Hi all. I’ve got to say went to Kings Manor for dinner with parents. Hand sanitiser at entrance, details taken, screens up separate tables, staff all wearing masks. Food was great, nice portion sizes and good variety Noticed Toilets being checked and wiped down, so felt they were doing the right things etc and felt so safe. First class. ✅✅✅

A hidden little gem, not far from the beach or Edinburgh city centre. Excellent value for money, hard working staff who were very friendly and helpful. Big bright bedrooms with a very comfortable bed and all essential items. Exceptional breakfast with excellent service. This family friendly hotel, is absolutely spotless. Looking forward to returning in the future. Thank you. Great team!

Stopped by for quick lunch today. Service was excellent lovely food and all staff taking safety precautions for covid. There was also outdoor seating area set up for those who would prefer this.

Lovely room, friendly staff, excellent response to a problem with the bathroom fan, and good food at breakfast, lunch and dinner.

I’m working up here and stayed for a week. Rooms excellent and spacious. Receptionist who checked me in was lovely and very helpful definitely recommend staying here. Thankyou for a pleasant stay.

Stayed st the kings Manor 4 times now, generally very friendly staff, child & dog friendly facility. My only dissatisfaction on this visit was not been able to check 30 to 40 minutes after the 3pm stated time, especially with a 4 year old & pooch & driving for 3 hours to get there. Bistro staff & food very nice, very nice pool ‍♀️.

Lovely hotel. Staff amazingly friendly & helpful, delicious breakfast choices & the breakfast staff couldn’t be more helpful. A 20-30 min bus ride from town centre, bus stops are right outside hotel with train station a 10 min walk. Great location for the beach. Loved being away from town centre for The Fringe but so easy to get into town.

Lovely hotel and staff… everuone so nice with my dog which I tend to find his rare as he is a staffy. The rooms are very spacious and clean and the houskeeping team are brilliant. Thankyou for the lovely stay while we attended dog shows will def. Book again… from Jess and Ozzy.

Just back from a 2 night stay here. Highly recommend this hotel. Great value for money with full use of spa facilities. Pool, sauna, steam room, jacuzzi, gym, tennis! The whole place was spotlessly clean & lovely changing rooms for pool area. All staff (reception, bar, spa) were very friendly & helpful. The restaurant looked lovely but thought the menu wasn’t great so we ate in bar both nights. Food was lovely & great value too. & to top it off the facial was fab!

The hotel was fine. The room was clean and the staff was attentive. The best thing about this stay was the leisure club. Be sure to plan time to enjoy the pool and stream room and maybe even a fitness class.

Great hotel in the vicinity of Edinburgh.
Don't be fooled from the outside, although it may seem a bit dated,
it actually offers stylish rooms with very comfortable beds.
The spa with a swimming pool is also beautiful!
Breakfast is the only thing that can be improved, a few sweets.

Wonderful stay, had my room upgraded from single to a king size bed. Meal was normal pub style food in the bistro bar. Parking was easy and staff were friendly and welcoming.

Lovely hotel in a nice location with clean rooms. It's not too far from the beach and it's away from the hustle and bustle of the city centre. The staff are extremely friendly and helpful, always willing to answer questions and provide more information. All amenities were included, particularly a lovely pool, jacuzzi and a gym. Delicious food for breakfast also.

I only checked in for one night but all staff I met were wonderful. Reception team so friendly and welcoming. I attended a concert in Edinburgh so didn’t get back to hotel till 1am Sunday morning absolutely starving, the young man on the desk straight away made me a sandwich no bother at all. Room only small single but clean and tidy, what more do you want. Would definitely use it again.

One night business stay here — friendly, helpful staff, lovely breakfast, great swimming pool. Large, clean room, good en-suite. Convenient location and plenty of car parking. Would definitely stay here again.

The staff were very helpful rooms comfortable in a lovely area. Some Good restaurants locally and Leith is a great place to stroll and find lots of really good restaurants. I shall be returning soon and this time with my dog. The hotel is fog friendly. Jxxx.

It is a lovely hotel and Reception staff are excellent and they were good with our 5 year old son during our stay! We decided to try the Options Restaurant one of the nights we were staying there. We had not made reservations though and we were told we had a 15-20 mins wait by a member of the Restaurant staff. The Bar where we had to pass through to get to the Restaurant seemed nice and busy but staff were quick to tell us no children under 15 were allowed in the Bar area. Our son wanted sausages which were not on the Restaurant menu, but waiting staff said they could not accomodate our son's wishes. We then decided to leave the Bar and Restaurant area. Reception staff were quick to humour our son when he seemed quite agitated! Great Reception staff!

Attended a lunch in an upstairs function room with family following a funeral. A member of staff met us at the door and showed us to the room. Although we'd ordered two highchairs we had to ask for them on arrival, one of them was missing a strap so we had to ask for it to be replaced. They provided gluten free food which had been ordered in advance, and the buffet for everyone else looked nice and was presented well. With two toddlers we had to continuously move all the food on the buffet table to the back of the table to avoid them pulling it over the top but we do this everywhere we go!

Had a fantastic stay here as part of a sports team on tour. The rooms were excellent — modern and well equipped. Pool and spa were really good too, with a gym, hot tub, steam room and sauna. However the highlight for myself was the buffet breakfasts, with a seemingly endless selection of foods to choose from! The staff were friendly and patient with our group even when some of the younger lads caused them a bit of trouble. Great hotel, would recommend and definitely will be back if I'm ever in the area!

Immaculately clean, fabulously comfortable, well equipped rooms, superb service from all staff and the hotel is dog friendly. The staff and management at this hotel are clearly working very hard at providing first class accommodation. They are succeeding! Top marks. 100%. Really impressed.

Great price performance ratio. Via Momondo small single room for 42 CHF. In the room a single bed with very good mattress and clean, for me the most important. Bathroom with bathtub and shower shower. Hotel has affiliated restaurant and bar and a spa. With the bus stop directly in front of the house or train station 10 minutes on foot easy access to Edinburgh centre.

Lovely place to stay, hotel was modern and bright, room was clean and comfortable, had everything we needed. Friendly and helpful staff, especially the local staff who were great at giving us information about the buses and attractions to visit in the city centre. Leisure centre is probably one of the best we have been to. It was really clean and didn't smell like an old nappy bin. Good size pool, steam room and sauna. There is also treatment rooms but we didn't use these. Food was first class and there was a good choice on the menu. Very reasonably priced too. I would definitely like to stay here again.

Stayed as overnight guest, room very comfortable, excellent gym with good selection of equipment, studio with classes available to book on. Really nice large pool with sauna, steam and jacuzzi. All facilities well presented and maintained. Friendly and helpful staff. Tasty breakfast. Reasonably priced and located on a main bus route so easy to access the city. Will definitely stay there again. Well done.

A friendly place with good food, and in a convenient location. Easy to get into town by public transport. The leisure club was lovely also.

Guests appreciated the friendly staff. Guests enjoyed the pool, sauna, fitness center. Guests spoke highly of the reception staff housekeeping. Easily accessible by car guestts noted the offordable parking. Friendly and welcoming staff who are very helpful.

Nice rooms bigger than normal. 2 Restaurants on site. Free and unlimited access to Spa center from the hotel (swimming Pool A whirlpool) with towel provided goes every visit. Access by bus every 7 to 10 minutes about 30 minutes from Old Edinburgh. Possibility to park your car… Beware, they know no other language than English…

For us it was a more than positive experience, spacious and cozy room, good breakfast for us vegetarian gluten free, the possibility of the SPA has everything else special!
A tip the pool water should be a bit hotter.

This has been my 2nd stay at this hotel. Friendly and welcoming staff who are very helpful. Location is a great a short stroll to the beach and 30 minutes away from Edinburgh itself. Rooms are spacious and clean. Breakfast is delicious and just what u need to start the day. The use of the leisure facilities is an added bonus.

Great base for Edinburgh's festival and fringe — if you don't mind the 20 mins bus-ride each way. Very well run, friendly and good-quality hotel.

Extremely helpful staff. Rooms are a good size and very comfortable with lots of facilities (iron, hairdryer, TV, phone, desk and seating area in the room) The room I was given even had a playstation in it which I was very surprised to find. The hotel is also very environmentally conscious. On the downside the only negatives were, the bed was huge although this was two beds joined together which me and my partner never enjoy as you always get the gap in the middle of the bed. The room was also very warm, not that that is usually a complaint. Overall a very nice and well looked after hotel.

Pleasant twin room with slightly smaller bed than expected but comfortable nonetheless. Good spa and pool area with jacuzzi, sauna and steam room. Would have given it Five Stars if the spa booking had been taken properly, however they did not take my telephone number at the time of booking and one of the Therapists was unavailable so had to reduce treatment time. This was my hen do, so I was as you would expect very disappointed by this, however the treatments received were offered free of charge. The Therapist and reception staff were all apologetic and lovely. Did not dine or drink here so cannot comment on restaurant or bar. Would definitely visit again.

The reception is grumpy. On demand: Can we eat on the spot? The answer was initially: yes but at 20:00 if not after it's at the bar! Finally to contact us to fix our coming to 20h15! It was to be expected to 20h15 outside our family there was only one other table used. The service was rushed with terrified young people as they meet in the school of hospitality. The table's service is started while some diners have not finished eating.
A place to stay in a pile of sheets in the hallways from 9:00 a. M. Some of the guests were disturbed at 9:00 a. M. To find out if the staff could clean up the house.

Kings Manor is a lovely hotel with reasonable Edinburgh prices. The room was immaculately prepared and the bathroom spotless, with a good supply of quality toilet roll. I didn't use the gym or sauna but they too looked very well presented. The breakfast was self service but nicely catered with everything from continental pastries through fruit salad, cereal and a full Scottish / English selection. The only negative being the haggis and black pudding, which were dry enough to absorb your soul, but freshly squeezed juice took care of that. Situated on the outskirts of town, the area is pleasantly quiet, yet only a short stroll to the main bus routes and train station. Highly recommended.

Stayed last night after a celebration for a golden wedding. Staff very helpful and pleasant. Our room on the first floor was very big with a huge bed. Only complaint I had was the pillows were a bit hard for my preference. Towels in the bathroom again were huge and lovely and soft. My only concern would be that a bath mat for inside the bath would be a good idea (I did not ask at reception if they had one so in all probabilities they may just supply when requested). Breakfast was super with a great choice of cereals, fruit juice and fresh fruit salad followed by the usual full English/Scottish breakfast. We also had the use of the Health Suite which I thoroughly enjoyed. All in all I would highly recommend this hotel.

Nice room with a comfortable bed. Good breakfast including porridge and haggis, scrambled eggs cooked still moist. Electric car charging point was appreciated though on our second night it was a bit hard to get at as a large pickup had parked in front of it. Good swimming pool. Our second night was slight spoiled by people banging loudly on the door of the next room at 4am followed by loud discussion. Also not pleasant that evening getting into the hotel through a group of about ten louts smoking and drinking by the no smoking signs on the ramp to the entrance.

We couldn't fault this hotel, it served our needs as a family, especially having a pool on site. The room was spacious and came with big fluffy towels. We chose room only and had an adequate continental breakfast some mornings, we saved our cooked breakfasts for the cafes in and around Edinburgh. There was good access to Edinburgh either by bus or train. The location was close to Portobello which we frequented for the seaside and cafes.

Out of the bustle of the center is comfortable. The rooms are large and clean, there is ample parking, there is the indoor SPA with swimming pool, Jacuzzi, sauna and steam room, gym.
There is an inside restaurant and a bistro bar.
There are bus stops in front of the city centre.
To visit the nearby Portobello Beach.

Ideal for business travel, rooms are not state of the art but clean and comfy with recently refurbished bathrooms. Excellent food served in the bistro and a decent breakfast.

You would have to be pernickety to find fault with this hotel. There were very minor problems as you will always find but nothing to detract from the overall satisfaction this hotel gave us. It is located five minutes walk away from a small railway station (Brunstane) which is a seven minutes ride away from the city centre and also on a well served bus route. In an exceptionally enjoyable five day stay, the hard-working caring staff in every department added to the pleasure. Particular mention goes to Antonio and June in the breakfast room who were so diligent, polite and friendly. They were both very efficient, paying attention to detail. The quality of breakfasts and evening meals was of the highest standard. I certainly recommend this establishment and hope to return one day.

This hotel has the most wonderful customer service I have experienced — — and I have stayed at a lot of highly rated properties. I have stayed at Kings Manor multiple times over the past few years. Very affordable single rooms — — not luxurious, but adequate and well-priced. A variety of refurbished larger rooms are also available. Location is convenient to bus and rail service. In-house bar and restaurant convenient. It is not in the center, but it is a 15 minute walk to the beach and a 20 minute bus ride to the center.

This has to be my favourite hotel. Located in a peaceful area, it offers rooms at reasonable rates. My room was comfortable and clean with a nice view. The location is ideal if you want to relax. 5' walk from the beach. I will definitely stay there again if I come back to Edinburgh.

Good hotel, good facilities and friendly staff. Nice spa facilities, but the pool could be a little more deeper as it's only waist high.

Half hotel has been upgraded to a great standard and health club free for guests is a great incentive. Service by all staff is the best anyone could hope for.

The fish cakes comprise of lots and lots of potato, shocking! I have been twice recently and both times the side salad has been old. Rancid, black out of date. Chef needs better glasses.
