Very nice, great location with pool, friendly staff, good place to stay with children. Cheap food just up the roar though they do have good western toasted sandwiches, try the Club sandwich. They do drop the price out of season. August is a good time of year to visit if you don't like it to hot, the wet season it over rated.

Super disappointed, a hotel that could be super friendly and well located but there dilapidated places to be desired. The rooms are very small, poorly agencies, the bathroom and not very clean and its not feel like if washing. Beware if you leave objects or other to the safes at the home sealed you cost 20 BTH a day (of the great anything), if you want to wash your laundry especially do not do it in the hotel, it works by clothes and not by KG like everywhere else, you will find further SEB what to wash. The reception was super unpleasant. The only good thing is the pool.

A spoiled seal. Guesthouse promising, but when arriving it is the cold shower. Room for benefits of another century. Cold reception staff. Room small and very crowded. The bathroom does not give you the desire to go to wash. The star I put is just for the pool.
Attention every service is paid: The laundry is overpriced, the coffers located at the reception are at 20BHT per day. Well checked your final bill to not pay phantom benefits.

Price 590 baht are okay. Rooms used and lower category. Pool is pleasant and therefore price performance is right.

It was a very nice place to stay in Chiang Mai. Close to most of the attractions. Room was nice and clean. Swimming pool was quite big, open 8a. M. — 9p. M.

Blown away at the amount of negative reviews for this awesome place! Look, if you want a five star hotel — then go stay at a five star hotel, this is a budget deal and you get what you pay for. No where in the states can you get a decent room for $15 a night… So if to expect to get a luxury suite for under $20, then definitely skip it. Yeah, they may charge you extra for certain things — but you are made aware of those details before you actually decide to stay or not AND you can always ask to see the rooms before you agree to stay anywhere. This location is great and I would stay here again because the Sunday night market is right across the street, the staff was extremely friendly, the rooms were decent and the coffee was good. I didn't spend a lot of time in our room because we were focused on seeing the sights and exploring — so for comfort and luxury — go elsewhere. For a place to sleep and shower, this is more than enough.

Its ok for low budget. Nice swimming pool and the food is ok. But the rooms are old and poor. Very basic. It's nice if you want to meet people. You can in the restaurant, in the smoking area or in the pool.

For the price it can be correct but the bathroom very dilapidated uncomfortable bed.
Hygiene could be improved.
I had a little sunny room and disturbed by the hallway lights at night.
Currently the pool is too cold.

Ive been here 2 days and extended my stay for another 5 days… these reviews I'm reading is not what I've experienced except for one thing The bathroom needed cleaning when I arrived… lets be real you get what you pay for From the outside the place looks great. Like a mine resort.

Rooms are OK and the location is perfect. Unfortunately the beds are well located and the rooms very noisy if guests cannot behaved. Room gets one for 680 bath.

Beautiful from the outside but rooms can do with upgrades. They are small and the bathroom puts one off, a leaking toilet is no fun neither a cold shower. For the price though this is a good stay as they are extremely cheap and offer a swimming pool.

They are not very helpful! ive been to a lot of hotels and guesthouse but not once I get this kind of attitude. They also charged 18 baht just to make a 20 seconds phone call! its ridiculous! don’t even wasteyour money staying at this place! lots of better places out there. I regret staying at this place!

Oh my God don't even think about booking this place. Staff is extremely rude and not helpful. Hotel will charge you for everything. All around the town, laundry cost 40B/kg. But not here. In this guest house, they charge 25B for one piece of long sleeve shirt, 10B for pants, 35B for jeans… Have look at photo I attached, there is Laundry Service Rate. That would cost you couple of hundred Baht just to have your clothes washed. Also. They remind, do not leave anything valuable in your room. Like they knew behaviour of their employees. There is no safe box in your room of course (I had deluxe room, the best one). They charge you 20Baht per day to use their safe box downstairs. There is also warnings for extra charge if you leave stains or marks on bedding or towels. And actually first thing I had massive stain on the bedding, and I had to argue with reception staff to have it replaced because I am not being scammed later to pay for it. That's not end of their greediness, I could go on and on, about minibar in the fridge without any information about price, I even ask in reception they told me menu is in the room and it could never be found, and so on. My deluxe room was definitely below average for Thai hotel, with ancient AC unit, mosquito nets and privacy shades instead of windows. All traffic from the road I could hear all night. There was no spare sockets for charging your phone. There was no boiling water available so I couldn't even make my own coffee.

Horrible everything, not talking about the cleanliness of the room because the bathroom better not mention it, which despite being on a 3rd there were lizards every night. I have wanted to charge up for breathing, pay up to the bottle of water they give away everywhere, I did not have hot water until the last night to be deigned the maintenance Lord to look at it because the first day when claim they told me they were eating and they would go up In an hour something that did not happen… but that was not the worst but the fact that although I expressly ask not to clean the room (which understand with the two posters they have in the rooms) and not enter anyone yet my room was reviewed and I D Mobile charger appeared… In my choice relation quality/price nefarious as apart from the location (Night market at 1 km walk) and for paying a place to sleep I at least pay also for a safe place to leave my stuff… I hope at heart that you will not.

Room is very old, near the room outside the wall is the factory, office hours have uninterrupted banging sound, the hotel is very kind to put up the notice prompt: Please close the doors and windows to block the noise; The swimming pool is very good, but the food is disappointing. Room air conditioning because of the old and noisy sound and make people sleepless all night. Will not stay again.

What are people crying about. This is a normal, well located guest house. It's not the Hilton. But staff are friendly and helpful. I lived in Thailand for over 20 years before I had to return home. People want something for nothing. I have to tell you that this is a good establishment.

Great place. Cheap. Close to Tha Phae Gate and night market and also seven eleven. A bit old but that's fine.

A Guest House? Best decision I've ever made is to forfeit 900 baht) taken out of my account 3 weeks before I arrived) and take my friend and son to another establishment. Atrocious — construction noise, dark, inflexible. Wasn't going to let these seasoned campaigners ruin my holiday.

Value for money unbeatable, some very nice and adorable staff, who were very good advice! The pool is really beautiful, the room a little small but no matter for the little time spent in it. The place very nice, not too bad located! I'll go back on it! Le Petit +: The activities offered and organized, and taxis always available. I highly recommend!

Overpriced 600 baht per night extra charges for the pool. It is dirty a dirty place. Outdated… no hot water. But it is in the center of chiang mai. It is crowded with Night clubs and pretty girls…

Ok this place is a tad run down but I found the staff awesome they always smiled and to Add the pool is awesome. The room are fine really this is a cost effective way of staying in Chiang Mai. I suggest ask them to show you the rooms then go from there but I'd stay here again in a flash.

We expected a little more. The bathrooms are open air and really hot when going from the air conditioned rooms. The toilet water was black and it filled so slow that we had to refill it with the bum gun sprayer if you used it again within an hour or so after the last use. The room was a bit dirty. Been to much better places around Thailand at similar price points. Also, do not do your laundry here. They did not clean it well at all and they charge per piece, not by weight like everywhere else we have been in Thailand. We normally pay 50-100 baht and here we paid almost 650 baht for a similar load.

Location: in front of the gate to the old Chiang Mai (within the walls) = perfect
Pool: beautifully to the relax after a strenuous trekking day
Rooms: large, wooden style, slightly older
Price: good
Staff: friendly

I am not one who needs a fancy place to stay, so for the money this was excellent. Rooms are old and dated, concrete ground floor with linoleum squares. The staff was excellent very patient friendly and helpful. When we would come back at the end of the day the staff always recognized us and would hand us our key before we ask. We had problems with one of our prearranged guided tour pickup and the staff stepped in and communicated with the tour company to resolve the issue. The staff also coordinated the taxi pick up the day we flew out and the taxi arrived promptly after we finished checking out. They did not have a large selection to choose from for breakfast,. However the breakfast choices simple and food was good. The eating area is out doors and mostly under cover. We found the road in front of the hotel quite busy and a bit challenging to cross to tour the square.

Whatever you do, do not rely on their "free airport pick-up" — they will let you down & leave you waiting & stranded at the airport. When I mentioned this to them at check-in, they couldn't care less. I moved to the Prince Hotel for better value.

My friends and I only stayed one night in this hotel instead of 4. It wasn't because the bed were of mediocre quality or that the AC was outdated and blew hot air. All this was OK since we paid 1000 bahts for three people which seemed a good deal to us. But in the morning when I went to shower, I realized after a few minutes that the water was actually black. I called the reception, trying to explain that there was a problem. The sent "a guy" whose only action was to open the water and wait. After 10 minutes it was still black I said that they needed to move us to another room so I could shower again, and/or refund us. The girl at the reception wouldn't give me another room if I didn't come to meet her. It forced me to get dressed though I was still dirty and in need of a shower. They first offered to shower in the public bathroom and after I bargained for the private bathroom I was entitled to since I paid for it they gave the next room without even checking whether it had the same problem. It did. After a while the water came back to normal and we left to a way better guest house which gave us the breakfast for the same price though it lacks a swimming pool, it's Gap's guest house. I hope this prevents you from going to Lai-Thai. They didn't even want to give me a discount to apologize for what happened (which could have convinced us to stay).

Not a safe hotels if you want to leave stuff in the room. They will charge of you use the only safe deposit box at the reception. Peace of mind, go for other safer hotels nearby.

Worst place in Thailand. Beds are rock hard. A/C sucks. The people are slow and very lazy! Wait 20mins for a morning coffee or a hello. EVERY THING is over priced and Food is small portions. Won't ever go back. Only good thing is it was very clean. Recommend keeping the cleaning staff and cooks. Fire everyone else.

Perfect for young backpack, great location and clean with large swimming pool. If you are over 50 go elsewhere. This place is too old with hardest bed. Service is slow and unfriendly smile.

Terrible! "recommended by cooperative mafia tuk tuk/taxi" filth, rooms without Windows, it smells and insects of all kinds, uncomfortable position. Too expensive it is max 300 baht.

The atmosphere grabbed me! I love the location and service as well.

If you plan on being out the whole day enjoying beautiful Chiang Mai, and only there to sleep at night, it is good enough.

I love to stay here. I think it is more reasonable to be chose than other gust houses.

I'd rather stay here and get the feel of the city than in any of the pricey hotels nearby. We didn't book in advance and didn't get the best room, but the place still has lots of charm, a nice pool, friendly staff and a decent restaurant. It's in the heart of the city with tuk-tuks ready to take you wherever you want to go. Can't imagine a better experience, short of living with locals.
