This hotel is nothing like what the pictures make it seem. The rooms aren’t bad, but they’re very old. If you enjoy peace and quiet, DO NOT stay here. The walls are thin, and management is unwilling to do anything about noise complaints (some complaints were not even because of other guests — they were because of staff). The only good thing I can say is that there is a great pool.

Came here this weekend for a getaway with my husband. We are celebrating my birthday and our 1st wedding anniversary. Rooms are great. They are super nice, super big, and super clean. Beds are super comfortable, even more so then my own bed. The staff is lovely. Breakfast is very delicious, several different options. Not like any other hotel I have stayed at. It is nice and peaceful.

We rented 2 suites. In the suites: oversized tubs, balcony, fireplace, 2 tvs, kitchen, couch, queen size bed. Rooms were clean and comfortable, with very little noise, especially for a weekend. Breakfast buffet was tasty, and hot. Although, I do wish there were fruits of some sort offered on the buffet. Checking in was a bit slow, but the service was very friendly. The poor girl at the desk was all by herself, and there were ten groups of people who were waiting. Thanks for a comfy stay!

I should have stayed at a different hotel. I recall this being a nice place at one point. There was mold in the shower, stains on the white bed sheets and we were visited by a cockroach. I expect that at a $40 a night hotel, not $100 a night. I will not be staying here again. Atleast the people at the front desk were nice.

Nice at front desk, efficient check in. Room clean and large. Somewhat dated furniture. Simmons mattress but a tad firm for me. Large and clean bathroom. Small bath towels. Good selection and variety at breakfast but either quality or preparation was lacking because… yuk. Weakest coffee I've had in a very long time. All in all I would stay here again.

We attended a birthday party for my fiance's grandmothers birthday party in the dining room. It was a beautiful place to have a family gathering. Peaceful and private. Cute place from what I could tell. Not terribly fond of overland park myself, but that's just me.

This is a great room. Huge bed that is very comfortable — I'm pretty sure the pillows aren't feather! Finally! The bathtub is enormous, definitely made me have a relaxing soak. Great location in Overland Park, makes getting around to anywhere you want to go a breeze. I may have found my new favorite place to stay.

Bad very dirty, the receptionist who atendia during the night pretty rude and cranky the regular breakfast, not advisable if you want to rest and spend a good stay this is not the place.

This place is horrible! The shower drain was clogged with I don't know what. The staff are only there to make a pay check, they laugh at my concern about the shower drain as I was leaving out the door, how rude! I asked to speak to a manger on duty, the young lady stated that there was not a manager on duty at that time. Wet towels were still left on the floor from my morning shower. If you notice pic below of the hair dryer, it's broken. This looks like a fire hazard to me. **** No apologies, No personal concern what so ever. I had to walk back to my room with my own clean towels & sheets. I felt like I was part of the cleaning staff. I see you get what you pay for, think twice about coming here, whats in the lobby is very very deceiving!

I'm mean, it's alright… nothing fancy. Clean enough. Nice employees… would be nice for an extended stay on a budget. I would call it KID friendly at all.

We're celebrating our Anniversary. We have the Presidential Suite. Nice. It's like a home away from home. We'll be back.

Spend your money somewhere else! I am in the pest control business and found carpet beetles in our room. My phone had no buttons. The iron was broke. The balcony was inaccessable, the room was dirty. The fireplace would not turn off. No water pressure in the bathroom. There was popcorn in the chair. And the list goes on. Run!

Just checked in with my wife and 2 kids and it was late so we ran off to dinner. When we finally got back at 9:00 pm we wanted to get cleaned up and get to bed. 4 people registered to the room… 3 bath towels. Also using the pull out sofa and when we pulled it out the mattress is stained and no sheets. Called front desk to get sheets and extra towel and their response was, “we have those but you have to come get them”. There is no easy way to get to the front desk from the back side. I had to walk about 200yds in the cold to get the 2 items that should of been in my room in th first place! They are not a full service hotel was the response I got. I truly believe it’s not the front desk’s fault. They have horrible systems in place here. Also cannot get heat to turn off. It’s 79 degrees in here 2 hours after I’ve turned heat off.

Always love it! Great people and rooms. And most of the time great prices (depends on day an season). Only complaint is may need a few updates.

Was very pleased with our recent two night stay. Reasonable rates, awesome staff, and the room was clean and comfortable. My husband and I slept so well we missed breakfast both mornings! We definitely plan on returning.

Checked into our room at about 6pm on New Yrs Eve, room 344, and it was FILTHY. Towels on the floor, unmade bed, etc. As I went to the guest counter to request another room, ANOTHER guest had encountered the same thing. It's like the house keeping crew just up and quit… or better yet, SHOULD BE FIRED. I asked the girl if I could be upgraded at no charge due to the inconvenience, which she did without hesitation. She put our party of 3 in a queen suite, which had a pull out couch and fireplace. Very cute, and very clean. The only saving grace was the upgraded room. There was absolutely NO EXCUSE for at least 2 rooms to of been marked clean. I will definitely be contacting management in this one.

I like it because you are not at a typical hotel. You feel like you are at a timeshare. Has a nice pool and hot-tub. They are outside so are closed at times. Rooms are spacious and grounds are very nice. Breakfast are the best. Lots of choices — hot &cold.

BEST CHOICE EVER! We loved the price, loved that it was pet friendly, and especially loved the space for our family of four (teenagers included). The bathroom was spacious and the kitchen provided that something extra. Everything was convenient and the staff was accommodating. Hawthorn Suites will DEFINITELY be our first choice when looking to book a home away from home. We never felt so comfortable and at such an affordable price!

My room was very clean and spacious! honestly it was so cozy and had everything I needed. I like the layout here, it seems really private and there’s ample parking. The staff was so friendly and they allow pets! breakfast was hot and hit the spot. I highly recommend this hotel if you’re ever in the KC area. Will be staying again! i’m really surprised by the reviews on here as my stay was incredibly comfortable. I loved it.

I had a wonderful stay — pleasant customer service, clean room, great location, free parking was nice, expanded breakfast was exactly what I needed, and happy with the price. I would be happy to stay here again if in the area. It's not a 5-star hotel, and the price reflects that. It gets the job done for way less than other area options.

I stay at this hotel 8 to 12 weeks a year My most recent 10 night stay was excellent with a clean and very spacious room. The full kitchen makes this the best deal in Kansas City / Overland Park area for longer stays… nearby extended stay hotels are 1/3 the size and do not have a full kitchen. I am happy to say I can highly recommend this hotel!

Stayed for two weeks. Very clean. The staff were all polite and did anything they could to help. This was our end of summer trip and will go back again. Thank you to all staff for making our stay so good. Great hot breakfast breakfast to get you going for the day and very good location.

On business, listen if you want to stay at a 5 star hotel whip out the cash. If you want a place to stay in a nice convenient area this is it. It's Reasonable, I can't say the same with others in this price range. Room was clean and quiet. Some of these negative reviews must have been from people who complain just to complain are they are used to staying in luxury hotels. The breakfast is a huge plus they offer meat. Enjoy!

Staying at this location is central to most of my needs. The room is large and only slightly dated. Tub is huge and welcomed. Microwave, coffeemaker, fridge are included. Complimentary breakfast is of good quality with an average selection. I would stay here again.

This hotel is not as advertised. When I checked in there was no parking, I had to park on King st, the room was dirty. There was still toothpaste in the sink, the floor was dirty, it had a terrible odor. They had dirty couches and flooring laying about in the walk ways. I prepaid for the room so I couldn't leave and didn't check in until after 10 pm. If I could give this hotel zero stars I would. I called and spoke with the owner, Adam, and he is extremely rude. Not what you would expect from a business owner. He is unprofessional and interrupts. Do not stay here.

I give 1 star for being willing to provide rooms for 40 plus people attending a family gathering. That being said it was terribly understaffed, almost all the furniture needed replacing, and the carpets were worn. This place had seen better days about 20 years ago. The front desk never had more than 1 person on duty regardless of how busy. The public areas/bathrooms were not even close to standards. I met several nice people but they needed to be working somewhere else. I will not stay here again, I won't know if they ever improve the place. I have never given other hotels this low a rating. Sorry.

I had a nice room and the morning buffet was great, however, when I arrived I was told that the room I HAD booked and paid for, which was a suit, a two bedroom two bath and living area space, had been given to someone else and in exchange they were offering me a double bed ONE bedroom, I had chosen the suit because it was my husband, me, and our 3 kids. I stood with the front desk for almost an hour until they finally agreed to give me an additional room at no cost, the problem was that the room was in another level at the end of the wing. There were also a group of about 7 people just hanging around with lawn chairs and music at the bottom of stairs that we needed to climb up to get to our floors and they were there throughout the night which was not okay for me giving this was a place to rest and having my kids alone in a separate room (the oldest is 16 and loved having a room for him and his brother), totally unsafe!

Single room, king bed, no kitchenette. Hot shower. Everything I needed for 1 night. Used the pool, it was clean and reasonably maintained. The room however was in need of work, carpet coming up, marks and stains on the walls. The "general store" lacked just about everything except corn chips and bottled water. I have stayed here frequently over the last 4 yrs and despite the minor aesthetic issues, will return. Good central location for my interests, decent rates and the larger rooms are great for family excursions.

My Girlfriend and I came all the way from Michigan last weekend to stay at this hotel to enjoy a relaxing weekend in the Kansas City area. Unfortunately, when we got there we were met with a hassle, rudeness, and confusion. I originally selected an option on expedia to pay for the hotel later, but was surprised to find that the hotel tried to take my money out of my account 24 hours before staying at the hotel. When I got to the hotel, I was told that on the website there was a policy saying they could do so. They could not get a hold of me due to having dropped calls when travelling and cancelled my reservation before the 3:00 p. M. Time period when it was time to check in although I made it on time. I was uninformed of this on expedia I was upset not at the idea that there was conflicting information on both sites, but more of how it was handled by the hotel. When I spoke with the manager, he tried to make it seem as though it was my fault I did not know about the hotel policy and that the hotel was frustrated by my lack of judgement. I drove 10 & 1/2 hours out of the way to get a run around and call 50 different hotels to try and find somewhere to stay. The manager did not become helpful until my girlfriend mentioned wanting to contact the regional manager to which he claimed did not exist. He never apologized, but decided that a new level of assured friendliness in trying to get us a room was his way of saying he was sorry or apologizing formally.

WORST! Spiders in the rooms. (Seriously, multiple spiders in webs in 4 different corners of the rooms. ) Pool was filthy with black mold and green slime. Blood stains on pull out sofa. I wish this all were not true. Worst of all was the incredibly rude front desk staff. Zero hospitality training. I sincerely advise against choosing this location. Area is very nice however! Ample parking. Breakfast is pretty good also. Would not stay here again.

When we first arrived we placed most of our luggage in the closet by the door, like we do in almost all of the hotels we stay in. Within a few hours we heard a weird noise from the closet. When we opened the closet the condensation duct was dripping water like a shower onto all of stuff, including 2 laptops, 1 tablet and several other electronics. Oh yeah, and the kitchen had ants. They switched us to a new room. The MOD was very helpful about getting us to switch to a new room. As we are in town for a softball tournament, in the morning we went to the tournament. We came back to find our rooms at over 90 degrees. When we talked to the front desk they told us that they came out and fixed the AC and it was trying to catch up however, our unit is not running and therefor cannot catch up. When we talked to our neighbors they were told two different stories that were also differnt than ours. Not a happy experience. The only good thing about this palace is that the MOD is nice, the only staff member so far that has been. I also would not recommend swimming in the pool aka the black lagoon.

I have stayed in 100's of different hotels in my life and this one has been one of the worst. The first room they put me in had a moldy pet odor to it. The air conditioner was broken. There were stains on the couch and floor from what I presumed to be pet urine. The closet carpet was soaking wet for some unknown reason. I asked to move to a different room and they gave me one of their better rooms that had "no complaints", in the words of the front desk. This room was somewhat better… minus the 2" hole in the ceiling, paint chipping off the walls, broken throw-lock, burnt out lights, and ants roaming the kitchen counter. The air conditioner also went out in this room after a few days when it was 100 degrees. Additionally the pool is very dirty and has white scum on the surface of the green water. Parking is very tight if you have a truck. Overall, just the people who stay here are shady. I observed marijuana odor and a domestic dispute. I don't do reviews but made an exception for this place because it is truly awful. Our company will not do business here anymore. Do yourself a favor and go somewhere else.

These people are crooks. They bait and switch you with a price when you make your reservation and then say the "offer" has expired when you get to pay for your room. Not to mention the horrible condition of the hotel itself. There was actual dried feces on the toilet. The fireplace they advertised was missing 2/3rd of the mantel, the furitures was stained and torn with holes and burns, and the paint is chipping off the walls. You also feel the elevator could break at any moment. And to top it off the front desk people treat you like a burden and a low life and are extremely rude. The ONLY thing that saves this place is the nice bathtub and the outdoor entrances.

If it would allow negative stars, I would use them. Used orbitz to book the room. Got there, lobby looked ok, lady was nice even though process was slow. Got to room, just wanted to go home. It smelled. Bad. Grout was black in the the bathroom. Visible filth SMEARED on curtains and bedding. Cigarette butts littering the ground outside. Opened dishwasher to find the bottom full of standing water that was moldy. So gross. I could not let my kids sleep there. Discovered they had charged my card $100 without telling me. Tried to call orbitz. Got computerized message that they could not process my call and could not get through. Put our stuff back in the car and went back to office. After waiting about 20 minutes, talked to incredibly snotty man who said that the $100 charge was in the reservation disclosures. It was not. I looked again. Then he said he couldn't give me my money back, because I paid orbitz. He said that he cancelled the reservation and that everything was done to get my $200 reservation plus $100 back. Called orbitz. They said that they have to talk to the general manager before they can give my money back. So I have $300 of the money for my trip tied up in this place that was so bad that I booked a room at the super8 just to get away from. Enter at your own risk.

WARNING — DO NOT STAY HERE! This is not even close to a three star hotel. This was the dirtiest room I've ever seen, with stains on the walls and dirty old carpet. The room smelled and had dead bugs all over the window. The pictures online are nothing like what the hotel really looks like. There is not a kitchen, it's not decorated as the picture shows, and it is not clean. I left with my girls and found a different place because this was so bad. The hotel manager refused to refund my money and is very rude. I still left because I was so disgusted.

Bed bugs. Need I say more. I went to ask for the manager and they said none were available so I explained my situation to the front desk and showed him the bites all over my arms and chest. He said, sorry, let me get you in another room. When I asked about laundering my clothes and items that may be affected, he offered to break my $10 bill for quarters so I could pay for the washer and dryer. Are you kidding me? No accommodations, no manager apology, no reimbursing me for my first 2 nights of hell getting eaten alive, only another room and for me to pay to clean my own clothes? I am still here (gluten for punishment), I am sure management knows where to find me if they want to make it right. Otherwise, very unhappy. Not to mention when I showed up Sunday night at 10pm with 2 people in front of me, it took 25 minutes to check in and the fitness center means some dumbbells and a lot of broken/ out of order cardio equipment. You get what you pay for, which apparently is bed bugs, yes, I paid for this. I wish I could post the video of them crawling along the mattress. Gross.

Great location. I don't know how old the hotel is but I have stayed in some rooms that are showing their age and other rooms that are fine. They could use one of those desks that have multiple USB ports for charging phones, tablets or laptops in the rooms. Overall it is still a good place to stay. I have worked for hotels for 15 years and if someone doesn't show or forgets to cancel we will not charge them as long as we are not full. Ownership should rethink their policy concerning cancelations/no shows. Especially since they are no longer a new hotel. I am a Wyndham employee & I am treated better at Marriott & Hyatt hotels. That's sad.

My sister was staying with her family. The hotel called her early to set up. The room for her and asked great questions. My mom always stays at this hotel when she is visiting and we all like it. They are comfortable rooms. The beds could be a little softer, and the dishes had fingerprints all over them. Other than that they were great.
