Have been coming to the Brightonwave for about 5 years and we come 2-3 times a year for long weekends would highly recommend the rooms are very clean the breakfasts are delicious and the proprietors Richard & Simon make you feel very at home.

We thoroughly enjoyed our stay at Brightonwave, the room was extremely clean, very modern, spacious, and felt like a home away from home. Richard and Simon were both very welcoming and accommodating, the breakfast was delicious, with a good choice of menu. We would definitely stay here again. Thank you for having us.

Lovely stay in Brightonwave Richard was welcoming and friendly on arrival and helped us park the car. He supplied us with reasonably priced Council permits for £10 a day (done by cash). The room was homely and spotless but a little small. However with some more shelving there would be more surfaces to put belongings. The shower /toilet was small but spotless, lovely white fluffy towels, and good quality hair conditioner, body wash, liquid soap and hand/body lotion all supplied. Another corner stand fixed to the wall would sort the lack of surface for extra toiletries. Nice powerful shower though. Both my vegetarian and husbands full English breakfast were lovely with brown gluten free bread at our request. We had fresh coffee ☕️ too, very nice. Simon did breakfast and nothing was too much trouble. We ate in a homely pleasantly decorated dining room/ lounge with well supplied DVD rack. We could use any films to play in our room and then put back. We were in the small double (room 5) at the top (loft), back of the property. The only noise was seagulls which roost overnight at the back. We had 2 fans supplied; one a tower and a chrome one which being at the back in the loft space we did need them as it was very hot in the room during the afternoon and evening. There’s a radiator for cold months. My favourite thing was that we had access to the fridge in their kitchen, wine glasses, ice cubes and could help ourselves to snacks and bottled water all day.

Exactly little hotel in a brilliant location. Great service and staff. If you are a light sleeper maybe look elsewhere as there is a minor amount of noise travel between the floors due to it being an old building, but less than in most homes. The seagulls made more noise.

Lovely room, Richard & Simon were fabulous hosts. A stones throw away from the seafront. Great find!

This is an excellent B&B in a great location central to shopping and restaurants. The room I stayed in was very clean and well appointed, which included a lovely breakfast in the ground floor dining room. I will stay here again. A gem!

Lovely B and B with great facilities. Located in the heart of Brighton walking distance of the pier and plenty of places to eat nearby. Only thing preventing 5 stars is the stairs. We were on the top floor and it’s a long way to have to carry suitcases but the room was lovely, very clean and well decorated.

We chose the small room, perfect for our needs and spotless. We always felt pampered by Richard and Simon, who are really very kind and helpful. And Breakfast is a bomb!

First class, excellent, very comfortable hotel, both the owners are friendly and with a very good breakfast.

Top floor room, comfy bed, good to have fans in the heat. Well positioned for central Brighton. Lovely breakfast and helpful owners, Richard and Steve.

Brilliant stay. Our room was at the top so it wasn't close to the street but it's a side street anyway so it's not too busy. Extremely close to everything. Very friendly owners. Breakfast was very good, not the best I ever had but definitely one of the better ones. The room was clean, spacious and had a very cozy feel to it, just like home. You have snacks available in the kitchen all day long, and have a number of DVD's you can play. The bathroom is kind of small but very neat and there wasn't anything wrong it. Definitely one of the best stays I ever had at any type of accommodation, especially a Bed and Breakfast.

Lovely friendly hotel. We had a small room which was very comfortable, very clean and cosy. Food was really nice and it's a great location for going out.

Just finished an incredible breakfast here at Brightonwave. The hotel is in an ideal location, on a quiet street, and close to the sea. A wide selection of independent restaurants, cafes, markets and clubs in the neighbourhood. Room was small, but comfortable. Very quiet. I was alone, but I'm guessing the other rooms are larger; I certainly wouldn't have wanted to share this room. The hotel managers (maybe owners) were incredibly friendly and helpful. Highly recommended.

Great location in lively Kemp Town, city centre a short walk away, as is the beach (about 50 yards away) the room was very stylish and clean and they are very welcoming and helpful. Great value for money. Throughly recommend it. Mike.

Fantastic hotel Richard and Simon are great hosts the accomodation is first class all the way. Very warm and welcoming. Would find it hard to beat anywhere awesome guys thank you dave.
