is inordinately proud of 2nd floor rooms balconies for some reason, good pizza restaurant across the street.

A good clean place to stay in Burns. The staff is friendly and helpful. They have a good breakfast and a nice pool. There is free Wi-Fi, but slow.

This is an older motel that has been nicely updated. I love being able to park right outside the door. Also has inside corridor to the office. Our room had fresh paint and new carpet. Parking lot has just been redone. Also has truck parking in the back. Obviously the owner of this place takes pride in his/her establishment.

Clean, spacious room with all amenities. Laundry for guests. Breakfast ok as well. Clerk was helpful and pleasant.

100$ a night. Room smelled like a dirty diaper walking in. Terrible service. Breakfast was garbage especially for the price we paid. Will not recommend anyone stay here. Seriously worst place I've ever stayed overnight.

It was clean, basic stuff in room, could have used more coffee in room, tea would have been nice. Wi-Fi did not connect, but PLEASE larger coffee cups in room. (in all honesty we could have gone back downstairs and asked for stuff) Very nice lady up front. Breakfast was simple and fine for us.

We were comfortable and manager and staff very good to us… it was a good place to break down… lol.

Got charged $250 extra and contacted more than 4 hours after leaving that my room smelled like smoke. Nobody smoked in the room. Great tactic to extract more money from patrons when they are to far away to challenge the claim of one persons opinion. Would not stay here. There’s a best western just across the the street. Well worth the little bit extra. Don’t even want to give them one star but have to in order to post.

Right when me and my partner walked in we were greeted with a smile and check in was very smooth and easy (considering I'm under 21 and sometimes it can be difficult) the rates were very low for the quality of the rooms. There is a very nice pool and spa, the rooms even have balconies so if you smoke its made easy. I had a nice hot shower before I climbed in To a very comfy bed and woke up to hot coffee, breakfast, and I warm good morning from the front desk. Very pleased with the experience for only 70$

Mid range motel. Room was clean and appropriately appointed. Staff was pleasant.

Great place: clean, great customer service, pet friendly, and good price, too! In-door pool with spa. Free breakfast not that great. 2 kinds of cereal, toast, and Instant oatmeal. Coffee (standard)

For remote town in the deserts of Oregon this is a pretty nice hotel. We had to check in late so the desk clerk left our key in a drawer for us to get. So we didn't have issues with waiting around for the desk clerk to wake up. The room was pretty nice. Breakfast was fine. Parking is limited when the place fills up. I think there is about one parking space per room. Fortunately there is a giant lot next door adjacent to the derelict King's store.

Our favorite place to stay in Burns. Rooms are always clean and comfortable. Helpful and friendly staff.

Friendly staff and extremely clean rooms! The Wi-Fi was pretty great for hotel Wi-Fi in my experience, and the amenities seemed like a nice bonus (although I didn't have a chance to enjoy either the pool or the Continental breakfast. ) Thanks for having a vacancy, I had a great stay!

No one was at the front desk when I showed up at 12:30am. I went to every hotel in Burns and while they were all fully occupied, each of the others had someone waiting at reception. One of the receptionists commented that America's Best Value often had complaints about that. If you are traveling late and don't want to sleep in your car, pick a different hotel.

Comes by this town every couples months now for business. I stayed at a motel out of town, was so bad. Than I stopped at this one. I was so inpressed with the room. Very clean and the bed and pillows were nice and soft. Not flat and hard like most. Nice swimming pool and spa inside building. The prices are better than the others too. This is where I will be staying when I'm in this small town.

Lived up to its name. Nothing fancy but very clean and friendly. Would definitely stay again.

Americas best my ass. I did research in the area with other places to stay before booking this room. I chose this place due to the reasonable rates, and the reviews seemed okay for our standards. I called a week in advance to book the room. The lady took all my information and payment type and I informed her my husband and I are arriving late but should be there no later by 1130p. She stated it was no problem to ring the bell when we arrive and she would get us the key to our room. We made better timing than anticipated and arrived to find that our room was reserved out from underneath us! She claimed our payment wouldnt go through, which is impossible being we transferred well more than enough for our trip in advance! I asked if it was denied then why didnt we get a call and she claimed it was 1030p when she tried to run it so it was too late in the evening to call. No rooms were available now. Not to worry, we went to another place without any issues with payment. After a long day of driving and arriving to that establishment to deal with that bs, if you plan on staying here just beware of the possible double booking no phone call if any issues arise. If I could give a. 25 star I would — only cuz the appearance wasnt bad.

We spent a few days in Burns in mid-April so we could visit the Malheur National Wildlife Refuge and see the birds. The Best Value Inn was comfortable and quiet. Our stay was very pleasant. We saw thousands of snow geese and hundreds of cranes and ibises and curlews. We had a great time!

This was my first time in Burns and with very few choices in town, this seemed an okay option… and it was across the street from the high school where I was going to be working for a stint of time. The desk clerk's appearance lacked professionalism, but we tacked it up to the town's "low key" vibe. When we entered our room from the external door (a plus in my opinion) I was under-whelmed. Since we had been driving for several hours to get here, my mom rushed to use the bathroom, which had the "sanitized for your protection" slip on the toilet seat. She removed this to lift the lid and find urine on the seat. She was so desperate to go that we used baby wipes to clean up the seat so she could go. Following that find, I said I wanted to check the beds… the pillows and fitted sheets appeared clean and fresh. The comforter on top however had a dried booger on it… We opted to pull back the comforter and not use it. There was some staining on the comforters, but it appeared they were "old stains" that had not come out in the wash. The edges of the carpet were dirty, as if the cleaners did a half-a$$ job to clean the room. The morning breakfast was 2 cereal options, english muffins, and toast, with apples and oranges. We opted to go to Safeway the night before to get other options… glad we did! If you're in a pinch, I guess this works.

Good overall place to stay. Pool area was great, nice and warm, enclosed from the winds too. Rooms had some wear, but were clean and decent. Desk lady was pleasant, I'd stay there again.

Provided everything I wanted with friendly service. Nice room, all around fine. BTW, good pizza across the street. I'll be back if I'm in need of a place in Burns.

Whatever was wrong with the staff before is no longer an issue. We stayed last week and the staff was wonderful. I needed to practice violin and I have a mute but I talked to the front desk first and let them know which room I was in so they could let me know if I was disturbing anyone. (I stopped at 6 p. M. Local time. ) The lady at the desk assured me that it would be fine and even invited me to play in the swimming pool area because the acoustics were great. I waited until morning and tried it when most of the guests had already come down for breakfast. She was right, the acoustics were awesome. :)
