In the downtown. Well maintained. Parking is bit problem. Need to improve on breakfast. It's very basic.

The Mainstay is a great place to stay during the town's Blobfest for its incredible location and festive attitude. Rooms are rather small, kind of shabby, and clearly very old, but the staff are friendly and there's even a cute old cockatiel at the front desk to greet you.

Nice staff and facilities. Extremely convenient location near lots of local stores and restaurants.

Traveled alone on this trip from NC. Space was fine for 1 or 2 people in the room. More than 2 wouldn't be feasible. Basic amenities, bed, bath, tv, fridge, microwave, all were clean and work well. Staff was exceptional, especially 2nd shift staff working 7.05.18 — 7.07.18. From check-in until I left, every single staff member I encountered went out of theirway to make sure I was taken care of. Location couldn't be better. Right in the heart of Phoenixville, this hotel couldn't be more centralized. It's within walking distance of everything you need. Only challenge is parking, but they even have a solution for that with multiple options. Clean room, excellent staff, Phenomenal location. This place is a hidden gem!

Nice quiet place with a restaurant that serves phenomenal food! Worth the trip.

Stayed here for one night during a two-day conference to avoid driving back and forth from NJ twice. My rating is done under the fact that I only paid about $70 for the night. Although this has comparatively very few amenities and the room was pretty tight (and I was by myself), the price and proximity to restaurants in town can't be beat. I would stay here again.

I've stayed at this hotel a few times so far. This past time I'd say wasnt the best. If you're looking for a cheap place to stay in the middle of Phoenixville, I'd say stay here. If you're looking for more than just that, stay somewhere else. The location makes this place a 3 star for me otherwise I'dgive it a 2 star. The room felt really humid and the bathroom smelled like sewage. When we checked in the girl forgot to give us our keys and didn't properly explain parking to us which we found out the day before checking out. The pillows had other people's hair on them and floor had some change and peanut m & ms from not vacuuming or cleaning properly. The hotel does reimburse you for parking if you pay which is good to know (we found out a day before leaving our 3 day stay there)

Very nice. Rooms are a little small, but very clean. Right in the middle of the action. I would recommend to everyone.

It wasnt awful, just a bit dingy. My blanket had a huge smeary stain on it but the staff were very friendly and gave me a new one. Not a bad place for the price and theres plenty to do around here. Be prepared to pay for parking, because their free parking is very small.

Place was very disgusting and not clean. There were bugs crawling all over the sheets and blankets. I hope nobody goes through what I did when I was there. I had my refund and was out the door in under an hour. I didnt even get a shower there.

Location of the hotel is good. It is surrounded by bar and restaurants. Good place to spend weekends. Hotel is avg. Not good, not bad.

Good for what I needed. A bed and shower to use in the 5 hours betwwen the time I was at my event… parking is an issue… if you need to be at the hotel during prime hours… your going to be disappointed. The staff are very nice and helpful.

I stay once a week for work as a travel nurse. I have no complaints… It's quiet, clean and the staff are very nice. Lots of great places to shop and eat near by.

I HAD A TERRIBLE EXPERIENCE, I went there in the morning of january 12 I was traveling for so long I stop to have a rest I was with my girlfriend. When I got there first the guy makes us wait for so long to give us a room also there breakfast was like piece of bread nothing good for the price, but the worse thing was I went to the room I lay down my girlfreind went to the bathroom and she saw a spider she told she couldnt stay there. And I have to wake up and leave now it wasnt not even 10 minutes I went down after im so tired with the best attitude and tell the guy that we are leaving that I want my money back I thought was crazy pay 80 dollars for 15 minutes and I still tired and I have to sleep in my car. After all this they will give 20 % back instead of be fear and understand that they actually affect me now I couldnt pay other hotel and they still have my money. It was just terrible for me. Horrible short and expensive stay I ever have.!

Better than the Pickering but has the same issues as them.

I’m a travel nurse and they were very accommodating of my check in time. The room was clean and quiet. Customer Service was excellent. Other than the profanity that was drawn on my back windshield from the salty car. I will give this cozy stop a 7 out of 10.

The rooms are small, but we'll kept. It's on the main strip so there is a lot of restaurants. Service is as expect at any 2 to 3 star hotel.

Double bed in 80$$$ … what else u need… great inn town.

Very nice place, small Inn in the hart of the Art district. Very clean rooms and the price was the seller for me, very close to Valley Forge, National Park.

Clean and simple rooms, price is right. Parking is a problem when their is more than 5 cars.

Cozy, located near restaurants and pubs, clean. Only real issue was limited parking spaces.

Rico and Erica was the BEST EMPLOYEES, extremely professional and willing to help went above n beyond to make me as comfortable as possible. The hotel door locks to room are old and not in the best conditiion, the ventilation system. Has a smell coming out of it once your turn it on. The MAID cleans up but if your sheets r clean she leaves it on n do not change it. On my last day there was loud banging coming from them repairing restaurant downstairs, it was so unbearable that I checked out way before check out time. The staff on duty that day and I believe the owners were there, they refused to do anything to accomadate me, the only thing they said was next time I come into town make sure I stay on second floor WOW. Final no real parking parking can hold up to 5 or less cars. This was my real experience there.

The parking situation is deplorable. Our room wasn't completely ready when we checked in at 9 pm (comforter was still dirty). The toilet was dirty and the bathroom door didn't close completely. Overall the staff was friendly but I would not recommend this place to anybody even though it is in a prime location in Phoenixville.

Just got in small rooms but clean and well air conditioned and smells nice.

Really nice staff, good coffee, great location. A tiny bit janky but I've seen much worse.

This hotel is the smallest hotel ever. You barely even can walk in your room. You would never like to take a shower in the bathroom as it is too old. Room service is poor, there are only 4 towels, all of them are old and you see some spots on them. The hotel itself is very old except the new bed frame. Bed sheets are terrible, dirty and old. You never can find a parking and you have to park in the parking lot beside the hotel and of course you should pay 1$ per hour. They did not even tell us that we can park beside the road for free on Sundays, and between 10:00 PM to 8:00 AM every day. I would never touch this hotel anymore.

Excellent for only $80 a night especially if you're on business. Not a super fancy hotel but a nice quaint comfy spot in the middle of an adorable town. Nice clean room Tho my blanket had a stain on it. Overall nice experience.

This place is cheap, excellently located and has parking next door. If you're looking for convenience in Phoenixville, this is your best bet. If you want luxury or high-end finishes, look elsewhere.

I can never say enough about the Mainstay Inn. I've stayed probably two dozen times in the last 2 years, & I always have the best experience. Awesome front desk service no matter what employee is on the schedule, comfiest beds, perfect location. Always clean and never sketchy. You will never find another hotel at this price with this quality of service. I would also venture to say that even hotels $50-80 more than this are of lesser quality and service. Love love LOVE the mainstay inn!

Quaint little room with frig and microwave… free breakfast… loved the location in historic Phoenixville Pa… surrounded by restaurants and bars… had such a good time there… hated leaving… parking is a bit of a hassle… if you're lucky enough you can get one of the 6 spaces out back for free… otherwise parking in front is public parking for $1.00 an hour from 8 am to 10 pm… is free from 10 pm to 8 am… I was sooo lucky to get the last space out back…

This is where I like to stay while visiting my daughter at college nearby. Clean, convenient, perfect location right downtown near restaurants and shops. Look… this is a very affordable, clean, safe inn that is located ideally. If you want to spend hundreds of dollars more to sleep — go right ahead. The Mainstay in is just fine in my book.

The employee's were in doubt fully rude. I would not recommend this place to anyone if you wish for good customer service.

We stayed here because it is very close to where our daughter and son-in-law live in Phoenixville. It's a quaint area with activities for families always going on. Lots of stuff to do here and great places to eat. The rooms are small, but we got one with a nice view of the street and neighborhood. Very quiet for where it's located. Parking was a bit of a hassle, but after 10 pm you can park in the public lot just outside the hotel for free. They do have a small private (? ) lot on the other side of the hotel for guests of the Mainstay. Wi-Fi was a bit sketchy, but we got by with it. Customer Service from the staff was excellent, they did what they could. No frills, but no fancy price as well. We were comfortable here as it met all of our needs.

Overall our stay at this hotel was a good experience, but I definitely recommend calling in advance of your arrival to confirm your reservation. The reservation I made was about a month in advance and I was provided a reservation confirmation number, yet when we got there, the reservation wasn't in the books. We were told luckily there was one room left. The price quoted for a standard room is fair and affordable. Hotel location is right in historic downtown with lots of attractions in walking distance. Hotel parking was a bit of an issue, though, especially since we were there during a busy weekend and the lot at the hotel is a public parking lot. Due to a hotel error unrelated to our reservation issue, our room was upgraded to a jacuzzi room. The rooms there are recently renovated, and our jacuzzi room in particular was very lovely. Huge jacuzzi — — 2 people can lay out comfortably in it. Wooded blinds, brass door knocker, a little marble table for two, queen bed w/ nice headboard, new flat screen TV, microwave to reheat lots of local delicious pizza, refrigerator, lots of lotions, towels, and shampoos. Breakfast consisted of coffee and orange juice, with some brownies, pecan twirls, and cinnamon rolls — — loved the cosmic brownies. Hotel staff was very friendly, and overall experience was good. I miss the jacuzzi.

This hotel is horrible! The beds have duck tapped sheets on them, you can feel the springs jabbing you while you are sleeping. The doors dont shut easy on the rooms so you are constantly hearing peoples doors slam. The breakfast is some pre wrapped muffins and some coffee and juice. The only good thing about the hotel is the price.
