This place is off in a quiet area. The rooms are nice and clean. They only have housekeeping once a week on Wednesday's.

Roach motel at it's finest. They don't deserve 1 star. People are living in these rooms and I have never felt so unsafe in a motel/inn. Police were called the same day I was checking out, on guest that were disrespectful to the desk staff. Loud kids outside the room throwing a ball at my door. I'll be writing corporate as well. BTW… I killed 3 roaches in the 17 hrs I was there.

This place deserve 0 stars. I checked in and there was one dead roach by the bed one dead by the bathroom door and two dead in the bathtub. I called front desk immediately for a refund but no answer. After I had to pick up & dispose dead roaches I look at the wall to see two of them playing tag with each other. At this time I was about to throw up. 3 minutes later here's 3 more running around on the floor trying to play catch me with me as I step towards them they ran. "i was told I could not get a refund today and I have to wait until the morning to speak with the manager. Since then I tried sleeping but I can't because I think one gone be in the bed with me. Also a live spider was under my sheets when I first pulled them back. I travel around the world for work and i've been in hotel's almost everyday for the last 3 years. (this is the worst nastiest dirtiest hotel I have ever been in in my life. I'm also a landlord and I believe that the state need to shut this nasty trashy hotel down) just to let u all know I am a grown man and don't complain and cry about minor things so this is serious. As i'm typing one roach just ran out of my shoe and it's 2 that just came out the cracks and holes that need to be patched up before renting some one a room. Do better people. The owner probely somewhere about to enjoy there holiday and i'm in here scared to move in this nasty place…

I would not recommend staying here at all. Roaches all over the room. The elevators were broken and a wheelchair bound resident on the second floor was stranded and had a doctor's appointment. This place is cheap but it is not a good deal.

ROACH INFECTED! Room looked new and clean until I saw the gang of roaches everywhere! If the roaches where gone I would have stayed only spent 5 mins in the room. They offered me $100 back if I stayed. Hell no! They tried to charge me for one night when I didn't even stay I complained that they didn't tell me I'd have to share the room with Roaches after a room check I received a full refund. The Lady at the counter was polite and understanding just wish she was honest about the roaches from the beginning. I was so grossed out that night I couldn't even sleep and I wasn't even there anymore! It's a shame it could be a great place with the updates they are doing. Spend the money to get rid of the bugs instead of just trying to make it look nice.

My mom had already booked this hotel before I read the Reviews. Reading the other reviews I was very skeptical and thought some might just be an exaggeration. Nope All the reviews were accurate. Check In time was at 3pm, We weren’t able to get a room until 4pm. The Front Desk Lady said it was due to the Cleaning Lady's not turning in their paperwork, So she didn’t know what rooms were available or not. Within 2 minutes of being in the room we saw 3 baby roaches. My mom had bug spray and promply sorted down the room. Even after still couldn’t go 5 mins without seeing a roach. Also my bathroom sink was dirty and clearly not wiped down. And the pool was filthy. There was people hanging out in the front drinking. A lot of people have their doors open and are just hanging out. Random Kids running everywhere. You can tell that many people live there and call it home. Long story short we left the hotel after 3 hours, and went to another hotel. Do Not Stay Here! This place deserves 0 stars.

First, prepare yourself for a 30min wait to check in. The lady at the front desk doesn't seem to know a thing about what she's doing, running to the back to consult her boss before answering any questions. Then when you finally check in make sure youve put aside $50 extra dollars for your deposit that isn't stated when booking the hotel. After over hearing a different woman complaining about roaches in her room, I shouldn't have been shocked to find them in mine as well. Lights are pretty dim you can barely see with the light on. Hope you don't plan on taking a walk in the evening time unless you want to meet a bunch of really strange people and hang out and smoke pot with the other families in the hotel who have the door open, widly promoting the marijuana use in front of their children. Oh yeah, better bring your own pillows and blankets because they aren't sparring any for ya. Overall I give if I could give it 0 stars, I would. Because "It's a wonderful day at suburban extended stay". Not :)

Stay away! They cancelled our reservation without a phone call or email. Showed up to check in, just to get yelled at by a security guard. We told him we were here to check in and he handed us a piece of paper saying we didn't have a room. We showed him our confirmation and he said he couldn't do anything to help us. He said we would have to call in the morning to resolve. Left us stranded at 12:30 am with no options. The 1 and 2 star reviews are there for a reason. Stay away!

I’d give zero stars if possible. We booked a room for one night, but didn’t even end up staying due to how disgusting this place is. We booked a non-smoking room, but were given a smoking room. The room was also crawling with roaches! We let the front desk know and they moved us to another non-smoking room. This second room still smelled of smoke and still had roaches all over the floor, walls, bathroom, kitchenette. We saw several interesting characters roaming the property as well. We ended up canceling our reservation and moved to a different hotel for the night. I would never recommend this hotel to anyone! Stay away, this place should be condemned!

Killed 4 roaches during my 1 night stay. Disgusting fridge. Half smashed roach above mirror on check in. Microwave didnt work. Tried to switch the cord by plugging it in the other outlet above the microwave. But the whole wall out let came out the wall on the plug. Toilet didnt flush properly. The queen size mattress was a thin flimsy deal on top a tall platform. Didn't bring anything into the room. Except a change of clothes. Thank goodness they didn't have any rooms available for a longer stay at check in.

It's a very nice place. The front desk workers are friendly I had a very easy n nice check in… They get booked really fast so make a reservation ahead of time. The room is lovely had a decorations of towels on the bed the kitchen area was lovely… The bathroom is so big fit my and my husband.

Very nice rooms, lots of inclusives unfortunately very busy during this season, however that's not their fault, shows how popular they are. Grills outside, pool is clean, staff is very nice. Rooms are clean and housekeeping once a week or on request (albeit with a small fee on demand)

Baby cockroaches in the bathroom. Non smoking room smells like someone has been smoking there for months. Bunch of G's hanging/living at the hotel, knocking on doors. Phone Zero (0) button on phone doesn't work so good luck calling front desk to let them know your room smells like a washed ashtray. Go somewhere else and pay the extra 40 bucks for a decent room. Oh and if you stay lock windows and door…

They're trying to keep the place clean but it's an old building, my room had very funny smell and very sketchy people around it. But it's cheap.

Stay far away. I requested to be moved to another room, only if they could assure me that it would not be infested… They said it would be better to stay in my current room. *see pictures.

It doesn't even deserve a star nasty nasty nasty… smells like urine even before walking to your room. Let's not forget to mention the two crackheads in the laundry room. Then we walk to our room open the door and the smell hits you. When you call the front desk all they could do is have someone someone could take a look in the morning… don't waste your money here WORST PLACE EVER.

I have never seen so many cockroaches in my life its a sleezy dump that should be fined or shut down it was disgusting. We changed rooms 3 times all of which had roaches. Tv didnt work its a dump.

They don't have a desk open at night. You must check-in online after 12am which absolutely sucks because it's totally inaccurate. I booked a room for 1am on a Friday morning. I get there and there's a paper on the door with a call back number for reservations. Ended up not being able to stay although I had a confirmation number for my reservation.

Soon as I walked in an old cardboard box as in the middle of the floor. Go to the kitchen 2 roaches and bugs, bathroom about 4 roaches, the bed post had roaches we killed and seen about 10 roaches and bugs it was a late check-in so the front hotel was closed, so I couldn't changed rooms. I tried to sleep roaches woke me up crawling on my shoulder I took videos and pics of them all and videos of the phone so they couldn't say it wasn't our hotel. I ended up leaving in the middle of the night. Went outside luckily roaches didny steal my truck. Worse experience ever.

The only reason it got 2 stars is because of the location. Close to numerous attractions. But for the price you get a room with either roaches or bed bugs. A lot of sketchy people hanging out. Witnessed 2 drug deals and about 10 different prostitutes.

Management is very nice and helpful. Room was clean when we got in, but after turning on the lights… we started seeing baby cockroaches everywhere. We paid $91 for one night plus the mandatory $50 deposit, which is a pretty penny for a room with a bug issue. Would recommend AFTER they get this problem fixed!

Roaches everywhere alive and dead. Room smelled really bad. I left immediately! There were some pretty shady people walking around property.

All full of cockroach in the bed, climb the walls all full of cockroach both q pay $326 a week and when you go to the office, say q they are going to take action and do nothing.

Staff was nice, had silverware already, smelled wonderful when I first went in. Its quiet here. Beds are really soft.

This place is the pitts! It disgusting, nasty, smelly, and infested with roaches. First of all, I made my reservation drove to the hotel (all within an hour) and upon trying to check in I was told my reservation was cancelled. The young lady, Jasmine, then informed me that she had a room for me dispite the mishap. Got to the room, it's hot, and stinking of smoke… she neva informed me that it was a smoking room. I had no choice but to stay there because it was the night after hurricane Irma and my apartment had no electricity. It was my two daughters and myself staying at this place. I had to drive back to my apartment, gather some clean blankets, towels, disinfectant, air deodorizer, cause this place was disgusting. My youngest has asthma and had to bring her humidifier too! I might as well had stayed at my place but I needed the current to keep my cold food COLD/FROZEN. I went downstairs the morning after to request a non smoking room, the receptionist said they're booked up. Drove to my place, current was on, drove back to this place and checked out. The guy who tended to me said I'll be charged $25 for checking out a day early, I said no problem. Now today, 9/16, I get an email stating they want to hear my experience for my recent stay and they put the dates too! That's all I saw, they charged me for the night I did not stay there and I mean the whole amount not partial like the guy said. Called and was given a run around.

My stay at Suburban Extended Stay Hotel was very pleasant. The staff was very helpful and in my opinion it is a great place to stay if you're looking to enjoy Orlando and what it has to offer.

Arrival: Asked to use a public restroom prior to check in, the guy told us there were no public restrooms and we needed to go to a gas station or a store nearby. Check in: Wait until 3:25 pm for check in since employees were changing shift at 3 pm without paying attention to the guests. Then the lady was super nice with the check in process. The room : the bathroom shower floor is peeling out of the coating, truly disgusting. The electric outlet was dirty. The chairs needs cleaning/changing. The bed was comfortable and bed sheets were clean. The fridge exterior is full of oxide stains. The kitchenette was clean but we didn't use it. The room doesn't have a nice smell. Halls and staircase closer to the front desk are dirty and smell like people use it as public restroom overnight. I have been in other Extended Stays and they have been super clean. This one looks like a permanent residence for displaced people, not like a real Choice hotel. This is a shame because the hotel is perfectly located near two main roads and a lot of stores and restaurants. I feel like I wasted the reward points I used.

It was very clean and Everything operated as it was supposed to.

I would not recommend it for anything, everything is very dirty and the humidity is horrible in the room,
Penalties enter a horrible smell. I know that is the most in price in the Orlando area for the location,
But the cleaning can not miss in a hotel, Look for another option.

Book through expedia in the photos looks clean, advisable but when it arrives and I was assigned the room I enter and the room full of cucharachas on the walls, floor, bed or to anything clean completely unpleasant and the customer service from the front desk wow nothing professional 0 want of attending to customers, bad attitude good in order to poor service and big shame the quality of the hotel. I would not recommend it for anything unfortunately.

Go somewhere else right now and save yourself the head ache. When you pull up it looks friendly there's people grilling outside and playing in the pool. Check in and realize you'd rather be outside too the ac unit from 1962 hardly keeps the room cooled there's so many light bulbs out the room lighting sets the mood all by itself. Oh and none of tour electronic will work not even in the parking lot.

Mattress was super firm so its ok for one night when you are on budget. Do lock your door tight:-)

Roaches everywhere. Changed rooms 3 times each time the rooms were more infested with roaches. The front desk staff left for the night so I was stuck with the 3rd nasty infested room. Would not recommend. Disgusting.

Both demanding as if give the services well and the more there are cockroaches bad super cleaning and are $301 per week.

Rooms very dirty. 2 little flat pillows. Very noisy, TV doesn't work. Very bad.

Not really so good cleaning in the quarters is poor. But cnd there there is nothing more to take what you have.

Worst smelling room I have ever been in, pulled the sheets back and had pieces of food in the bed. Took sheets off to find nasty stains on mattress cover that looked like it had never been washed. Wasnt in the room more than 15 minutes before I went to front cancelled room and stayed at the LA Quinta less than a block away.

I have stayed in a lot of hotels over the years and have NEVER left a review for one. Good or bad. This place the worst dump I have EVER stayed in. I wouldn't even give it 1 star if I could. Reserved a non-smoking room. Guess what? They didn't have one when we showed up. The room smelled so freaking bad and was absolutely filthy. Was trying to unpack and someone was trying to get into our room. Here this poor young couple with children was trying to get in. This is the same couple that were standing behind me in line checking in and the front desk gave them the same damn room as ours. Pretty sure the guy and girl in the next room was smoking meth all night and making so much racket we couldn't sleep at all. Cars coming and going all night. I'm assuming someone was dealing drugs out of their room. We tried to find another hotel within a hour of there and everything was booked up so we had no choice to stay. (My wife was ready to sleep in the car for the night somewhere else) I could go on… STAY AWAY!

It was a nice hotel. Quiet and comfortable. Everything was good other then the few little cleanliness things we noticed. Like (cap under the bed and used sheets underneath bathroom sink. ) but for $50 it's worth your money.

Nice clean rooms, handy kitchen with stove burners and full fridge. Safety bars in shower. Laundry room with new machines, coin operated and card payment. Staff is friendly and helpful.

Place is disgusting. Want even in here for more than 3 minutes and killed about 10 roaches. The lady gave us a different room, which smelled like old smoke dust — — couldn't stop sneezing unless I aired out the place. Do not come here. At all.

Good location. Just so so service. Bugs in the room (I killed about 10 bugs and found about another 10 dead bugs). TV doesn't work properly. Dirty dishes. When we returned from a theme park, we found that the door is open (we are pretty sure that we double checked the door when we left the room)!

Night clerk made the night a little bit better. Brought a smile to my face.

STAY AWAY! If you like sleeping with roaches then you will fall in love with this hotel. It is soo nasty dirty carpet and squished dead bugs stains on the dingy painted walls with one lamp in the whole room this place should be burnd down! The only way you get towels if you take you dirty wet ones and argue with the people at the front desk for new ones.

If u want to sleep with ROACHES on a bed with lumps and one pillow this is the place for you. I have no clue how this place got 3 stars. They do not give towels or housekeeping on a daily basis… do your self a favor and pay the extra 20 bucks for sumwhere Far away from this place. Staff nice and respectful. BE WARE! If I could give no stars I would.

3:00pm check in — — that was a joke, got into room around 4:00pm (JULY 4th) . They had no quarters for washing machines, they told me to use the soda machine to get quarters out of … too bad the soda machine was broke, front deck didn't know that though. But they said they will be sure to "make a sign". . Overall I 've stayed here a bunch of times — — it has gone done hill lately, and the staff is on coast mode. Area right around hotel is safe … occupance — — maybe not. But for one night the price was right.

The worst hotel in Orlando, it's dirty and my room 310 it's infected by cocorach, they are everywhere. The people at the front desk are so mean! Don't go over there!

Recommend this place!. We had a horrible experience at InTown Suites so glad we found this place.

I'm Brazilian and I really enjoyed it. Great Hotel, next to Florida Mall. The service was really great and the facilities were very good. I Could cook because the Hotel had a full Kitchen for use. If you don't have a car, there's so many busses you can take to go the Wallmart, International Airport, Florida Mall, Disney's parks, See World, and more. Before, when I was planning my trip, saw bad comments and was afraid, but it was BETTER than the comments, even the good comments. I recommend.

The room was very nice and clean. There's a mini stove, microwave, closer space and a desk to work at. There's a nice LCD TV in the room and also a coffee pot set up with coffee, sugar and creamer. I didn't expect the room to be so nice. We booked through Orbitz and can't wait to go back :).

Wow — I can't believe the bad reviews here — I am staying here right now and the place is excellent. a) Clean (spick and span clean, clean bathroom shower, clean toilet, clean floors, bed really comfortable, pillows and cases spotless) b) Fantastic location (near the airport, Florida Mall, Ample Parking, Good Eating and stores nearby) c) Pool very well taken care of d) Lots of staff cleaning this place every day the grounds and room (that I am in) is spotless e) Comes with a kitchenette (plates, cutlery, pots, pans, cups, glassware etc), enough for 2 people. And a top stove and full size fridge and microwave (if you don't feel like going out to eat) f) Price is amazing (usually you pay for what you get — here I am really surprised — didn't expect much — but I am very happy with the hotel. All in all — if you are looking for a cost effective, good location, clean, safe extended stay hotel with kitchen facilities (oh forgot also room has 2 chairs and a table), this is a fantastic place. Also comes with a coffee maker — so you can have your java joe before you step out for the day to shop till you drop at the mall. Thumbs up — and big shout out to Brad and the rest of the staff here — they are very accommodating, friendly, helpful and "yes can do" attitude. Thumbs up for this place.

There is a factory next door. The tractors beep all morning starting at 8am even on Sundays and the doors and windows shake when the trucks drive by. People knock on door at night and in the morning, even on Sunday. You have been warned. The place is decent inside and clean.

After a 9 days, the room had not been touched! No one got the trash, had to wash our own towels, if you walked around barefoot (IN THE ROOM! ) the bottoms of your feet are black! This is the WORST hotel I've EVER stayed at! Would change hotels, but was put up here by work and they want the cheapest place possible.
