Great place, my friend and I highly recommend it. I'm American and she's Japanese. Very clean, decorated with care, wooden furniture. Great showers (best we had, using air Bnb). The room with the kitchen and bathroom feels like an apartment. Located very near Gran sasso park. Host has great food recommendations, and is very accommodating (lives on-site) but not at all intrusive.
Nice hosts, beautiful rooms, quite area.
